Park Terrace MHC Introduce
For local users in the Lansing, Michigan area who are searching for "RV parks near me" or considering "mobile home parks near me," Park Terrace MHC, situated at 3435 W St Joseph St, Lansing, MI 48917, USA, presents itself as a potential option. The community can be contacted at (517) 305-2702 or via mobile phone at +1 517-305-2702. Examining the available customer reviews offers a glimpse into the experiences of individuals who have interacted with or moved into this community, providing valuable insights for prospective residents and RV travelers.
One customer review highlights a positive experience with the application process. This reviewer specifically commends Sara D in the front office for being "very friendly and smooth" during their application. Although this individual ultimately did not move into the community, they were "very pleased with the service and attention to detail" they received. This positive feedback suggests that the initial administrative interactions with the Park Terrace MHC team can be efficient and pleasant, particularly with specific staff members like Sara D. This could be reassuring for those beginning the process of exploring residency options.
However, another, more detailed review presents a starkly contrasting experience from a resident who recently moved into a "BRAND new home" within Park Terrace MHC. This review outlines a series of significant issues encountered immediately upon moving in and in the weeks following. The initial discovery of a roach before even fully moving in prompted a promise from the leasing agent to address the issue with spraying. Despite waiting a week for this to occur, the resident reports finding another roach shortly after moving in, leading to the discovery that the unit had never been treated as promised.
The subsequent efforts to address the pest issue involved Terminix visiting the property, but the resident claims the treatment was not as described. Instead of spraying the entire unit from the outside in, bait was placed, and only the outside, kitchen, and bedroom were sprayed. This limited treatment apparently proved ineffective, as the resident found another roach approximately three weeks later. This detailed account raises serious concerns about pest control measures and the responsiveness of management to address these issues effectively, even in newly constructed homes.
Beyond the pest concerns, this same reviewer also reports financial discrepancies, stating they overpaid their first month's rent by $115. While they were told this would be refunded as a credit on their next payment, the lack of initial explanation for these additional charges is troubling. Financial transparency and accurate billing are crucial aspects of property management, and this account suggests potential shortcomings in this area.
Furthermore, the resident details several maintenance issues within their "BRAND new" home. These include multiple large tears in the kitchen flooring, a tear next to the fuse box, and a malfunctioning back door due to improperly installed stairs. The stairs were reportedly reordered, but had not been received by the time of the review (approximately three weeks after moving in). These issues point to potential problems with the quality of the new homes or the pre-move-in inspection and preparation processes. The inability to use a back door due to construction oversights is a significant inconvenience and raises questions about attention to detail in the development or handover of these new units.
The overall tone of the second review is one of extreme dissatisfaction and frustration, with the resident describing their move as a "complete nightmare" and seriously considering breaking their lease. The reviewer characterizes the situation as "unprofessional and disgusting," underscoring the severity of the problems they have encountered in a short period of residency.
Considering the perspective of individuals searching for "RV parks near me," the information available primarily focuses on the experiences of mobile home residents. However, the negative aspects highlighted in the detailed review, such as potential pest issues and maintenance concerns in new units, could also be indicative of the overall management and upkeep of the property, which might extend to any RV facilities or grounds if they exist. RV travelers typically prioritize clean, well-maintained, and problem-free environments for their stays. The issues reported by the mobile home resident suggest that Park Terrace MHC might not consistently meet these expectations.
For those specifically interested in "mobile home parks near me," the reviews present a mixed picture. The positive feedback regarding the application process with a specific staff member is encouraging for initial interactions. However, the detailed account of significant problems encountered by a new resident in a brand new home, including pest infestations, financial discrepancies, and maintenance issues, raises serious concerns about the quality of the homes and the responsiveness of the management to address these problems effectively. Prospective mobile homeowners should carefully weigh these contrasting experiences.
The provided information does not offer specific details about the environment or amenities of Park Terrace MHC. The positive application experience suggests a potentially organized administrative process, at least in some aspects. However, the negative review paints a picture of potential disorganization or lack of thoroughness in preparing new homes for residents and addressing subsequent issues promptly and effectively.
Similarly, there is no explicit information about services offered to residents or RV travelers, nor is there any promotional information available in the provided data. Potential residents and RVers would need to directly contact Park Terrace MHC to inquire about specific amenities, services, lot or site availability and sizes, hookups (if applicable for RVs), community features, and any current promotions.
In conclusion, the available customer reviews for Park Terrace MHC in Lansing, MI, offer a polarized view. While one individual reported a positive and smooth application process, another new resident detailed a multitude of significant issues, including pest infestations, financial errors, and maintenance problems in a brand new home. For local users searching for "RV parks near me" or "mobile home parks near me," it is crucial to consider both of these perspectives. The positive application experience might indicate capable administrative staff in certain areas. However, the serious concerns raised by the new resident regarding the condition of new homes and the handling of maintenance and pest control are significant red flags that warrant careful consideration and further investigation. Prospective residents and RV travelers should contact Park Terrace MHC directly to seek clarification on these issues and gather more comprehensive information before making any decisions. Visiting the property to assess the conditions firsthand might also be beneficial, if possible.

Park Terrace MHC Reviews
Going through the application process with Sara D in the front office was very friendly and smooth. Although I didn't move to the community, I was very pleased with the service and attention to detail given to my application. Kudos to Sara.
Jan 30, 2025 · Dyan AliMoved in 3weeks ago to a BRAND new home, went to clean the unit before moving in and found a roach! The leasing agent said she would “take care of it and have it sprayed”. We waited a week to start moving into the unit because of this. However once we moved in we seen another roach! I immediately reached out via phone and email and to my surprise the unit had never been treated! I was furious l! I explained to the leasing agent had I of known the unit was NEVER TREATED I would have never moved in! They finally got terminx out (7/26/23). I was told by the leasing against that they would spray the unit from the outside in, and that the whole unit would be sprayed. However, that’s not what occurred. Instead, they placed bait and sprayed the outside, kitchen, and bedroom (not the whole unit). I wake up today and found ANOTHER roach (8/16/23)! Buyer beware! Not only is the a roach issue within this BRAND NEW unit, but our first month rent we over paid $115! The additional charges were not explained, but would be “refunded” as a credit to our next rent payment. The flooring in the kitchen had multiple large tears, a tear next to the fuse box, and we cannot even use our back door due to the cement being too thick so the door keeps hitting the stairs (which they ordered a new set of stairs for, but we have not received as of yet). This move has been a complete nightmare, and we are seriously considering the option of breaking our lease. This is so unprofessional and disgusting. Pictures are attached below.

Jun 19, 2023 · M DavisManagement is trash. They literally have no idea on what they are doing. Maintenance if you want to call it that rides around on a mower and hides oh yea he waters the flowers. The older hoodlem kids terrorize the little park they do have for the smaller kids park manager laughed about it. Rent is ridiculous and just keeps going up and up they have changed ownership and management 3 times in the last year and a half.
