Frank & Bill's Trailer Park Introduce
Are you searching for "RV parks near me" in the Baltimore, Maryland area? If so, Frank & Bill's Trailer Park, located at 20 Pebble Dr, Baltimore, MD 21225, USA, is one option you might encounter. This established mobile home park offers a long-term residential setting within the city. To help you make an informed decision about whether this park aligns with your needs, we've compiled an objective overview based on publicly available information, including direct customer feedback.
Frank & Bill's Trailer Park provides a community living environment with individual trailer lots. Residents typically own their mobile homes and lease the land on which they are situated. This model is common in many mobile home parks and can offer a more affordable housing option compared to traditional single-family homes or apartments. The park's location in Baltimore provides access to the city's amenities, including shopping centers, restaurants, and essential services. For those seeking an "RV park near me" for long-term living rather than short-term travel, Frank & Bill's Trailer Park caters to this specific need.
However, it's crucial to consider the perspectives of current and former residents to gain a comprehensive understanding of the living experience at Frank & Bill's Trailer Park. Several reviews offer insights into various aspects of the park, both positive and negative. One reviewer noted that while the place is "nice," there's room for improvement in its overall appearance. This suggests that while the fundamental aspects of the park might be satisfactory for some, aesthetic enhancements could be beneficial.
A recurring concern raised by a reviewer is the proximity of the trailers to one another. The feeling of being "too close together" might impact residents' sense of personal space and privacy. Additionally, this close proximity reportedly limits the space available for hosting family and friends, which could be a significant consideration for those who value social gatherings at their residence.
Another significant point of feedback pertains to the lack of amenities, specifically the absence of a play area for children. This is a notable drawback for families residing in the park or considering it as a long-term home. The reviewer also highlighted a seemingly unusual rule or situation regarding children from different sections of the trailer park, suggesting a potential division or restriction within the community. This lack of integrated play spaces and the reported separation of children could impact the overall sense of community and the quality of life for families with kids.
Furthermore, the reviewer mentioned the need for infrastructure improvements, specifically pavement for the roads within the park. Unpaved roads can lead to issues such as dust, uneven surfaces, and potential safety hazards. Addressing these infrastructure needs could significantly enhance the living environment for all residents.
Another, more concerning review paints a less favorable picture of the conditions within the park. This feedback highlights significant maintenance issues within some of the trailers, including broken floors that required resident repair. More alarmingly, the review describes infestations of mice and roaches as a widespread problem, not isolated to a single unit. Such pest issues can have serious implications for residents' health and well-being and indicate a potential need for more robust pest control measures throughout the park.
The security and structural integrity of the trailers are also questioned, with the reviewer describing the doors as "skinny" and "easy to break." While this is anecdotal, it raises concerns about the safety and security of residents' homes and belongings.
Beyond the physical condition of the trailers and the park's infrastructure, the review also details significant issues with the behavior of some children in the neighborhood. Allegations of property damage (eggs thrown at cars and houses), disruptive behavior (ding-dong ditching), and even physical aggression (throwing rocks and an incident of choking) paint a concerning picture of the community environment. The fact that these issues have reportedly persisted for years without resolution is particularly troubling and suggests a potential lack of effective management or intervention regarding resident conduct.
The reviewer's age (13 years old) underscores the seriousness of these issues, as they are significant enough to warrant such strong negative feedback from a young resident. The concluding statement about a potential "open house for sale" suggests a high level of dissatisfaction and a desire to leave the community due to these unresolved problems.
Considering these reviews, potential residents searching for "RV parks near me" for long-term living in Baltimore should carefully weigh the reported drawbacks against the potential benefits of the location and the mobile home park living model. While Frank & Bill's Trailer Park offers a residential option within the city, the feedback suggests significant areas that may require improvement, particularly regarding infrastructure, maintenance, pest control, community environment, and the management of resident behavior.
It is important to note that these reviews represent individual experiences and may not reflect the entirety of the community's sentiment. However, they provide valuable insights into potential challenges and areas of concern. Prospective residents are strongly encouraged to conduct their own due diligence, which may include visiting the park (if possible), speaking with current residents, and inquiring about the park's management policies and procedures for addressing maintenance issues and community concerns. This proactive approach will help ensure that any decision made aligns with individual needs and expectations for a long-term living environment within an "RV park near me" like Frank & Bill's Trailer Park.
In conclusion, Frank & Bill's Trailer Park offers a mobile home living option in Baltimore. However, publicly available reviews highlight potential drawbacks related to the park's appearance, the proximity of homes, a lack of amenities (especially for children), infrastructure needs, pest issues, security concerns, and disruptive behavior within the community. While the location may be convenient for accessing city amenities, prospective residents should carefully consider these reported issues and conduct thorough research before making a decision about residing in this "RV park near me."

Frank & Bill's Trailer Park Reviews
It a nice place but could look better. I feel they are a little to close together. There is no room to have family and friends over. There is no play area for children. Oh I forgot at Frank & Bill's trailer park no kids are supposed to live in that area. Which there is but to me that's so wrong the lady who runs it don't want children from the other trailer park which is right across you. I thought it was all one. But it's not. But both places need pavement and a play area. Someone's child is going to get hurt.
Sep 30, 2018 · Elizabeth BowersTERRIBLE. First off let's talk about the trailers it self. The floors are kinda broken so my dad had to reinstall new ones. And there are Mice and roaches EVERYWHERE and it's not just in my trailer because my friends have them too. And the doors are so skinny are easy to break. Now let's talk about the little brats around the neighborhood. there are so many kids that do terrible stuff. There are kids that put eggs in our car and throw eggs at our house and they ding ding ditch us every night. And when me and my friends go out to hangout they throw rocks at us and try everything to get us upset and start a fight. And this kid choked my friends little brother he was FIVE. It's a surprise how after all these years they still haven't gotten kicked out. And I'm 13. Coming from a 13 year old is ALOT. So please fix these problems or you'll have another open house for sale.
Mar 27, 2021 · Unknown personI have been living in Frank & Bill's Trailer Park now for 22 years with my family . We love it around here . The people are friendly and a lot of them look out for each other .
Dec 09, 2022 · Vicky HartloveSome of the trailers were pretty gross. Run down, dirty, just falling apart. Tightly placed together. Again, some of them were just falling apart. Far from the best place to say, but for a bit, I suppose it would be alright.
Nov 16, 2021 · Theresa LoveParking is horrible. Went there to visit a friend and almost had my rear bumper taken off my car because there's no where to park. There floor is giving in and no maintenance personnel around. Neighbors don't speak and look at you as if you have three heads.
