Many mature trees, grass, & overflow parking. Very old but useable playground with a new toddler 'gym'. Newer and older style mobiles homes--all nicely maintained. This is a neighborhood with nice prefab homes/trailers, NOT some trashy @$$ 'mobile home PARK', despite how the name sounds.2-5 min to get to Wawa, CVS, Walmart, Costco, Maryland Live/Arundel Mills etc. A plethora of shops, restaurants, gas stations... 3 grocery stores. Access to 5 major grocers, countless restaurants, shops.A uh nofficK walking3-5mins from Fort Meade.Exits to 295 and 100Cons: there lacks any type of community feel here. I've been hear 8 yrs and barely have talked to anyone.Management is difficult and unfriendly. Over the smallest and most trivial issue (ie, you weren't home in time to move ur trash can back before nightfall) instead of just calling/speaking to you directly, they tape a letter to your front door (often w/o envelope) so every visitor/delivery person sees before you do. Humiliating! Not how u treat people.Daily, they drive all around the place with loud machinery and trucks from 6/7am - 5pm . I've lived many places an never seen another place do this daily. So onboxiously loud! (Though, I DO really like most of the workers individually! )My guess is the management are nice humans themselves... ppl don't comply comply, so they are harsh, so ppl don't compy... an endless cycle of disrespect is hard to change.Everyone living here is nice and it's kid friendly. If the management started to just provide and encourage a more community feel -- like every other mobile home neighborhood I have had personal experience with-- (Community yard sales, picnics, etc) then I would give this place a full FIVE STARS!

Lot of illegal,migrates moving in and out in the middle of the night ,parties on Saturdays last till 11 12 at night with loud music. Brown or yellow water all the time. Vehicles with good tags being towed from over flow parking lot with no notice of why. Employees are good but owner does not care about anything other then his money his father would be ashamed he was such a nice man. Rent goes up $30 every 2yrs??? Do yourself a favor and pay the $100 more for rent and go to Severn Mobile public water and sewage and a much nicer park. A lot of trash moving in here.June 11,2022Again as always have to go to laundry mat water is brown and can not do my wash. I get cleaner water at a camp ground. No body cares they just hand you a bottle of some kind of chemical and say put this in with your wash????? It is not iron in the water I grew up on a well and trust me iron does not turn your water brown. Rust will I will be calling the health department and getting this water tested. Scared to even take a shower in this stuff. Do not drink it for sure have to buy water. Rent is way to high for dirty water. You give out letters and tell us to clean our house and yard but you can not even provide clean potable water per our contract.

The streets are clear if trash,and there seems to be ample parking as well as room to manuver a moving truck. There is a playground area and looks to be in good condition. This park is well within a short walk to Arundel Mills and the various shopping outlets and hotels. In short I'd live here.

He asked several other questions as well (yes he pulled up beside my sister andI) I explained that I am viewing the property to determine if this is a neighborhood I would like to live in. The person (male) decided to share all the negative things about the property indirectly stating I am not welcome nor should I move there. My sister and I felt uncomfortable and threaten by this persons demeanor. I will never go back there again.....This is 2017..What just happened....?
