Fairton Oaks Mobile Home Community Introduce
For local users in the Fairton, New Jersey area searching for "RV parks near me" and considering various community living options, Fairton Oaks Mobile Home Community, located at Clarks Pond Rd & Ramah Rd, Fairton, NJ 08320, USA, presents a mobile home living environment. They can be contacted at (856) 451-4937 or +1 856-451-4937 for further information.
Based on recent reviews, Fairton Oaks Mobile Home Community presents a concerning dichotomy between its appealing natural setting and reported issues with its current management and maintenance. One recent review paints a negative picture, stating that while the community "used to be kept clean" and was a "quiet community," it now suffers from "piss poor management and no maintenance," resulting in "trash allover property." This resident also notes a significant number of unsold empty mobile homes and mentions that current residents are putting their homes up for sale due to the community's decline.
In stark contrast, another reviewer, who had never lived in a trailer but has experience with camping and observed other mobile home communities, expressed a strong positive impression of Fairton Oaks during a visit. This reviewer was particularly struck by the scenic drive to the community, the abundance of trees within the "park," its wooded surroundings, and its country-type setting. They noted that Fairton Oaks differed significantly from other mobile home communities they had seen, which typically lack wooded lots and natural water features. This visitor concluded that if they were ever to live in a trailer, Fairton Oaks would be their preferred community.
For local users searching within the "RV parks near me" category, Fairton Oaks Mobile Home Community might initially seem appealing due to its described natural beauty and country setting, which are often sought after in RV parks as well. However, the serious concerns raised by a current resident regarding the management, maintenance, and overall cleanliness of the community are critical factors that potential residents must consider. The presence of numerous empty and for-sale mobile homes could also indicate underlying issues within the community that warrant further investigation.
Let's delve deeper into the potential environment, services, and features of Fairton Oaks Mobile Home Community based on the provided address in Fairton, NJ, and the contrasting customer reviews:
Environment and Location:
Located in Fairton, a rural community in Cumberland County, New Jersey, Fairton Oaks Mobile Home Community appears to benefit from a scenic and country-like setting. The positive reviewer highlighted the "scenic ride" to the park, the "plenty of trees" within it, and its surroundings "by woods." This suggests a more natural and potentially quieter environment compared to mobile home parks situated in more developed or urban areas. Cumberland County is known for its agricultural landscapes and proximity to the Delaware Bay, offering a more rural charm.
However, the negative review directly contradicts this positive image of the current environment, describing "trash allover property." This suggests a significant decline in the upkeep of the community, which could severely impact the quality of life for residents and the aesthetic appeal of the park.
Services and Amenities (Based on Reviews - with Caveats):
The reviews provide limited information about specific services and amenities, but they do offer insights into the current state of maintenance and management:
- Maintenance (Reported as Non-existent): The negative review explicitly states "no maintenance," which is a severe concern for any residential community. Lack of maintenance can lead to deterioration of infrastructure and a decline in the overall living conditions.
- Management (Reported as "Piss Poor"): The negative review uses strong language to describe the management, indicating significant dissatisfaction with their performance and responsiveness. Poor management can contribute to many of the issues raised, such as lack of maintenance and accumulation of trash.
- Trash Collection (Implied as Problematic): The mention of "trash allover property" suggests that waste management might be inadequate or not being properly enforced.
- Wooded Lots and Natural Setting (Historically): The positive reviewer noted the presence of wooded lots and a country setting, which could have been a significant feature of the community in the past. However, the current state of cleanliness might detract from this natural appeal.
The reviews do not mention typical amenities such as clubhouses, recreational facilities, or specific services like lawn care. The focus is on the decline of essential maintenance and management functions.
Features and Benefits (Based on Reviews - with Caveats):
- Scenic and Wooded Location (Potentially Historic): The country setting and wooded lots were clearly a positive feature for one visitor. However, the current condition of the park might diminish this benefit.
- Quiet Community (Historically): The negative review mentioned that Fairton Oaks "was a quiet community," suggesting that peace and tranquility might have been a feature in the past, though the current issues could impact this as well.
The negative review highlights significant drawbacks:
- Poor Management: This can impact all aspects of community living, from maintenance to rule enforcement and resident relations.
- Lack of Maintenance: Leads to deterioration of the property and a decline in living conditions.
- Trash Accumulation: Negatively affects the aesthetic appeal, sanitation, and overall quality of life in the community.
- High Number of Empty Homes: Suggests potential issues that are making the community less desirable for current and prospective residents.
- Residents Leaving: The fact that current residents are selling their homes due to the community's decline is a major red flag.
Promotional Information:
Given the severely negative feedback from a current resident, it would be irresponsible to create a purely positive promotional message without acknowledging the serious concerns raised. An objective approach would be to present both the potential appeal of the natural setting (as noted by a visitor) and the significant issues reported by a resident.
A balanced message could be:
"Fairton Oaks Mobile Home Community in Fairton, NJ, is located in a scenic, country setting with wooded lots that have impressed visitors with their natural beauty. Historically described as a quiet community, recent feedback from a current resident indicates significant challenges with the current management and maintenance, leading to trash accumulation on the property and a decline in overall upkeep. There are also reports of numerous empty mobile homes and residents leaving the community. While the natural environment may be appealing, prospective residents should be aware of these concerns and conduct thorough due diligence to assess the current living conditions."
For local users searching for "RV parks near me," Fairton Oaks Mobile Home Community, despite its potentially attractive natural setting, might not be a suitable option if they are looking for well-maintained and managed communities for short-term stays. The reported issues suggest a community facing significant challenges.
In conclusion, Fairton Oaks Mobile Home Community in Fairton, NJ, presents a complex picture. While its natural setting with wooded lots and a country atmosphere has been positively noted, recent resident feedback raises serious concerns about poor management, lack of maintenance, and overall decline in the community's upkeep. The presence of empty homes and residents leaving further underscores these issues. Local users considering this community, whether for long-term mobile home living or potentially as an alternative to "RV parks near me" based on its setting, are strongly advised to proceed with extreme caution and seek current, firsthand information about the living conditions and management practices.

Feb 19, 2025 · Andrew “hillbilly” LamanteerI never lived in a trailer , I go camping and it's not a far stretch. I have seen many mobile home communities & they have no wooded lots, hardly any trees, very rare is there a body of water. However, I really liked Fairton Oaks. The ride to it was very scenic, the "park" itself had plenty of trees, surrounded by woods, and it was in a country type setting. I had never heard of Fairton Oaks, and could not even recall such a community out that way. If I were to ever live in a trailer , that would be the community for me.
Dec 24, 2024 · Robyn DeniseThe owner and property manager are the type of people who have god complexes and think they can run the lives of the people who live here, property manager snoops through your stuff and looks through windows into your property and will harass you over any little thing. This trailer park is no better than Tips or any other park in the area. Avoid living here unless you want every move you make to be monitored or judged by the people running this horribly mismanaged trailer park
Aug 18, 2024 · Craig JerffersonAll I can say is that for all the people saying that it's a quiet and nice place to live are dead wrong. I have lived here for 8 years and things are going down hill fast, the owner who will never return your call. When you explain what is going on with his park, he always has the maintenance man back, so what does the maintenance man have over you,he doesn't believe you.the maintenance man harasses women ,He has came in my yard statingI'm on notice about my yard. He better get the hoarders around here first. The entire park does not like him. Well 3 people like him. Lol
