Hauck Homes Introduce
Hauck Homes, located at 291 IL-2, Dixon, IL 61021, USA, is a mobile home park that serves as a residential community primarily for manufactured homes. While the category "RV Parks Near Me" might sometimes encompass such properties, Hauck Homes is specifically a mobile home park intended for long-term or permanent residency, rather than transient RV camping. For individuals and families exploring housing options in the Dixon, IL area, understanding the environment, services, and features of Hauck Homes, as reported by current residents, is crucial for making an informed decision.
Prospective residents can contact Hauck Homes via phone at (815) 201-2000 or +1 815-201-2000. These contact numbers are essential for inquiries regarding lot availability, rental agreements, community policies, and any associated fees. Direct communication with park management is always recommended to gather the most accurate and up-to-date information before considering a move.
The environment at Hauck Homes, based on customer reviews, appears to be a significant point of contention for residents. There are strong indications of dissatisfaction regarding the upkeep and maintenance of the park. Residents report that "They raise the rent every year but do none of the work they promise." This suggests a perceived lack of significant, promised improvements despite increased costs. Specific environmental concerns include the neglect of tree trimming, with management reportedly refusing to trim branches unless they are "touching the trailer yet," despite resident concerns about vehicle safety and personal ability to reach. This indicates a reactive rather than proactive approach to landscape maintenance, potentially leading to safety hazards or property damage. Furthermore, the environment is affected by what residents perceive as neglected common areas versus strict enforcement of rules for individual properties. The statement "Abandon homes that are in the park are a real eyesore!" from a similar park review (though not directly for Hauck Homes, this is a common issue in parks with maintenance concerns) highlights a potential for visual blight from unmaintained properties, contributing to a less desirable overall environment. While not explicitly stated for Hauck Homes, such issues often contribute to a general sense of decline or neglect within a community.
Regarding services, the reviews for Hauck Homes reveal significant deficiencies and concerns about the quality and reliability of provided services. A major recurring issue is the water supply: "There is constantly a boil order in our park, my gf and I don't even trust the water anymore." This is a critical health and convenience issue, indicating potential systemic problems with the park's water infrastructure that necessitate frequent boil orders, leading to distrust and inconvenience for residents. Beyond water, the overall maintenance services are heavily criticized. Residents feel that management "will not trim trees unless they feel they need trimmed" and "won't do the maintenance they are required to do." This suggests a failure to uphold basic property maintenance responsibilities. Furthermore, communication and responsiveness from management are cited as problematic: "Hard to get a hold of the front or main office thru phone or in person." This makes it challenging for residents to report issues, seek assistance, or gain clarification on park policies, exacerbating frustrations. The perceived lack of promised "park improvements" despite annual rent increases further compounds the dissatisfaction with services, as residents feel they are paying more for less or stagnating quality of living.
The features of Hauck Homes, as described by its residents, unfortunately lean heavily towards negative aspects. The most prominent feature is the pattern of annual rent increases coupled with a perceived lack of corresponding "Park improvements." These "improvements" are described as minimal or superficial, such as "new street signs, a picnic table by the boat ramp, a new park sign, etc.," which do not address the more significant underlying infrastructure or maintenance concerns. This creates a significant financial burden without a perceived increase in value for residents, making it "one of the most expensive parks in the area." Another key feature is the inconsistent and often unresponsive maintenance policy, particularly regarding tree trimming and general upkeep, leading to residents feeling neglected while simultaneously being "given notice after notice over the littlest things" regarding their own property maintenance. This perceived double standard, where residents are "held to a standard of up keep but the park owners seem to have there own rules," is a significant negative feature. The poor water quality and frequent boil orders are a critical health and convenience feature that directly impacts daily life. Additionally, allegations of management "coming into my yard multiple times to take my property and cut my lilac bushes" suggest potential issues with privacy, property rights, and unauthorized access, which are deeply concerning features for any residential community. The difficulty in reaching management via phone or in person is also a significant operational feature that impacts resident satisfaction and problem resolution.
For local users in Dixon, IL, searching for "RV Parks Near Me" with an interest in mobile home living, Hauck Homes presents a challenging outlook based on available resident feedback. While it offers spaces for manufactured homes, the consistent concerns raised about rent increases without substantive improvements, inadequate maintenance, recurring water quality issues (boil orders), and poor communication with management are critical considerations. Promotional information, if any, would need to address these highly negative points transparently to avoid further dissatisfaction. Instead of focusing on vague "park improvements," management would need to demonstrate tangible commitments to addressing fundamental issues like water infrastructure, consistent tree maintenance, and improved communication channels. For prospective residents, it is strongly advised to conduct thorough due diligence beyond just viewing an available lot. This should include speaking with current residents, inquiring directly about the history of boil orders and water quality, demanding a clear and itemized list of all fees and what exactly is covered by lot rent, and understanding the park's policies on property maintenance and management responsiveness. Visiting the park multiple times to observe the general condition of common areas and facilities, and noting the condition of neighboring homes, would also provide valuable insight. The phone numbers (815) 201-2000 and +1 815-201-2000 are available for direct inquiry, but potential residents should be prepared to ask pointed questions regarding the reported issues to ensure they have a complete and accurate understanding of what it means to live at Hauck Homes.

Hauck Homes Reviews
They raise the rent every year but do none of the work they promise. They will not trim trees unless they feel they need trimmed. They give you notice after notice over the littlest things but won't do the maintenance they are required to do. And they came into my yard multiple time to take my property and cut my lilac bushes. Worst trailer park.
Jul 29, 2022 · Barbara TracyOne of the most expensive parks in the area, goes up every year due to "Park improvements". Such as new street signs, a picnic table by the boat ramp, a new park sign, etc. Hard to get a hold of the front or main office thru phone or in person. Personally tried to get them to trim branches i couldnt reach safely, but was told they wouldn't do it cause the branches weren't touching the trailer yet. And I was worried about my vehicles to get a carport... (on a property I do not own?!). There is constantly a boil order in our park, my gf and I dont even trust the water anymore.
Jul 03, 2020 · Greg WillisHauke homes is unprofessional and don't care about the run down abandoned junk trailors on their property and the manager at Timber Ridge in Freeport, Mary Jane Anderson is too close to some long term tenants and lets them break the rules but if you tie your dog outside and let it bark you will get a citation, but does she pass along barking dog complaints to the office? If you work on your vehicle you get a citation unless you are friends with Mary Jane the manager, then you can work on your car up on ramps when you like. Before buying at Timber Ridge Dont think about enjoying a Sunday or Holiday since the manager mows the grass on those days. Before buying call the sarcastic office staff with a comment about anything and see what unprofessionalism is. The state needs more regulation for mobil home parks and managers who enforce the rules for all instead of letting their friends park in the road, work on cars, and maybe hauke homes wouldnt have so many empty homes at Timber Ridge if they got a decent manager.
Feb 13, 2018 · Jim JimIt is February 3 at 11:45 PM our furnace went out around 5 PM today I called the maintenance department they came and told me that my pressure switchs bad and told me that all I need to do to make it work is blow in a tube. first of all why should I do that as a tenant second of all that’s basically a ticking time bomb waiting to blow up so I called back and told them that it’s not gonna happen there is an Illinois of law that protects me from such event they brought me two space heaters at 7 PM like I said now it is 11:45 PM at my house Has now dip below 60° This is simply inhumane I called the maintenance department again the emergency hotline said no one is available call back in a half an hour if I have not heard anything how can you even do that to a tenant it is the middle of winter I have three kids at home I am now literally staying up all night to try and use my garage heater to keep them warm
Feb 04, 2019 · James McCallisterI am trying to move and need rental history from Hauck Homes. The home we are trying to move into has been trying to contact hauck homes for the rental history and they are ignoring emails, there is no one to answer the phone to get ahold of someone, it has been a week and nothing from hauck homes, this will be devastating to our family as we are set to move with our children registered for school where we need to move and we have paid alot of money to move and are going to lose the house we need to move into. I am so desperate for hauck homes to give an answer so we can continue with our big move, this is very disappointing as long time renters in the end this has happened when before this we had nothing but good to say.EDITThey did take care of this properly now so I changed my rating. Thank you.
