El Rio Mobile Home Park Introduce
El Rio Mobile Home Park is located at 4032 CA-99, Stockton, CA 95215, USA. For individuals searching for 'RV parks near me' in the Stockton area, or those considering mobile home living, it's essential to thoroughly research potential communities. While El Rio Mobile Home Park primarily caters to mobile homes, the experiences shared by its residents offer crucial insights into the environment, management, and overall living conditions, which can be relevant for anyone considering a park-style living arrangement.
The provided customer reviews paint a concerning picture of El Rio Mobile Home Park. Multiple reviewers express significant dissatisfaction with various aspects of the community, raising serious questions about safety, management practices, and the overall living environment. These accounts should be carefully considered by anyone contemplating residing at this location or investing in property within the park.
One reviewer explicitly states that the mobile home park is far from being "cozy and decent." A primary concern raised is the alleged lack of security, with claims that anyone can enter the property at any time, 24 hours a day. This lack of controlled access reportedly leads to an unsafe environment, prompting some manufacturing homeowners to invest in their own surveillance systems due to the landowner's refusal to ensure a peaceful environment. This is a critical issue for residents' sense of security and well-being.
Another detailed review outlines a series of negative experiences, alleging retaliation from the owner when complaints were made about disruptive tenants. These disturbances reportedly include public drinking, loud music, harassment, and illegal mechanic or other "business" activities. The reviewer claims that instead of addressing these issues, the owner retaliated against those who complained, with animals, specifically cats, also suffering the consequences. According to this account, management prohibited the feeding of stray cats due to complaints from tenants who were themselves violating the rental agreement. This paints a picture of a community where legitimate concerns are not addressed, and retaliatory actions are allegedly taken, impacting both residents and animals.
Furthermore, the same reviewer accuses the owner of being a real estate agent who seeks to buy residents' properties at low prices for resale at a higher value, allegedly without concern for displacing people. This is a serious accusation that raises concerns about the owner's ethical practices and the long-term security of homeowners within the park.
Adding to these issues, the reviewer also alleges that the on-site manager is "corrupted" and approves illegal activities within the park. This claim, if true, would indicate a severe breakdown in management's responsibility to maintain a safe and قانونمند community for all residents.
A subsequent review mentions that the property is under new ownership (El Rio MHP, LLC), but the problems reportedly persist. This reviewer reiterates the lack of safety, claiming that many strangers enter the property for "trips," suggesting potential illegal activities. Despite reports to the owner and requests for surveillance, no action has apparently been taken. The lack of enforced rules and restrictions is cited as the reason why some tenants allegedly threaten and harass their neighbors by sending relatives onto the property. This reviewer strongly advises against living at El Rio Mobile Home Park, echoing concerns about suspicious and potentially illegal activity within the community.
Considering these consistent and serious allegations across multiple reviews, the environment at El Rio Mobile Home Park appears to be far from desirable for prospective residents. The lack of security, alleged mismanagement, and reports of illegal activities and harassment create a picture of a community where residents may not feel safe or respected. The reported treatment of those who voice concerns and the alleged exploitation of homeowners by the owner are also significant red flags.
Information regarding specific services and features typically found in mobile home parks is largely absent from these reviews, as the focus is primarily on the negative aspects of safety and management. However, the lack of mention of amenities like recreational areas, laundry facilities, or community events might suggest that these are either non-existent or overshadowed by the more pressing issues raised by residents.
Similarly, promotional information is not provided, and given the overwhelmingly negative feedback, it is unlikely that the park would be actively promoting itself without addressing the serious concerns raised by its residents.
For individuals searching for 'RV parks near me' in Stockton, El Rio Mobile Home Park, based on these reviews, does not present itself as a welcoming or secure option. While it is a mobile home park, the issues of safety, management integrity, and community environment are equally relevant to RVers seeking a stable and safe place to park their vehicles, especially for longer stays. The lack of security and the alleged presence of illegal activities would be significant deterrents for RV travelers as well.
In conclusion, the available information regarding El Rio Mobile Home Park in Stockton, CA, is overwhelmingly negative. Residents report a lack of security, alleged corruption and retaliation by management, and a disruptive and potentially unsafe environment. The serious nature of these claims warrants extreme caution for anyone considering living in this community or investing in property there. It is strongly recommended that prospective residents or investors seek further information and consider these accounts very carefully before making any decisions regarding El Rio Mobile Home Park. Contacting the park at (209) 461-6400 to address these concerns directly and seeking perspectives from current residents beyond these online reviews would be prudent steps.

El Rio Mobile Home Park Reviews
This Mobil home park has nothing to be called “cozy and decent.” Should be private but anyone can came inside 24 hours, most manufacturing owners have to buy their own surveillance since the land owner has reject to bring a peaceful environment around. If you complaint to owner for several tenants disturbing by drinking in public, playing loud music, harassing, doing illegal mechanic or other “business” and become aggressive, you will get retaliation and also cats are paying for it. Just recently, the management prohibited to feed the cats since several tenants who are violating the rental agreement made a complaint, the poor cats have to pay the consequences. Pretty much animals are considered more criminals due to these people who do not have respect inside the property, and the landlord agrees with it. Please, never think to buy a property here since also the owner is real state and will try to buy your property for the lowest price then re-selling for a higher price (he do not care to have people on the streets) by taking their property! Also the manager who lives inside the place is corrupted and approves all illegal activities! Be careful!
Mar 21, 2025 · Oscar SerranoThis place is under new owner (El Rio MHP, LLC). There is no safety at all and many stranger people enter the property by making “trips.” The report was made to the owner and ask him to include a surveillance, but he does not care about it. The landlord does not have restrictions and rules on his property, that is why some tenants are threatening other neighbors by sending their relatives to harassing them! I do not recommend this place at all since I agreed with the another comment that a suspicious of the illegal “entrance to the property” is happening! I wish that police can came and check around.
