While your search may initially focus on "RV parks near me," your housing considerations might also include exploring manufactured home communities for more permanent or long-term living arrangements. In this context, let's examine El Dorado Manufactured Home Community, located at 14320 Smith Rd, Humble, TX 77396, USA. They can be reached at (281) 449-0228 or +1 281-449-0228 for further information.
Understanding the nuances of any residential community requires a careful evaluation of resident experiences. Publicly available reviews of El Dorado Manufactured Home Community offer contrasting perspectives, which provide valuable insights for potential residents. This introduction aims to present an objective overview based on this feedback.
One reviewer expressed dissatisfaction regarding a specific maintenance fee policy. They mentioned being charged a $50 maintenance fee for yard trimming even after having already cut their own yard. This same reviewer also raised a significant concern about trash accumulation outside residents' homes, stating that it had been piling up for a month despite residents paying for trash pickup services. This discrepancy between charges and service delivery is a critical point to consider for prospective residents.
In contrast, another long-term resident (who lived there for 13 years) offered a more positive perspective on the community, particularly regarding its location and rules. They highlighted the community's "very well location" and its proximity to "great schools," suggesting potential benefits for families with children. Furthermore, this reviewer indicated that the stricter rules implemented over time had a positive impact, contributing to a safer environment for children within the community.
This positive review also mentioned the presence of community amenities such as a "great soccer team" and a "very Big field for kids and teenagers to play." These features suggest that El Dorado Manufactured Home Community may offer recreational opportunities for families and foster a sense of community among younger residents.
Addressing the issue of rules and potential fines, the positive reviewer stated their willingness to pay fines if they "mess up," explaining that these rules and associated consequences have motivated them and others to maintain a clean and healthy living environment. This perspective suggests that while the rules may be strict, some residents appreciate their role in maintaining community standards and a positive living environment.
The positive reviewer also commented on the appearance of the community, emphasizing that maintaining a "fresh and clean" look is achievable regardless of the size of one's home. This suggests a community where pride in maintaining appearances is encouraged and potentially enforced through the community rules.
Furthermore, the positive reviewer praised the "office staff" for their effectiveness in enforcing the rules, stating that this helps prevent "bad negative people" from staying in the community for too long. This indicates a management approach focused on maintaining a certain standard of resident behavior and community atmosphere through active rule enforcement.
Concluding their review, the positive resident described El Dorado as "really easy to live here" as long as residents keep their spaces clean, maintain their yards, and treat others respectfully, referring to the community as a "little paradise" and inviting others to consider living there.
In summary, El Dorado Manufactured Home Community appears to be a community with a strong emphasis on rules and maintaining community standards. While one reviewer expressed concerns about specific fees and service delivery (yard maintenance charges versus trash pickup issues), another long-term resident praised the location, schools, safety for children due to stricter rules, and community amenities like the soccer team and large field. This positive reviewer believes the rules contribute to a cleaner and healthier living environment and appreciates the office staff's role in enforcement. For individuals searching for "RV parks near me" who are also considering the option of a manufactured home community in Humble, TX, El Dorado presents a community with a clear focus on rules and maintaining a certain standard of living. Prospective residents should weigh the potential benefits of a well-maintained and potentially safer environment against the possibility of strict rules and the specific concerns raised by one reviewer regarding fees and service delivery. Contacting the management at (281) 449-0228 or +1 281-449-0228 to inquire about the specific rules, fees, and services offered, as well as visiting the community to assess its environment firsthand, would be advisable before making a decision.

El Dorado Manufactured Home Community Reviews
they want to charge a $50 maintenance fee if they trim your yard after you’ve cut it, but yet trash has been piling up outside our homes for a month now. don’t matter if they charge $5 or $100, we are still paying for trash pick up.
Oct 30, 2024 · Kate RamirezThis place is located in a very well location and great schools for a very cheap price. Also the stricter the rules are the more negative people can leave the place. I lived here for 13 years and the more rules are applied the better And safe for our kids can be. They have a great soccer team and a very Big field for kids and teenagers to play. Also just because we are poor does not give an excuse for us to be filthy and messy and I am happy to pay my fine if I mess up it has Motivated me and others in my community to Live clean and healthy. Remember everyone is not about the size but how well you can keep it looking fresh and clean. The office staff is really good at what they do because with all their rules I don’t have to worry about bad negative people sticking around too long. So El Dorado is not for lazy negative peopleIt’s really easy to live here just keep it clean keep it cut and don’t be rude to others. Thank you for reading my comment hope to see you here in this little paradise.
Aug 14, 2020 · Adrian VI've lived here since 2003. I've seen many managers come and go. I've seen more changes in the passed year then any of the others, since we got a new manager Monique, she has been one of the friendliest, willing work with you as long as you talk to her. Sure in the passed there have been problems that usually happens when you have managment who are just looking to do their 8 hours and leave. That's not so with Monique she cares. Anyone complaining usually comes from not knowing the rules and the unwillingness to follow them. Rules are everywhere in life and as long as you follow them there aren't any problems. Changes take time to get used to and I understand that. Overall the management isn't the problem when there are problems it's people who dont follow rules. Great job to the new manager.
Jun 21, 2019 · Sarah DEl Dorado Mobile home is a very nice community. Monthly events for everyone, which ate very nice. We have been here for a few years and have gone through different management but they community seems to be getting better little by little. The park clean and neat, then other parks that you see.
Feb 03, 2020 · Monique GonzalesI have been living here for about 4 years now, and I like living here. It is in a great location. My neighbors are very nice a everyone helps eachother out. the office people are friendly and they alway try and do little parties and stuff for certain holidays ect. I have two complaints. One is that parking is not that great, if you have visitors that are staying the night. I warn you not to park in the street because your car will be towed. The towe guy usually comes around 2am and towes the cars that are parked in the street..they just made a little parking lot in the front probley about a year or 2 ago. Which was great, but now they are changing the rules to now you have to have a permit to park there.. I am not too sure about that because they just changed it like a week ago. My second complaint it that the rent goes up just about every 6 month to a year. Just so you have been warned.Update: they have a new lady in the office and this lady was cool at first but now she was trying to charge us for not cutting the grass, when our grass was cut. so we went to the office and mind you the yard at the office is not up to standards either. Anyways so we talk to this lady and she says I am the manager and I can do what ever I want, and that I should be lucky she didn't charge us more. i kid you not. Also in the rules if you don't have the grass cut to their standards, they are to come and cut your grass and charge you. They did not do that. I don't recommend living here under this new lady. It is not worth it. This lady has let her power go to her head. She is very rude. we are currently trying to get in contact with the owner.
