Fairview Estates Introduce
If you are searching for "RV parks near me" in the Lake Charles, Louisiana area, and are considering mobile home communities for potential long-term residency, Fairview Estates, located at 5859 Tom Hebert Rd, Lake Charles, LA 70607, USA, is one such option. They can be contacted at (337) 602-6476 or via mobile at +1 337-602-6476 for inquiries. However, it is critical to carefully consider the overwhelmingly negative feedback from recent residents before making any decisions.
Multiple reviews paint a concerning picture of the living conditions and management at Fairview Estates. One resident emphatically advises others "not to move here!" and describes the community as "horrible!" They cite numerous complaints that, in their opinion, do not justify the high rent. A primary issue highlighted is the unreliable water supply, with frequent and prolonged water shut-offs and the water often being brown in color. Adding to the frustration, this resident reports receiving a separate bill for this substandard water that is often unavailable. Furthermore, they allege a problem with theft within the community, recounting the theft of their lawnmower. They also point out inconsistencies in rule enforcement, where residents are быстро told to maintain their small yards under threat of fines, while other unoccupied lots have very tall grass. This reviewer even experienced the disappearance of their trash can, further illustrating a sense of disarray and lack of security.
Another recent resident echoes these severe concerns, stating, "I wish I would have read the reviews FIRST!" Having lived there for only two months, they report that the water has not been clean since their arrival. They mention a national water infrastructure boil advisory that has remained unresolved for the entire two-month period. Additionally, their AC unit went out two weeks prior to their review, and they claim that the office manager has stopped responding to their emails regarding this essential repair. Despite their patience, they find this situation "unacceptable," especially considering they are paying a water bill while being forced to purchase bottled water for basic needs like cooking and brushing teeth due to the ongoing boil advisory and poor water quality.
Considering the platform category "RV parks near me," it is not explicitly stated whether Fairview Estates accommodates recreational vehicles. The focus of the negative reviews is on the experiences of mobile home residents and the issues they face with water, maintenance, and security. If Fairview Estates does offer RV spaces, potential guests should be extremely cautious and thoroughly investigate the current conditions and management practices in light of the serious concerns raised by the mobile home residents. The problems with water quality and management responsiveness would likely affect RVers as well.
The environment of Fairview Estates, as depicted by the reviews, is far from ideal. The description of the water being frequently shut off and often brown indicates significant infrastructure problems. The presence of theft suggests a lack of security or a breakdown in community respect. The inconsistent enforcement of yard maintenance rules points to poor management oversight and a lack of consistent standards within the park. The overall impression from the reviews is one of neglect and a failure to provide basic essential services to residents.
In terms of services and features, the negative reviews highlight a severe lack of adequate service. The failure to provide clean and reliable water is a fundamental issue. The alleged unresponsiveness of the office manager to essential maintenance requests, such as a broken AC unit, demonstrates a lack of concern for residents' well-being. The presence of theft suggests a lack of security measures or community oversight. While the reviews do not mention standard mobile home park features like laundry facilities or community areas, the focus on the severe negative aspects implies that even basic expectations are not being met. For RVers, the availability and reliability of utility hookups (water, electricity, sewer) would be paramount concerns, especially given the reported water issues.
Promotional information is entirely absent in the provided reviews. The overwhelmingly negative feedback serves as a strong deterrent rather than an advertisement. Potential residents or RVers are strongly advised to heed the warnings from current residents and to exercise extreme caution when considering Fairview Estates.
Lake Charles, Louisiana, the location of Fairview Estates, is a city in the southwestern part of the state. While the general area might offer various amenities and attractions, the internal conditions of Fairview Estates, as described by its residents, appear to negate any potential locational advantages. The address on Tom Hebert Road places it within the city, but the issues reported within the park itself are far more critical than its geographical location.
For local users searching for "RV parks near me," Fairview Estates should likely be approached with extreme caution based on the serious complaints from mobile home residents. If the park does accommodate RVs, the problems with water quality, frequent outages, potential theft, and unresponsive management would be significant deterrents. It would be prudent to explore other RV park options in the Lake Charles area that have more positive and reliable feedback.
Given the severity of the issues raised in the reviews, it is strongly recommended that anyone considering Fairview Estates contact the management directly with a detailed list of concerns based on the resident feedback. Inquiries should specifically address:
- The ongoing issues with the water supply, including the boil advisory, water quality, and frequency of shut-offs.
- The management's plan and timeline for resolving these water issues.
- The process for billing water that is frequently unavailable or of poor quality.
- Security measures in place to prevent theft within the community.
- The enforcement of park rules, particularly regarding property maintenance.
- The responsiveness of the management to essential maintenance requests, such as AC repairs.
- If RVs are accommodated, the reliability of utility hookups, especially water, and any specific policies for RV guests.
Prospective residents or RVers might also consider visiting the property to assess the conditions firsthand. However, the strong warnings from current residents suggest that the issues may be readily apparent. Seeking information from local consumer protection agencies or tenant rights organizations regarding Fairview Estates could also provide valuable insights.
In conclusion, the online reviews for Fairview Estates in Lake Charles, Louisiana, paint a deeply concerning picture of a mobile home community plagued by significant issues, including unreliable and poor-quality water, frequent water shut-offs, theft, inconsistent rule enforcement, and unresponsive management. Potential residents and those searching for "RV parks near me" should take these warnings extremely seriously and exercise significant caution before considering Fairview Estates as a place to live or stay. Thorough investigation and direct engagement with the management to address these serious concerns are absolutely essential.

Fairview Estates Reviews
I completely agree with everyone saying not to move here! It is horrible! Have too many complaints for the rent to be so expensive!!! Water shuts off all the time! It's brown most of the time and they have the nerve to send a separate bill for the BROWN water that get cut off all the time! And yes; anything left out gets stolen! Our lawnmower was stolen ! They quick to tell u to cut the small yard or will fine u but other lots have there grass very tall ; the ones where no one lives in! We even had our trash can dissappear last week!! Now who has to deal with a stolen trash can!? Don't move here!
Jan 10, 2025 · Lauren LeBlancI wish I would have read the reviews FIRST! Been here 2 months the water hasn’t been clean since day once national water infrastructure has issued a boil advisory well it’s 2 months still not resolved, my AC unit went out 2 weeks ago! Ac the office manager stopped responding to emails. I’ve been very patient and humble but this is unacceptable I’ve been here 2 months and the only thing good I can say is the trailer is nice the area is quiet but not having clean water and no Ac is horrible, having to pay a water bill and still buy jugs of water to cook brush your teeth because the water is under boil advisory and has been for 2 months
Nov 19, 2024 · Brittany GoodwinOn 9/30/24 I went to Fairview mobile home park to inquire about renting a lot in one of their other parks Smiths Village . Smiths Village was promised not to be a flood zone and I proceeded to pay the $350 deposit to hold lot #4. I was told we'd sign the rental contract on a later date when she could draw up a contract after I have filled out an application online with Nelson Communitys. Which I did no problem the app fee was listed as none refundable ok no prob paid and filed . The deposit never was listed as non refundable. I never resided in any of the parks owned by Nelson Communitys the deal fell through due to Smiths Village being in fact a flood zone according to FEMA. From which I received a grant to replace my hurricane damaged home She offered one of the other parks but I declined upon finding another in the same area as Smiths Village . I've currently been calling for 2 weeks left several messages the office manager herself has yet to talk to me but her staff made the comment it was none refundable. And yes I raised my voice on the phone and yep she sounded like she going to claim to be victimized because I did so ( yelled never cussed ) Sorry lady but I'm not sorry if it wass your money you'd react the same way no matter how non chalant you try to play it .Despite I never even lived on the property or signed any documents to support that it's non refundable . I have left a message for their corporate office and realize I should have heeded the bad reviews for this place if this is how they want to conduct their business. The corporate office as well as others should be made very aware and yes I am demanding my $350 back and now just for the inconvenience factor also the Boom app $30 fee as well since this can't possibly be legal even renters have a right to have deposits returned
Nov 16, 2024 · Zina MorganIf I could give 0 stars, I would. The WORST management company I’ve ever dealt with. They will tell you water and trash is included in rent then you’ll randomly receive a bill in your name without notice. Calling for maintenance is a joke. They will find any and every reason to add a charge to your rent. Autumn who works in the office, took the keys from me after my lease was up, and I asked if there was anything I needed to sign was told no then a few weeks later rent was STILL taken out of my account and received another water bill even after vacating the property two weeks prior. I have yet to receive a refund from the unauthorized transaction.
Nov 08, 2024 · Aubrie Emerson**Fairview Estates Trailer Park - A Nightmare Experience** LakeCharles Location. This place doesn’t even deserve 1 star. I have been living at Fairview Estates Trailer Park for several months, and my experience has been nothing short of a nightmare. If you're considering moving here, think twice!First and foremost, the management is incredibly rude and unprofessional. Lakisha, the manager, has been dismissive and unhelpful I've approached her with a concern. She seems more interested in making excuses than actually solving problems. Told me to get out of her office. The maintenance at Fairview Estates is practically nonexistent. I have been dealing with severe plumbing issues for months, and despite multiple requests, nothing has been done. The water is brown , and all they will tell you is it will clear up, Water leaks, clogged drains, and broken fixtures have made living here unbearable. Additionally, other maintenance problems like faulty electrical outletsThey have shown a complete lack of care for the residents. They ignore complaints, fail to provide updates, and generally make it clear that our comfort and safety are not their priority.Overall, Fairview Estates Trailer Park has been an absolute disaster. The lack of maintenance and the rude management make it a place I cannot recommend to anyone. Save yourself the stress and find somewhere else to live.---
