Four Seasons Manufactured Home Community Introduce
If you are a local user in Rochester, Indiana, exploring residential options under the category of "RV parks near me," you might come across listings for manufactured home communities like Four Seasons Manufactured Home Community, located at 705 E 4th St lot 44, Rochester, IN 46975, USA. It's crucial to understand that while both RV parks and manufactured home communities offer spaces for individuals to live, they cater to different needs and often have distinct operational models. RV parks typically provide short-term or temporary accommodations for recreational vehicles, while manufactured home communities offer long-term or permanent residency for manufactured homes, where residents often own their homes but lease the land (the lot) underneath.
Given the name "Four Seasons Manufactured Home Community," it is highly probable that this community primarily focuses on providing long-term residential options for manufactured homes. Therefore, if your search under "RV parks near me" is specifically for short-term recreational vehicle camping, this community might not align with your immediate needs. However, if you are considering a longer-term living situation in a manufactured home within a community setting in Rochester, then Four Seasons Manufactured Home Community could be a relevant option to explore further.
The available information for Four Seasons Manufactured Home Community includes a phone number, (574) 223-6377 or +1 574-223-6377, and, significantly, two customer reviews that offer direct insights into the experiences of individuals interacting with this community. It is essential to consider these reviews carefully as they provide firsthand accounts that can be valuable in your decision-making process.
One review expresses strong negative sentiments regarding the management's lot rent policies. The reviewer shares the experience of their great uncle, a long-term resident since early 2022 who has consistently paid his lot rent on time. Upon purchasing a newer mobile home within the same park, his lot rent was reportedly raised significantly, from approximately $380 to $475. The reviewer states that management justified this increase by treating him as a "new resident," despite him already residing within the community. This substantial increase in lot rent has created financial concerns for the resident, who is nearing retirement and now faces the potential displacement of having to move out of the community and seek alternative housing in Rochester. The reviewer expresses concern about what they perceive as "predatory ways" and suggests that relevant state authorities, including the Indiana State Attorney General, the Indiana Department of Environmental Management (IDEM), and those involved with Indiana Silver Law (related to elder abuse protection), should investigate these practices.
This detailed negative review raises important questions about the community's policies regarding lot rent increases, particularly for existing residents who upgrade their homes within the park. Potential residents should inquire specifically about the community's policies on lot rent adjustments, how they apply to new residents versus existing residents, and under what circumstances rent increases might occur. Understanding the terms of the lot lease agreement is crucial for long-term financial planning and stability within the community.
The second review describes a negative experience from a prospective buyer attempting to view a home within the community. The reviewer states that no one from the management was present for a scheduled viewing. Subsequently, they were informed the next day that another party had already placed a down payment or deposit on the house they were interested in. This experience suggests potential issues with communication and the process of viewing and securing homes within the community. Prospective residents might want to inquire about the procedures for viewing available homes, the process for making offers or deposits, and the typical timeline for these transactions to ensure a smooth and transparent experience.
Based on these two reviews, there is no positive feedback or information regarding the environment, services, features, or promotional offers of Four Seasons Manufactured Home Community available in the provided data. Therefore, any description of these aspects would be speculative and not based on objective online information. The reviews primarily highlight concerns related to lot rent policies and management interactions.
For local users in Rochester considering Four Seasons Manufactured Home Community as a potential long-term living option, it is strongly recommended to contact the management directly at (574) 223-6377 or +1 574-223-6377. During your contact, be sure to ask detailed questions about:
- Lot Rent Policies: Inquire about the current lot rent, how it is determined, the frequency and potential amounts of increases, and the specific policies regarding rent adjustments for existing residents who purchase new homes within the community.
- Home Sales/Rentals: If you are interested in purchasing or renting a home within the community, ask about the current availability, the process for viewing homes, the application procedures, and the terms of any purchase or rental agreements.
- Community Amenities and Services: Inquire about any amenities or services offered within the community, such as landscaping maintenance, trash removal, community areas, or management on-site.
- Rules and Regulations: Understand the community's rules and regulations regarding residents' responsibilities, pet policies, parking, and any other relevant guidelines.
Given the concerns raised in the reviews, it would be prudent to approach your inquiry with a focus on clarifying the community's policies and procedures to ensure they align with your expectations and financial situation. It might also be beneficial to speak with current residents, if possible, to gain a broader perspective on the living experience within Four Seasons Manufactured Home Community.
In conclusion, while Four Seasons Manufactured Home Community in Rochester, IN, may be an option for long-term manufactured home living, the available online reviews highlight potential concerns regarding lot rent policies and management practices. Local users considering this community should proceed with caution, conduct thorough due diligence by contacting the management directly with detailed questions, and carefully consider the information shared in the existing reviews to make an informed decision about their potential residency.

Four Seasons Manufactured Home Community Reviews
If I could rate this trailer park in the negative I would. My great uncle has lived there since early 2022. He’s never missed a lot rent payment, was never late. He purchased a slightly newer mobile home in the same trailer park recently. He was told today his LOT RENT alone would be $475. He was paying around $380 at his first place. Management told him he’s being treated like a NEW resident. It’s insane to raise his lot rent that much for only trying to better himself. He’s almost to retirement and now faces the possibility of having to move out completely and find a rental home in Rochester. I hope the state of Indiana Attorney Generals office would take a look at these predatory ways and take action.Indiana State Attorney GeneralIndiana Department of Environmental Management (IDEM)Indiana Silver Law(protects elder abuse)
Jan 08, 2025 · Ryan HakeNo one was.there to greet us. We were supposed to view a home but no one showed. Then u was notifed the next day that someone else already put a downpayment/deposit on the house I had interest in.
Feb 07, 2025 · Kayanna AdamsLived in the park for 4 months earlier this year and I do not recommend living here. Lot rent was over $600 dollars and increasing every year despite not offering anything more for the rate increase. Previous owner was grandfathered in at $350 but we didn't get the same deal. Found out it was double after we had already moved in. Lot rent in other mobile home parks in the area are half to 2/3rds as much. They are scamming residents, plain and simple, they were recently bought out by a larger company. No one is ever in the office and you have to speak to an answering service which isn't much help. The trailers are packed together like sardines ten feet apart and there's a dozen that have no inhabitants and make the park look bad. They charge $100 bucks if you don't mow your grass in a timely manner and they have to do it, which they do in 10 minutes with a riding lawn mower. Yet certain lots have foot tall grass. Stay away from this park, they think they can charge whatever they want bc they're on a golf course, big whoop, only the back side does. They don't offer anything to residents besides a sad looking little walking path next to the woods. $650 for lot rent, plus 500 for trailer payment, so for over $1100 you can live in a run down trailer park? No thanks, avoid at all costs!!!
Aug 24, 2024 · Evan ParksI lived here before for 2 years, Samantha was our manager then, we decided to move to a different town and I actually cried because I knew I'd miss home! We moved back here in March & was happy to see she was still manager because she's such an amazing person & does so much in the community especially holidays! 😊 I wanted to thank her for all that she does to make this an amazing community!
