Valley Estates Introduce
Valley Estates, located at 1 Mary Dr, Lansing, MI 48906, USA, offers a residential setting in Lansing, Michigan. For local users seeking housing options, including those who might be exploring "RV parks near me" as a broader category for community living, Valley Estates presents itself as a mobile home community with recent feedback providing insights into its environment and application process.
One recent review describes Valley Estates as a "very nice clean quiet" community where "everyone seems to get along." This positive feedback suggests that the park offers a pleasant living environment characterized by cleanliness and a peaceful atmosphere. The reviewer also mentions a "candle light tribute" held for their cousin Nicole, which they described as "beautiful," and noted that even with children playing, the community seemed quiet. This implies a potentially family-friendly environment that still maintains a sense of tranquility, which can be a significant draw for many prospective residents.
However, another review highlights some concerns regarding the application process and resident screening. This individual, who was relocating due to the closure of their current residence, applied to Valley Estates but was ultimately denied. The application process involved a $30 per person application fee. The denial was reportedly based on the applicant's tax filing status. Valley Estates required two years of 1099 forms and tax returns. The applicant, who does not have children and typically owes taxes, had not yet filed their current year's taxes. They expressed frustration with the application fee, considering their situation, and found the requirement for tax returns to be burdensome in their circumstances.
Furthermore, this reviewer raised a question about the consistency of the application process, mentioning that they knew someone who recently moved into Valley Estates who reportedly did not have a job and therefore would not have had a W2 or 1099 form to produce tax returns. This raises potential questions about the criteria used for resident approval and whether the stated requirements are consistently applied.
Despite the negative experience with the application process, the reviewer who was denied acknowledged that Valley Estates is a "nice place," indicating that the community itself has appealing qualities. This aligns with the positive feedback from the other reviewer regarding the cleanliness and quiet atmosphere of the park.
Based on these two reviews, Valley Estates appears to be a well-regarded community in terms of its physical environment and social atmosphere. The description of it being "very nice clean quiet" and a place where "everyone seems to get along" suggests a positive living experience for residents. The fact that a community event like a candle light tribute could be held peacefully even with children present further supports this positive image.
However, prospective residents should be aware of the application process, which includes a per-person fee and specific requirements for financial documentation, such as tax returns. The experience of the denied applicant highlights the importance of understanding these requirements upfront and ensuring they can be met. The potential inconsistencies in the application of these rules, as suggested by one reviewer, might also warrant further inquiry with the park management.
As the provided information is limited to these two reviews, details about the specific services and features offered at Valley Estates are not available. Information regarding amenities such as communal spaces, playgrounds, laundry facilities, pet policies, and maintenance services is not mentioned. The proximity to local amenities in Lansing, Michigan, is also not discussed in the provided feedback.
For local users in Lansing seeking mobile home communities, or those who have broadened their search from "RV parks near me," Valley Estates presents a community that is reportedly clean, quiet, and friendly. However, the application process involves fees and specific financial documentation requirements that prospective residents should be prepared for. Any potential inconsistencies in the application of these rules should also be addressed with the park management.
To gain a more comprehensive understanding of Valley Estates, interested individuals are encouraged to contact the park directly at (866) 884-0604 or +1 866-884-0604 to inquire about current availability, application procedures, fees, community rules, and any specific amenities offered. Visiting the park in person could also provide valuable insights into the actual environment and atmosphere of Valley Estates.
In conclusion, Valley Estates in Lansing, MI, appears to be a well-maintained and peaceful mobile home community with a positive social environment. However, prospective residents should be aware of the application process, including the associated fees and financial documentation requirements, and should seek clarification on any potential inconsistencies in their application.

Valley Estates Reviews
I currently live in Kristina but it's being shutdown so I applied here. $30 per person application fee then I got denied because I hadn't filed my taxes yet. (They wanted to see 2 years of 1099 and tax returns). I don't have any kids so I don't get money back, I owe about 10k a year. I won't hate on the community as it's a nice place but to charge that much for an application when you know the person is in a sticky situation just seems dirty to me. Not to mention the fact that I know someone who recently moved here who doesn't even have a job. No job means no w2 or 1099 which means no tax return so how did that work???
Apr 27, 2025 · killer2468 “Killer” wmanVery nice clean quiet. Everyone seems to get along. We did my cousin Nicole's candle light tribute there Sunday night and it was beautiful. Even with kids playing seemed quiet. Beautiful place to live
May 30, 2023 · Kathleen OconnorIt is a great place to live. And it's very quiet all year round. The staff is very nice and friendly. In the winter all you have to do is shovel your own driveway and sidewalks for they plow the roads. I've lived in the park for 8 years and I love it there. So if you want a good place to live come join us.

Jul 17, 2023 · Michael FowlerI have lived at Valley Estates for over 10 years and have enjoyed my time here. It is quiet, family friendly, and really enjoy the updates they are making. Recently they have added a neighborhood playground and repaved some roads, which shows they care about their residents. Keri has also made it really easy for me to get a hold of her if I ever need anything and has been great to deal with.
