Grand Oaks Village Introduce
For local users in the Grand Ledge, Michigan area searching within the "RV parks near me" category, Grand Oaks Village, located at 817 N Clinton St, Grand Ledge, MI 48837, USA, presents a mobile home park with contact numbers (517) 899-0683 and +1 517-899-0683. While primarily a manufactured home community, it's possible that Grand Oaks Village might offer options for long-term RV parking or temporary stays. However, a review of recent customer feedback reveals a mixed experience, which potential residents, including RV owners, should carefully consider.
One detailed review from a resident of over four years paints a concerning picture of the living conditions and management over the past three years. This resident describes a significant decline from a "great" start to what they term "hell." A major complaint revolves around the lack of timely maintenance, with requests reportedly taking up to six months to be addressed. Specific examples include a "huge crack" in the pavement on their front porch, which allegedly caused their three-year-old daughter to twist her ankle and remained unfixed despite repeated requests over four years. Additionally, a rotting and unsteady back porch was reportedly inspected but not repaired. The reviewer also mentions issues with the quality of the home's interior, such as poorly glued and cheap carpet.
Furthermore, this resident expresses strong dissatisfaction with the management, specifically naming "Kathy," whom they describe as "just plain mean," "stalking and harassing" residents, "extremely rude to visitors," and "argumentative" with a lack of care for others' concerns. The reviewer also criticizes the owners for allegedly not prioritizing tenants or community building. The experience was so negative that the resident explicitly advises against living there unless "desperate" and mentions "ridiculous rules that are changing CONSTANTLY!" They also report rent increases despite the lack of home repairs and safety concerns, stating that their mental health has been negatively impacted and that they were being evicted after threatening to set up an escrow account for repairs. This overwhelmingly negative account should be a significant consideration for anyone contemplating residency, including RV owners seeking a long-term spot.
In contrast, another reviewer offers a more positive perspective, stating, "Rarely lose power here and it's normally pretty quiet. Decent place to live. Still a decent place to live at. Neighbors are helpful and it's usually pretty quiet here. They are making more improvements as well. New asphalt and new trailers to rent or buy." This feedback highlights some positive aspects, such as reliable power, a generally quiet environment, helpful neighbors, and ongoing improvements like new asphalt and the availability of new trailers. These could be potentially attractive features for RV owners seeking a relatively peaceful and improving location.
Adding to the evolving picture, a more recent, very brief review notes, "New park manager is great so far. Still a nice place to live." This suggests a potential positive shift in management, which could address some of the serious concerns raised in the earlier negative review. The impact of this new manager on maintenance responsiveness and overall community relations remains to be seen but offers a glimmer of hope for improvement.
Considering the "RV parks near me" platform category, the mixed reviews of Grand Oaks Village present a complex picture for potential RV residents. The reported issues with maintenance and previous management are significant red flags that should not be ignored. However, the positive comments about the quiet environment, helpful neighbors, ongoing improvements, and a potentially positive change in management suggest that the community might be in a transitional phase.
In terms of the environment, the mention of new asphalt indicates an effort to improve the infrastructure, which is a positive sign for RV access and parking. The description of a generally quiet atmosphere could also be appealing to RV travelers seeking a peaceful stay. However, the detailed account of disrepair within individual homes and the surrounding property raises concerns about the overall maintenance standards of the community.
Regarding services, the reviews provide limited information specific to RVs. The positive note about reliable power is a basic necessity for RV living. The helpfulness of neighbors suggests a potentially supportive community. However, there is no mention of typical RV park amenities such as dedicated hookups for water, electricity (amp service details are crucial), and sewer; waste disposal facilities; restroom and shower buildings; or laundry services. Potential RV residents would need to inquire specifically about the availability and quality of these essential services.
The features of Grand Oaks Village that might appeal to those in the "RV parks near me" category include the ongoing infrastructure improvements (new asphalt), the generally quiet environment, and the potential for a positive shift under new management. The helpfulness of neighbors could also contribute to a positive community feel. However, the serious allegations of neglected maintenance, unresponsive previous management, and frequently changing rules are significant drawbacks that need to be carefully weighed.
Promotional information is limited to the residents' reviews. The negative review serves as a strong deterrent, while the more positive reviews offer some hope for improvement. The mention of "new trailers to rent or buy" is relevant for potential mobile home residents but doesn't directly address the needs of RV owners. To attract the "RV parks near me" audience, Grand Oaks Village would need to clearly communicate any specific services and amenities they offer for RVs and highlight the positive changes under the new management. Addressing the concerns raised in the negative reviews and demonstrating a commitment to timely maintenance and clear communication would be crucial in rebuilding trust and attracting new residents, including RVers.
For local users searching for "RV parks near me" in Grand Ledge, Michigan, Grand Oaks Village presents a situation with both potential and significant past issues. The ongoing improvements and the positive feedback about the new park manager are encouraging signs. However, the detailed account of neglect and mismanagement from a long-term resident cannot be ignored. Potential RV residents should proceed with extreme caution and conduct thorough due diligence.
Anyone considering Grand Oaks Village for RV living should contact the management directly with specific questions about RV site availability, hookups, amenities, maintenance procedures, and any rules and regulations applicable to RV residents. It would also be wise to inquire about the timeline and scope of the ongoing improvements and how the new management is addressing the concerns raised in past reviews. Visiting the property in person to assess the current conditions and speak with current residents (if possible) would be a prudent step before making any commitment.
In conclusion, Grand Oaks Village in Grand Ledge, Michigan, offers a mixed bag for those seeking "RV parks near me." While there are indications of positive changes with new ownership and management and ongoing infrastructure improvements, the serious allegations of past neglect and mismanagement raise significant concerns. Potential RV residents must conduct thorough research and direct inquiries to the management to determine if the current state and future direction of Grand Oaks Village align with their needs and expectations for a safe, well-maintained, and well-managed RV living experience.

Grand Oaks Village Reviews
We have lived here for over 4 years. Started out great but the last 3 years have been hell. If you want something fixed in your home, forget about it. Maintenance takes up to six months to get back. We finally said we were going to set up an escrow account until things were fixed because our 3 year old daughter stepped down from our front porch and twisted her ankle on the huge crack (pictured) in the pavement that I have asked be fixed since we’ve been here. Our BACK PORCH is rotting and unsteady and they came to look and have done nothing. (Also pictured. The carpet is cheap and not at all glued so if you move furniture, it’s all stretched and wrinkled. I have asked they fix these issues. Now, conveniently, we are being evicted. I have 2 children and they gave us 30 days. Which is fine, I believe it’s a blessing in disguise. Management, Kathy, is just plain mean. She stalks and harasses the residents in this park and is extremely rude to visitors. She is argumentative and doesn’t seem to care at all about other people or their concerns. Not a nice soul. The owners could care less about their tenants and making this place a community. I wouldn’t recommend living here unless you are desperate. Ridiculous rules that are changing CONSTANTLY! Raises in rent when they won’t fix their homes that are falling apart or putting people in danger. I am still here and in the process of leaving and we literally cannot wait. This pace is awful for my mental health. If I could give it no starts I would. These reviews speak for themselves. Don’t move here.

Dec 11, 2023 · Carmen MerryfieldAffordable, limited parking (2 per unit i believe, but over parking allowed if courteous hence 4/5 since the neighborhood is beyond its capacity and there isn't reliable public transit options, not complexes fault for local municipality failure to provide sovereign obligations but it impacts livelihoods)
Nov 13, 2023 · Perseus JasonNew manager Kathy pleasant at first now RUDE to residents, never available and when she is, very RUDE. Have lived here almost 4 yrs. at first was a great place as new owners SEEMED to care however there is NOTHING for kids to do except HARASS the people who do live here, younger kids play in roads as parents don't care, cuss and swear at mobile home owners. Trailers are nice but nothing to write home about, cops are here frequently as "drug dealers" are apparently here frequently. Rules in place but only enforced for some others can get by with just about anything. Wouldn't recommend unless your desperate like I was.
