This was a really nice RV Park. We were here for work.Pros: Gated.Easy pull through sites. Level, paved sites. Lots of room for your rv, two cars side by side and not too close to the next site. Roomy. Quiet park. Lovely manager. Wonderful laundry room with 4 sets of washer/dryer for coin operated and 4 sets for electronic/card payment.Cons: Traffic at the main roads 4 way stop. 15-20 min on typical morning.During the Renaissance time....Stuck in traffic for nearly two hours just to get back to rv during Renaissance festival.Great park!

Evidence of ants but I saw none. Landscape is weeds and small trees. No pool or playground. A few miles off the freeway, fairly quiet except from adjacent commercial/industrial buildings. When driving back to the freeway and to Waxahachie you'll have to pass through a 4-way stop sign that takes 5-10 minutes to pass during rush-hour and other busy times of day. Good ATT 5-G service. They accepted my Passport America for two nights.

The sewer connection is quite high, making dumping tanks a bit of a pain. They have plans to add covered sites. When they do this, RV Park will be quite pleasant.Onsite management is quite friendly and approachable. Overall, we did enjoy our time there, but the lack of shade was a turn off.

The resort is VERY simple to maneuver and perfect for people like us who are 68ft long. Will definitely return when we are in the area, again.
