Hillsdale Estates Manufactured Home Community and R.V Park Introduce
For individuals in the Dixon Springs, Tennessee area who are searching for "RV parks near me" and considering various long-term living options, Hillsdale Estates Manufactured Home Community and R.V Park, located at 211 Hillsdale Estates Ln, Dixon Springs, TN 37057, USA, presents a community that offers both manufactured homes for sale and lot rentals. This introduction aims to provide local users with an objective overview of the park based on the two customer reviews available online, highlighting its environment, services, and features to aid in your search for the ideal "RV park near me."
Hillsdale Estates is described in its name as both a "Manufactured Home Community" and an "R.V. Park," suggesting that it caters to a dual market: those interested in purchasing and residing in manufactured homes on rented lots, and potentially those seeking long-term or even short-term stays in their recreational vehicles. This dual nature could offer a diverse community environment with a mix of permanent residents and those in more transitional living situations, which is a factor to consider for those searching for "RV parks near me" with a particular community feel.
One customer review provides a positive account of their experience at Hillsdale Estates. This reviewer lived there for two years and specifically praised Nate Ellis for his helpfulness during a potential buying process. According to the review, Nate was "amazing and very helpful every step of the way" and made the buying process easy. Even when the reviewer was unable to proceed with the purchase, they were able to cancel without any adverse action and move out. This speaks positively to the management's understanding and flexibility in certain situations. Furthermore, the reviewer noted that "any time something happened, Nate sent a crew over to fix it," indicating a responsive maintenance service within the community. Based on this review, Hillsdale Estates appears to have a helpful and efficient management team, at least during this particular resident's experience.
In contrast, the second customer review presents a more critical perspective on Hillsdale Estates. This reviewer describes it as an "ok place to live" but emphasizes that it primarily operates on a "buy the trailer and pay for lot rental" model. They express a dislike for the "buy program" and mention that the owner lives in California and "only cares about the money." This suggests a potential disconnect between the ownership's priorities and the residents' needs, in this reviewer's opinion. However, they also acknowledge that "the manager does the best he can to take care of things," which aligns with the positive experience of the first reviewer regarding on-site management responsiveness. The second reviewer also states that the owner "doesn't want ANY NEW renters" and that the buy program is not favorable, which could be a significant consideration for those specifically looking to rent a manufactured home or an RV lot without purchasing. The reviewer mentions being "grandfathered in on rental from old owner" as the sole reason for their continued residency, implying that rental options might be limited or unavailable for new applicants.
For local users searching for "RV parks near me," these two reviews offer contrasting viewpoints on Hillsdale Estates. The positive review highlights good management and a smooth buying process (though the reviewer didn't complete a purchase), along with responsive maintenance. The negative review raises concerns about the owner's priorities, the buy program, and potential limitations on rental opportunities for new residents. The fact that the park is described as a "Manufactured Home Community and R.V. Park" suggests that it may accommodate RVs for long-term stays, but the emphasis in the reviews is primarily on manufactured home sales and lot rentals.
Given this information, local users interested in Hillsdale Estates as one of their "RV parks near me" should make direct contact using the provided phone numbers ((615) 633-4448 and +1 615-633-4448) to clarify the current availability of RV lots for rent, the terms of any rental agreements, and the services and amenities offered to RV residents. It would also be prudent to inquire about the "buy program" mentioned in the negative review if considering purchasing a manufactured home within the community.
Potential residents should also ask about the environment of Hillsdale Estates. While the reviews provide insights into the management and the buy/rental structure, they do not offer specific details about the physical layout of the park, the size and condition of the lots, the presence of communal areas or amenities (such as laundry facilities, restrooms, showers, recreational spaces), or the overall atmosphere of the community. These are important factors for anyone seeking a long-term living situation in an "RV park near me."
The discrepancy regarding the owner's attitude towards new renters in the second review is a significant point that prospective residents should address directly with the management. If new rentals are indeed discouraged, this would severely limit options for those who are not looking to buy a manufactured home. Understanding the current rental policies and availability is crucial before considering Hillsdale Estates as a viable option for long-term RV or manufactured home living.
In conclusion, Hillsdale Estates Manufactured Home Community and R.V. Park in Dixon Springs, TN, appears to be a community primarily focused on manufactured home sales and lot rentals, with potentially limited options for renting either manufactured homes or RV lots for new residents. While one reviewer praised the helpfulness of the on-site management and the responsiveness of maintenance, another raised concerns about the owner's priorities and the buy program, as well as potential restrictions on new renters. Local users searching for "RV parks near me" should contact the park directly to ascertain the current rental situation, the amenities offered to RV residents (if any), and to gather more information about the community environment and the terms of residency, whether renting a lot for an RV or considering purchasing a manufactured home.
It is essential for prospective residents to weigh the positive feedback about the management against the concerns raised about the owner and the buy/rental policies. Direct communication with the park management will be key to obtaining accurate and up-to-date information to make an informed decision about whether Hillsdale Estates meets their long-term living needs.

Hillsdale Estates Manufactured Home Community and R.V Park Reviews
I lived here for 2 years and I had a great experience. Nate Ellis was amazing and very helpful every step of the way, and made the buying process very easy. We ended up not being able to buy half way through the process and I was able to cancel the buying process of the trailer and move with no adverse action. Any time something happened, Nate sent a crew over to fix it. 10/10 recommend.
Apr 02, 2025 · Emilee KealohaOk place to live but it’s mostly buy the trailer and pay for lot rental. I don’t care for their buy program . Owner lives in CA and only cares about the money. The manager does the best he can to take care of things but owner doesn’t want ANY NEW renters and the buy program is not a good one. I won’t do it. I’m grandfathered in on rental from old owner is the only reason I’m still able to rent here.

Sep 08, 2018 · Michael HumphreyQuite, peaceful and very nice owners. Its kept fairly clean. If your looking for a mobile home area to live its nicer than most and its in between layfette and Hartsville.
Dec 02, 2016 · Samuel EdwardsNot exactly sure how to review this kind of place as there are folks homes and I was just visiting. I can say from what I could tell it seemed clean.
