Grafton Mobile Home Park Introduce
Grafton Mobile Home Park, located at 1109 Oriana Rd, Yorktown, VA 23693, USA, functions as a residential mobile home community catering to long-term residents. Although searches for "RV Parks Near Me" might include it, it's essential to understand that Grafton Mobile Home Park is designed for manufactured homes as permanent residences rather than temporary recreational vehicle parking. This community is situated in Yorktown, Virginia, a historic area known for its strong community ties and access to various amenities.
The environment at Grafton Mobile Home Park is described as "up and coming," indicating a community undergoing positive transformation and development. A key characteristic is the strong presence of "Lots of families" and a "Friendly neighborhood with families who take care of one another," suggesting a supportive and communal atmosphere. While generally "quiet," the presence of "young kids ... playing outside and having fun" adds a lively, family-oriented dynamic, which many residents appreciate. This indicates a safe and welcoming environment where children feel comfortable.
However, there are some infrastructural aspects that warrant attention. One reviewer noted confusion upon arrival due to "two entrances" and a lack of clear signage, especially at night. Furthermore, concerns were raised about the area "not being well lit," with the suggestion that "the owner of the park doesn’t want to pay for lighting." Improved lighting, particularly at the sign and entrances, is suggested to enhance safety and ease of navigation for residents and visitors, especially during evening hours. Despite this, the overall impression from long-term residents points to a positive social environment and a community actively working towards improvement. Its location in Yorktown provides access to local conveniences and the broader Hampton Roads area.
As a mobile home park, Grafton Mobile Home Park provides services centered around supporting long-term residency for manufactured homes. This typically includes the provision of land leases for individual home sites, alongside access to essential utilities such as water, sewer, and electricity. While specific details on utility billing or additional communal services (like trash collection beyond individual arrangements) are not explicitly provided, the feedback mentions "work being done to the lot" and "new trailers on lots, trailers being refurbished." This strongly suggests ongoing efforts by management to improve the quality of homes and the overall infrastructure within the park. Such refurbishment and new additions indicate an investment in the community's future and a commitment to providing a better living environment for its residents. However, the reported issue with inadequate lighting suggests an area where services could be enhanced to improve resident experience and safety. Prospective residents would typically arrange for their own utility services with local providers, but the park management oversees the foundational elements. The phone numbers, (818) 300-7623 and +1 818-300-7623, are available for inquiries.
A significant feature highlighted by residents of Grafton Mobile Home Park is its location within the "Best school districts around." This makes it a particularly attractive option for families with children, ensuring access to quality education. The community's ongoing efforts to bring in "New trailers on lots" and undertake "refurbished" projects demonstrate a commitment to offering modern and well-maintained housing options. The mention of "Couple homes for sale in the park" indicates opportunities for individuals to purchase manufactured homes and join the community.
The "Friendly neighborhood with families who take care of one another" is a powerful social feature, indicating a strong sense of community and mutual support among residents. While not explicitly stated, such a community often fosters informal networks and a welcoming atmosphere. The park's accessibility to "nearly anything you would need" underscores its convenient location, allowing residents easy access to shopping, services, and other necessities in Yorktown and surrounding areas. For those searching for "RV Parks Near Me" but truly desiring a permanent home, Grafton Mobile Home Park offers the distinct advantage of a stable, family-oriented environment within a desirable school district.
The promotional message for Grafton Mobile Home Park, derived from resident testimonials, emphasizes its status as an "up and coming" family-friendly community. The core appeal lies in its "friendly neighborhood," the presence of "Lots of families," and its prime location within the "Best school districts around" and "accessible to nearly anything you would need." For families, this combination of community support, educational opportunities, and convenience is a significant draw. The ongoing physical improvements, such as "new trailers on lots" and "trailers being refurbished," also serve as a promotional point, indicating that the park is investing in its future and improving its housing stock.
While there are areas for improvement, particularly regarding lighting and entrance clarity, the overall positive sentiment from residents about the community's social fabric and its focus on families is a strong selling point. For individuals and families seeking a long-term manufactured home solution in Yorktown, VA, Grafton Mobile Home Park positions itself as a community where residents can establish roots and enjoy a supportive environment. Prospective residents are encouraged to contact the park directly via the provided phone numbers to inquire about current home availability, lot leases, and to discuss any questions regarding community features or ongoing improvements. Grafton Mobile Home Park Reviews
The neighborhood is up and coming. Lots of families, quiet except for when the young kids are playing outside and having fun. Friendly neighborhood with families who take care of one another. Best school districts around and accessible to nearly anything you would need. New trailers on lots, trailers being refurbished, work being done to the lot. Couple homes for sale in the park.
Dec 20, 2024 · Cailin BoldinGoogle maps asked me if the directions I received to this location were good. This review speaks to the directions and ease of finding the location. The directions were good but I did get a little confused upon arrival because it appeared there were two entrances and I was not sure which to enter. (Minus 1 star). The other star minus is due to the area not being well lit. This is all hearsay that “the owner of the park doesn’t want to pay for lighting”. To the owner of the property, if you spring for it, try to have a light for the sign so people can find the spot in the evening and at the entrance to know where to safely turn into the park. That’s my 2 cents.
Jan 30, 2023 · Jocelyn SolomonaI do not recommend. I tried for almost a year to contact them after trailer was bought about my application. After almost a year and alot of run around with 3 different property managers finally got an answer from the owner of the park. Mind you the owner lives in California well since I moved into the trailer I bought and had proof of all the correspondence I had with property managers and owner I was made to pay the almost year I lived there. So I paid over 800 a month for over 2 years WITH NO LEASE was told I'd get one atleast once a week for 2 years and never received one. Well in the end tried to get my name off the non existent lease when left my husband thought I could pay 2 months and break my part of lease the owner told me absolutely not he won't take me off non existent lease. So now it looks like I live in 2 different residents for last almost year not one day there was a good time. Plus the kids were horrible didn't allow my daughter to hang out with them. The property and trailers all need a fix up but nothing gets fixed there and no rules ever enforced.
May 03, 2022 · andi BUZAI should have known from the application problems on day one that this was a BAD IDEA. The people here are terrible. They sure do know how to make someone feel unwanted. I work nights and don't bother a soul, but a neighbor wants to deface my property instead of telling me like AN ADULT. The kids here are ruthless, cussing, uneducated, unsupervised, and just down right pathetic. They like to block the entrances and laugh at you, and when you call them out for cussing at you they wanna cry to mommy and daddy!! You want to speak like an adult, let's handle it like an adult! Absolutely no discipline. Crack heads as parents! Families STAY AWAY!! don't expect any one to follow any rules! Pits & Shepards reside here! I had a pit run up on my dog (WHO WAS PROPERLY LEASHED) and my partners 3 year old son, aggressively!!! Neighbors expired inspection and outdated tagged POS truck has no mufflers or cats, expect that lovely Loud revving right outside your door!! "Its a old truck" they say. PATHETIC. Loud music booms all hours of day and night. Little yapping dogs, all day and all night. Neighbors don't pick up after their dog, don't leash their dog... like I said, WHAT RULES? Oh, some kid thinks it's real cool to hit 2nd gear in a park that's UNDER 15 MPH. Don't expect much, it's a dump. Some old man will tell you he's park manager, lol. No on-site management. Damned if you do, damned if you don't. I'm moving in less than 6 months of moving in. STAY AWAY. Unless you're like these idiots, you'll fit right in.
