Give notices for everything and rent goes up $30 every year this last year went up $60 more. Charge $15 a month for trash pickup and we have no extra bags allowed and top has to be all the way shut or will remove can. Rent for u single lot is almost $700 now. 15 years I've lived here . The pool is never open when it is closed B4 5 pm. The office staff won't let u come in and most are rude. Potholes are terrible and streetlights halfway work. 2 parks that are not safe and very unclean. No maintenance at all. When u call them they don't answer or return call unless u owe them money! Now new charge of $2.90 a month for drainage cleaning and not one time do they clean them they back up and overflowing everytime it rains. They try to get u on late feed and do t accept postmarked rent. Until this year I had to take it to the post office and certify the money order because they say it was not in the box because they only go on Friday at 8-10 to pick up mail. Now they have an online portal we can use which I do and they charge a convenience fee of $6 . They allow sex offenders to live here where we have a pool, bus stops, and playgrounds. When confronted said " they have to live somewhere" yeah not near all these kids. There now giving notifications to people that have lived here for 30 plus years that are landscapers and trying to make them put the trailers that hold equipment for there jobs in overflow parking which is not a available because he lets one man have 20 cars and takes up 3 overflows. They allow certain people to pay at the office that snitch for them but not others like my husband he is terminally ill and they don't care. I only stay because I have a 1979 trailer that is not moveable. Let people have put bulls, rots , chose and it states in the lease and homeowners insurance that they are prohibited. Unsafe fencing allowed where dogs can get free and have bitten people. - Mary Delatte

Shodon Management Co Introduce

Shodon Management Co, located at 429 S Trellis Ct, Newport News, VA 23608, USA, operates a mobile home park that falls within the broader scope of "RV Parks Near Me" for individuals seeking long-term residential solutions. Unlike a typical short-term RV campground, mobile home parks like this primarily cater to permanent or extended stays for mobile homes and, in some cases, long-term RV residents. An objective introduction requires a careful examination of its environment, reported services, features, and how it might be perceived by local users, drawing directly from available public feedback.

The environment of the mobile home park managed by Shodon Management Co, at 429 S Trellis Ct, is situated in Newport News, VA. While general environmental details about the immediate surroundings are not extensively detailed in the provided reviews, the nature of a mobile home park implies a structured community layout with individual lots. Resident feedback paints a picture of a challenging environment regarding maintenance and safety. Specifically, reviews mention "potholes are terrible and streetlights halfway work," indicating issues with infrastructure within the park itself. Furthermore, the presence of "2 parks that are not safe and very unclean" and concerns about "unsafe fencing allowed where dogs can get free and have bitten people" point to significant safety and cleanliness issues within the community's shared spaces. The concern raised about "sex offenders to live here where we have a pool, bus stops, and playgrounds" also contributes to a perception of an unsafe environment, particularly for families. These comments suggest that the physical environment, while offering housing, may present considerable drawbacks regarding upkeep, safety, and general living conditions.

In terms of services, the information provided through resident reviews highlights several key aspects, though many are presented as points of contention. Rent for a "single lot is almost $700 now" and has reportedly seen frequent and significant increases, including "up $30 every year this last year went up $60 more" and "up two times this year alone." Trash pickup is provided at a charge of "$15 a month," with strict rules regarding "no extra bags allowed and top has to be all the way shut or will remove can." This indicates a managed waste system, but with rigid enforcement and additional costs. A new charge of "$2.90 a month for drainage cleaning" is noted, despite claims that "not one time do they clean them they back up and overflowing everytime it rains," suggesting a discrepancy between charged services and actual provision. Communication from management is frequently criticized as "absolute ZERO communication" with instances of "cut your water off and you’d have no idea why bc they don’t tell anybody." The availability of an "online portal" for rent payment is a modern convenience, but it comes with a "convenience fee of $6." Issues with rent payment acceptance, where "they don't accept postmarked rent" and have specific pickup times, have led residents to resort to certified mail for proof of payment. General maintenance is explicitly stated as "no maintenance at all," with reports that calls are unanswered or unreturned "unless u owe them money." The pool is reportedly "never open when it is closed B4 5 pm," indicating limited recreational access. The office staff is described as often "rude" and not allowing residents to "come in," suggesting poor customer service and accessibility for residents.

The features of the mobile home park, as conveyed through the reviews, are largely overshadowed by the reported management practices. The park offers lots for mobile homes, and potentially RVs for long-term stays, as a residential option in Newport News. However, the condition of the trailers themselves is mentioned as not reflecting the increased rent, implying a lack of investment in property upgrades. A key feature is the strict enforcement of rules, with residents receiving "notices for everything" and management attempting to control where landscapers store their equipment, even when overflow parking is unavailable due to other residents occupying excessive spaces. There is also a concerning feature regarding pet policies, where despite lease and homeowner insurance stating that "pit bulls, rots, chose" (likely referring to Rottweilers and possibly Chows) are prohibited, they are reportedly allowed, leading to "unsafe fencing allowed where dogs can get free and have bitten people." This suggests a disregard for stated rules and resident safety. The long tenure of some residents (e.g., "15 years I've lived here" and "30 plus years") highlights a history, but the tone of reviews indicates a deterioration of living conditions and management practices over time. The park's accommodation of sex offenders near areas frequented by children is a significant and disturbing feature from a resident safety perspective, with management's response cited as "they have to live somewhere." The park's reliance on an online portal for rent payment is a feature, albeit with an added fee.

For promotional information for "RV Parks Near Me" users, an objective introduction to Shodon Management Co must transparently reflect the concerns raised by residents. While the park offers residential lots, the negative feedback on management, rising costs, poor maintenance, and safety concerns would need to be acknowledged. A truly objective promotion might focus on its location in Newport News as a place for long-term housing, but it would be ethically challenging to highlight positive aspects without addressing the significant issues. Instead of direct promotion, it might be framed as "a mobile home park option in Newport News, VA, where prospective residents should carefully consider current tenant feedback regarding management practices, rising costs, and maintenance before committing to a long-term stay." Given the severity of the complaints, a "buyer beware" approach would be more appropriate for any platform guiding users to residential options. There are no positive promotional elements identifiable from the provided reviews. The overwhelming sentiment is one of dissatisfaction with management, lack of communication, poor maintenance, and safety issues, strongly advising potential residents to seek "WAAAAAY better affordable alternatives."
