Windy Hills Mobile Home Park Introduce
Windy Hills Mobile Home Park, situated at 8920 Pocahontas Trail, Williamsburg, VA 23185, USA, is an established residential community primarily serving owners of manufactured homes for long-term living. When users search for "RV Parks Near Me," it's important to differentiate that while RV parks typically cater to short-term recreational vehicle stays, mobile home parks like Windy Hills are designed for permanent residency, offering land leases for privately owned manufactured homes. This community is managed by Franklin Management Company. Its location in Williamsburg, VA, places it near popular attractions like Busch Gardens and the Historic Triangle, with convenient access to Route 60 and Interstate 64.
The environment at Windy Hills Mobile Home Park, as an established residential community, is structured with individual lots for manufactured homes. It is located just east of Williamsburg, which offers a blend of historical charm and modern amenities. However, recent customer reviews indicate that the environmental conditions within the park have reportedly "gone way down" over the past 30-plus years, with one reviewer describing lots as "trash ridden." Another concern raised is about residents parking "where they want too," suggesting potential issues with adherence to community rules regarding vehicle placement, which can impact the overall tidiness and accessibility of the park. The ideal environment for a mobile home community should balance individual privacy with a cohesive, well-maintained shared space. While the park's location offers proximity to local attractions, the internal environment, according to recent feedback, may present challenges for residents seeking a pristine and orderly living space.
As a mobile home park, Windy Hills provides essential services related to lot leases for manufactured homes. Residents typically pay a monthly lot rent, which, according to information from Franklin Management Company, includes trash collection. Residents are additionally billed for water based on individual metered usage, plus a $4.00 reading fee. Trash pickup is on Tuesdays, with individual toters, and additional toters are available for a fee. Bulk trash requires residents to haul it to a dump or schedule a pre-paid pickup with Waste Management. Residents are responsible for setting up their own electric service with Dominion Energy. All residents, their children, and guests are subject to the park's Rules and Regulations. While these fundamental services are in place, customer reviews suggest concerns about the quality of service, with one review stating that "service and conditions have gone way down" and another characterizing management as "incompetent." This feedback indicates that while basic services are provided, residents may perceive a decline in the effectiveness or responsiveness of these services over time. The phone numbers (757) 875-2392 and +1 757-875-2392 are available for contact regarding park inquiries.
The primary feature of Windy Hills Mobile Home Park is its provision of long-term residential spaces for manufactured homes in Williamsburg, VA. This offers an alternative housing solution for those seeking homeownership without the cost of land acquisition. Lot rent for manufactured homes is listed as approximately $675.00 – $700.00, though this is subject to change. The community's location near Busch Gardens and the Historic Triangle is a significant feature, offering recreational and cultural opportunities for residents. Easy access to major roadways like Route 60 and Interstate 64 also enhances its appeal for commuters and those wishing to explore the wider region. As a mobile home park, it allows residents to own their dwelling while leasing the land, which can be a more affordable entry point into homeownership. However, specific features beyond lot provision and basic utilities, such as community amenities like playgrounds, clubhouses, or communal green spaces, are not detailed in the provided information or positive reviews, with the focus of resident feedback leaning towards operational issues.
The official promotional information from Franklin Management Company highlights Windy Hills as a community where one "definitely want to call home" due to its proximity to "thrill rides and the Historic Triangle." This positions the park as appealing to those who appreciate convenient access to entertainment and historical sites in the Williamsburg area. However, the promotional message is contrasted by significant negative feedback from current residents. Reviews explicitly state that the "place has gone way down," with concerns about rising rent, declining service and conditions, and issues with parking. One review even goes as far as to describe it as "Horrid, trash ridden lots with incompetent management that's just looking to steal more hard earned money out of your pocket," advising potential residents to "stay far away from this place" and seek "plenty of feasible alternatives in the area."
For individuals searching under "RV Parks Near Me" and considering a permanent mobile home residency, it is crucial to weigh the advertised benefits of location and affordability against the critical feedback from existing residents. Prospective residents are strongly encouraged to conduct thorough due diligence. This would include visiting the park in person to assess the current conditions, cleanliness, and adherence to parking rules. Additionally, direct communication with the management (via phone at (757) 875-2392 or +1 757-875-2392) to inquire about the specific concerns raised in reviews, current lot availability, precise rental terms, and community rules is highly recommended. Understanding the management's plans for addressing resident feedback and improving conditions would be vital for making an informed decision about living at Windy Hills Mobile Home Park.

Windy Hills Mobile Home Park Reviews
This place has gone way down in the 30 plus years since we have been here. Rent keeps going up and service and conditions have gone way down. And people park were they want too.
Jan 30, 2025 · Cindy PesanteHorrid, trash ridden lots with incompetent management that's just looking to steal more hard earned money out of your pocket. Practice social distancing and stay far away from this place. There are plenty of feasible alternatives in the area!
Sep 30, 2022 · Gremm ExploresThank you so much for a chance to own a trailer. It was a great experience. It feels good.
Mar 07, 2024 · Christina GascoigneI would not even give them 1 star but had to. Do not move in here they are the worst park to live in it's dirty. There are kids running around throwing sticks at the trailers and all in your yard at night people just stand in the middle of the road and I can forget Franklin management is the worst. They are cons
