Recent customer reviews provide insights into the current state and future direction of El Cajon Mobile Home Park. One resident, a recently divorced single father, shares a positive experience, highlighting the helpfulness of the On-site Manager, Maria. This reviewer notes that the ownership is actively bringing in brand new manufactured homes and working to clean up the park, which they found to be a significant positive. They also found the application process straightforward and praised the timely communication from the leasing office, as well as the assistance received from the on-site Maintenance Manager, Manny. While acknowledging that some older units in the park are "eyesores" and guest parking can be challenging, this resident ultimately found the park to be a good fit for their family, especially appreciating Maria and Manny's efforts.
However, another reviewer expresses significant concerns regarding the application process managed by a separate company. While also acknowledging that the on-site manager, Maria, is "very nice," this reviewer details a frustrating experience with the application approval process. They report a lack of communication, with repeated calls and messages going unanswered, and the primary mode of notification being through postal mail. This reviewer also points out that despite the park being described as "not so desirable" in El Cajon, the application company imposes strict credit rating requirements, even for applicants with a history of on-time rent payments and positive references. They also mention a non-refundable credit check fee with no follow-up call regarding the application status. This reviewer advises potential applicants to drive by and assess the area and expresses a negative overall experience with the application company, contrasting it with the positive interaction with the on-site manager.
Ongoing Improvements with New Manufactured Homes:
A significant positive aspect highlighted in one review is that the ownership of El Cajon Mobile Home Park is investing in bringing in brand new manufactured homes. This indicates a commitment to upgrading the quality of housing within the park and improving its overall aesthetic. For prospective residents looking for modern living options within a mobile home community, this development is a considerable advantage. The introduction of new units can also contribute to a more vibrant and appealing environment over time.
Efforts to Clean Up the Park:
Alongside the introduction of new homes, the ownership is also reportedly focused on "cleaning up the park." This suggests an effort to improve the general maintenance and appearance of the community, which can enhance the living experience for all residents. A well-maintained environment contributes to a greater sense of pride and comfort within the community.
Helpful On-Site Management:
Both reviews specifically commend the On-site Manager, Maria, for her helpfulness and positive attitude. This is a crucial aspect of a well-functioning mobile home park, as the on-site manager is often the primary point of contact for residents and plays a key role in addressing concerns and fostering a positive community spirit. The positive experiences shared by residents regarding Maria suggest that she is a valuable asset to the park.
Concerns Regarding Strict Credit Requirements and Application Process:
The negative review raises significant concerns about the application process managed by an external company. The reported lack of communication, the seemingly stringent credit requirements for a park described as "not so desirable," and the non-refundable fee without a follow-up call are all factors that prospective residents should be aware of. This discrepancy between the positive experience with the on-site manager and the negative experience with the application company is an important point to consider.
Aesthetics of Older Units and Parking:
One resident notes that some of the older units in the park are "eyesores," which suggests a visual contrast within the community between the newer and older homes. Additionally, guest parking is mentioned as being "a bit of a mission," indicating a potential limitation for residents who frequently have visitors.
Location in El Cajon:
El Cajon Mobile Home Park is located on Ballard Street in El Cajon, CA. El Cajon offers a mix of suburban and urban living, with access to various amenities, including shopping centers, restaurants, and entertainment options. Its location within San Diego County provides residents with access to the broader resources and attractions of the region. The specific location on Ballard Street would determine the immediate neighborhood characteristics and accessibility to specific services.
Potential Features and Services:
Based on the general nature of mobile home parks, El Cajon Mobile Home Park likely offers:
- Mobile Home Lots: Spaces for manufactured homes with utility hookups (water, electricity, sewer). The park is transitioning to include new manufactured homes alongside older units.
- Basic Amenities: These may include laundry facilities, community restrooms and showers, and potentially a common area or recreational facilities, although these are not explicitly mentioned in the reviews.
- On-Site Management: As highlighted, the on-site manager, Maria, is reported to be very helpful.
- Maintenance Services: The mention of the on-site Maintenance Manager, Manny, indicates that maintenance services are available to residents.
- Parking: While resident parking is not specifically discussed, guest parking appears to be limited.
Prospective residents should inquire directly with the management about the specific amenities and services offered.
Objective Assessment Based on Available Information:
El Cajon Mobile Home Park appears to be a community in transition, with positive developments such as the introduction of new manufactured homes and efforts to improve the park's overall appearance. The on-site management, particularly Maria and Manny, are highlighted for their helpfulness. However, potential residents should be aware of the reported issues with the application process managed by a separate company, including strict credit requirements and communication challenges. The aesthetic of some older units and potential guest parking limitations are also factors to consider.
For those seeking "RV parks near me," the reviews primarily focus on mobile home living. While the park may accommodate RVs for longer-term stays, there is no specific information about RV-specific amenities or the suitability for short-term RV travelers. Interested RVers should contact the park directly for details.
Promotional Information and Local Appeal:
The ongoing improvements, including new homes and park cleanup efforts, along with the positive feedback about the on-site manager, can be seen as promotional aspects. For individuals looking for a mobile home community in El Cajon that is actively upgrading and has helpful on-site management, El Cajon Mobile Home Park may be an attractive option, provided they are prepared for potentially stringent credit requirements and are accepting of the visual mix of older and newer units. The location in El Cajon provides access to city amenities and the wider San Diego area.
In Conclusion:
El Cajon Mobile Home Park presents a community in El Cajon that is undergoing positive changes with the introduction of new manufactured homes and a focus on park improvements. The on-site management is reported to be very helpful and responsive. However, prospective residents should be aware of potentially strict credit requirements and communication challenges during the application process, as well as the presence of older units and potential guest parking limitations. Individuals interested in long-term mobile home living in a community that is actively improving and has supportive on-site management should consider El Cajon Mobile Home Park. RVers should contact the park directly to inquire about accommodations.

El Cajon Mobile Home Park Reviews
So Far So Good! Finding a home as a recently divorced, single father has been very trying here in SD County. I first met Maria, the On-site Manager, about 3 months ago, and after explaining my situation, she was extremely helpful, and showed me the new units coming into the park. She explained to me how the Ownership is bringing in brand new manufactured homes into the park, and cleaning up the park. Which was a very positive note. I waited and looked around to see if I could find something better, but I kept checking back with Maria, until I was finally convinced this would be a good fit. The application process was pretty simple, as long as you are truthful on your app, and provide all the necessary documentation the leasing office is very timely about getting back to you. I was approved within a matter of 24 hours, and I just moved into my place over the past weekend. Not only was that a painless process, but I even received a helping hand from the on-site Maintenance Manager, Manny. Great guy, and very helpful. There are some units in the park that are pretty old eyesores, and parking is a bit of a mission if you have guests, but so far this place is perfect for my kids and me. If you look past the aesthetics of some of the older units, and can get past the whole "Trailer Park" stereotype, this place is not bad at all. Maria and Manny make it all the more better.
May 09, 2019 · Luis MartinezI would think twice about renting from this place. The manager is very nice. However, the company that approves applications is ridiculous. I called over and over and left messages with no return call. Apparently you get a notice in the mail. For such a not so desirable park in El Cajon they expect perfect credit rating even though as far as rentals you have had no evictions, pay your rent on time and have references showing you were a model tenant that's not good enough. They take your $50 credit check fee and don't have the courtesy to call and tell you. I could understand if they listed in their ads a minimum credit score, but they don't. I suggest driving by and look at the area. The only reason I went for the rental because it was on the street and I would not have to go into the actual park. Good luck if you choose to go through this company. They are not people friendly at all with the exception of the on-site manager Maria.
Feb 21, 2019 · Tammy HeslopBeen here over a year and still get impressed with the management and maintenance response I have received and come to value! Is it immediate? Not always. This is a LARGE park! Sometimes you have to hold your horses cause the transformer exploded from a city worker error and they are prioritizing your need for the good of the whole. This is a SAFE place. Families can feel safe with their children outside here. The lack of police presence required here still amazes me. getto you say? it's a trailer park in El Cajon sir, best I have lived in. Sorry these working family people are not up to your standards. I suggest a gated condo community for you so you fit in more comfortable. Please forgive me for this response to Ms Ruiz who has not seen fit to back her post of 9 months ago....are you retired and filling your time watching and assuming the worst of those you observe? Your rant is filled with accusations it seems you have spent quite some time studying the subject. Are you a stalker? Accusing someone of being a drug addict on a public post then refusing to back such a assumption is just not a way disprove my thinking you are a total nutcase. And since in your infinite wisdom you have put your accusations in writing you are legally liable this is a verifiable crime in the eyes of the court . Burning issue question...who is Laura? I have lived here prior to your post and still. Onsite managers name is Toni!
Jun 28, 2022 · Christine AsaroThis place is a joke most of the reviews I’ve read so far have been from the old management they have since sold the property and because the old manager could not come to agreement for Pay she left which means the new manager just became luckily the last thing left they had to use she had no prior management experience only cleaning of properties she’s a drug attic alcoholic that has a 20 something-year-old son living with her that’s a tweak or that is allowed to live in a non-occupied properties which he then trashed during Covid they also rented out secretly
