Country Village Mobile Home Pk Introduce
Welcome to Country Village Mobile Home Pk, located at 10 Gray Gables Dr, Williamsburg, VA 23185, USA. While often found under the platform category "RV Parks Near Me," Country Village Mobile Home Pk primarily serves as a long-term residential community for individuals and families residing in their own mobile homes. This introduction aims to provide local users with a detailed overview of the park, incorporating insights from available resident feedback to offer a comprehensive and objective perspective on the current living conditions.
Based on recent customer reviews, the environment at Country Village Mobile Home Pk appears to be a significant concern for some residents, indicating a decline in quality compared to its past. One long-term resident recalls a time when the property was "amazing" under previous ownership. However, with new owners taking over, the sentiment is that the park has "gone downhill bad." This suggests a noticeable deterioration in the overall environment and management of the community over time.
Several specific issues contribute to this negative perception of the current environment. One major concern raised is the lack of property maintenance. A resident recounts a severe incident where a tree fell on their house, allegedly due to the management's failure to address repeated requests for it to be cut down. This highlights potential negligence in maintaining the safety and upkeep of the park's grounds, leading to significant consequences for residents.
Further contributing to the perceived decline is the lack of enforcement of community standards. The absence of fencing between trailer lots and the apparent disregard for parking stickers (with over half the residents not using them) suggest a lack of attention to maintaining order and boundaries within the park. This can lead to a less cohesive and potentially less secure living environment for residents.
The aesthetic appeal of the park also seems to have suffered. Reviews mention that "a lot of trailers and lawns look awful and not maintained," indicating a general decline in the upkeep of individual lots, which collectively impacts the overall appearance and potentially the property values within the community. This lack of attention to curb appeal can contribute to a less pleasant living environment for all residents.
Regarding amenities, Country Village Mobile Home Pk does have a pool. However, the rules surrounding its use appear to be restrictive and a source of dissatisfaction for some residents. Pool pass holders are reportedly limited to only one guest, regardless of family size, and temporary guest passes are not available for purchase. This limitation can be particularly inconvenient for larger families or those who frequently have visitors, potentially diminishing the value of this amenity for some residents.
Another significant environmental concern is the presence of "huge pot holes everywhere" within the park's roadways. Poor road maintenance can lead to inconvenience, damage to vehicles, and safety hazards for residents and visitors alike. This issue further contributes to the overall impression of declining care and maintenance within the community.
In terms of financial aspects, one reviewer mentions that the "lot rent is way too expensive" and expresses concerns about the high mortgage rates allegedly being charged by "Lisa" for mobile homes, suggesting that the total cost of acquiring a mobile home through her can be significantly inflated. These financial concerns can be a major deterrent for prospective residents and highlight potential issues with affordability within the park.
The negative feedback culminates in the observation that many older lot owners have left the community due to the decreasing care of the area, leading to a feeling that the park is "now starting to feel like a sketchy place to live" compared to its "once fabulous time." This strong statement underscores the significant negative shift in the perceived quality of life within Country Village Mobile Home Pk.
On a more positive note, one recent change mentioned is that the park is "now finally allowing pets again," with a restriction of one registered pet per family. While this might be a welcome change for pet owners, it is presented within a context of overall decline and restrictive pool policies, suggesting it may not be enough to offset the other negative aspects for many prospective residents.
For local users in Williamsburg, Virginia, who are searching within the "RV Parks Near Me" category for long-term residential options, Country Village Mobile Home Pk at 10 Gray Gables Dr presents a location that requires very careful consideration. The overwhelmingly negative recent feedback regarding high costs, poor maintenance, restrictive amenities, and a declining overall environment should give prospective residents significant pause.
Given the serious concerns raised in the reviews, it is strongly recommended that local users considering Country Village Mobile Home Pk contact the management directly at (757) 887-1955 or +1 757-887-1955 to seek clarification and current information on the issues raised. Inquiries should include detailed questions about lot rent, mobile home financing options (if applicable), maintenance policies, pool rules, road conditions, and any plans for addressing the concerns voiced by current and former residents. Visiting the park in person to assess the current conditions firsthand would also be a crucial step in the due diligence process.
In conclusion, the available recent feedback for Country Village Mobile Home Pk in Williamsburg, VA, paints a concerning picture of high costs, declining property maintenance, restrictive amenities, and an overall negative trend in the living environment. While it functions as a long-term residential mobile home park and may appear under "RV Parks Near Me," prospective residents should be aware of the serious issues raised in the reviews and conduct thorough due diligence before considering this community as their long-term home.

Country Village Mobile Home Pk Reviews
Lot rent is way too expensive and Lisa charging way too high a mortgage on the mobile homes. By the time you finalize a deal with her you don't pay twice as much for the mobile home. She doesn't get the property maintained for maintenance properly and the results of a tree falling on my house because she never got it cut down as I asked you several times.
Feb 25, 2024 · Edwin ChesemanA long time ago this was run by different owners and back then the property was amazing. Unfortunately it got new owners and so it's gone down hill bad. There is no fencing separating the other trailer lots from this one, and nothing is enforced or taken care of. They give out stickers for the cars but over half the people don't use them because the lot doesn't truly care. A lot of trailers and lawns look awful and not maintained. They are now finally allowing pets again but only one per family and must be registered. If you get a pool pass you are only allowed one guest no matter what which doesn't help for large family's and you aren't allowed to even buy a temporary pass for a guest. There are huge pot holes everywhere and a lot of the older lot owners just left due to the decreasing care of the area so it's now starting to feel like a sketchy place to live compared to it's once fabulous time.
Aug 13, 2018 · Katie BHorrible place abandoned trailers with homeless living in owners do nothing. Cars are broken into. Owners are rude and only care about money
Mar 12, 2024 · Julie SmithI have lived here for 20 years. For the most part it is quiet. Privacy barriers for the trash cans were rebuilt and painted last year, there are new homes being moved into the park and they are trying to get the pool repaired and opened for the season. Trash cans were put up to be used as many people walk to and from 7-11 but many times you see the trash not placed in the cans and the park maintenance will be out there cleaning it up. There are some issues, but you cannot blame it on the owners. I will continue to rent my spot as it is the best mobile home park around. Someone had complained because there is not security but many residential areas do not have security and there is a good presence of James City Officers.
May 21, 2018 · L RyndersDirty looking, streets not matained, people who own it will do anything for money like charge you to park your car on alot your already paying for. Blonde female named Lisa is very rude and their office looks like it can fall down at anytime. The atmosphere seems unhealthy, dirty and very unwelcome.
