Weatherly Estates Introduce
For local users in the Lebanon, Tennessee area who are exploring housing options and might be considering communities listed under the platform category "rv parks near me" (often including mobile home parks), Weatherly Estates, located at 271 Weatherly Dr, is a mobile home park that has received significant negative feedback from its residents in online reviews. This introduction aims to provide a detailed and objective overview of the community based on these firsthand accounts, highlighting the serious concerns raised regarding its environment, lack of services, problematic features, and apparent management issues, to strongly advise potential local users to exercise extreme caution.
Severely Negative Assessment of the Environment and Upkeep
One reviewer begins with a stark "Warning!" and immediately describes Weatherly Estates as "a dump." This individual claims to have been "misled by the websites and youtube videos that made it look well kept," asserting that the reality is far from this portrayed image. They strongly advise potential residents to "(Check the out youself)." The specific environmental issues highlighted include "garbage everywhere" and the presence of "stray cats and dogs pooping in yards and the streets!" The reviewer emphasizes the extent of the animal waste by explicitly stating "Yes...I said the streets!" This paints a picture of a community with significant issues related to cleanliness and the management of stray animals.
Further negative aspects of the environment are detailed, with the reviewer noting that "A lot of the people have 4 or MORE junky cars in their yards plus they will pull up in your yard to park. No boundries..." This describes a chaotic and disrespectful parking situation, where residents allegedly encroach upon their neighbors' property to park excess vehicles, many of which are described as "junky," suggesting an accumulation of inoperable or unsightly vehicles within the community. The lack of "boundries" implies a disregard for personal space and property lines.
The reviewer also raises concerns about the impact of this environment on property values, stating, "It doesnt matter how well you keep your home clean no one will want to buy yours with junkers on each side." This suggests that the overall state of disrepair and neglect in the community negatively affects the investment of individual homeowners within Weatherly Estates.
Serious Allegations of Vandalism and Management Inaction
Another long-term resident, who has owned a mobile home in Weatherly Estates since 2016, shares a deeply troubling experience. This reviewer states that they have "had issues with people vandalizing my property" and that despite involving "the police and the management from this location," nothing has been resolved or even adequately addressed ("at least tried so now im asked to either move my home or sell it that’s the solution the office gave me 👏"). This account raises serious concerns about the safety and security within the community, as well as the management's response to criminal activity affecting residents. The fact that the management's solution to repeated vandalism is to ask the victim to move or sell their home is particularly alarming and suggests a complete failure to provide a safe and secure living environment or to address resident complaints effectively.
The use of a clapping emoji ("👏") at the end of this statement conveys a strong sense of sarcasm and disappointment with the management's handling of the situation.
Complete Lack of Information on Services and Features
The provided reviews are entirely focused on negative aspects of the environment and management. As a result, there is absolutely no information available regarding any services or features that Weatherly Estates might offer. There is no mention of amenities such as a pool, clubhouse, laundry facilities, playgrounds, or pet policies (beyond the issue of stray animals). Similarly, there is no discussion of basic services like garbage collection (despite the observation of "garbage everywhere"), maintenance of common areas, or security measures (which contradicts the report of vandalism). The absence of any positive mentions of services or features further contributes to a concerning picture of the community.
Potential local users should assume that essential services might be lacking or poorly managed, given the overall negative tone of the resident feedback.
No Indication of Promotional Information
The overwhelmingly negative nature of the available reviews means that there is no positive feedback that could be construed as promotional information. In fact, the first reviewer explicitly warns people away from the community, urging them to "BEWARE!" and to "DRIVE THRU BEFORE YOU THINK ABOUT BUYING AND LIVING HERE!" This serves as a strong anti-recommendation rather than any form of promotion.
It is highly unlikely that Weatherly Estates would use the content of these reviews in any promotional materials. Local users should be extremely wary of any marketing that contradicts these firsthand accounts.
Critical Considerations and Strong Warnings for Local Users
Local users in Lebanon, TN, who encounter Weatherly Estates while searching under the category "rv parks near me" (likely including mobile home parks) must take the extremely negative feedback from residents with the utmost seriousness. The allegations of widespread garbage, uncontrolled stray animals, excessive junk vehicles and parking violations, vandalism, and ineffective (or even dismissive) management paint a picture of a community with severe and unaddressed problems.
The direct warning from one reviewer to "DRIVE THRU BEFORE YOU THINK ABOUT BUYING AND LIVING HERE!" is a crucial piece of advice that should be heeded by anyone considering this location. Potential residents should not rely on potentially misleading online presentations but should conduct a thorough in-person inspection to verify the current conditions.
The experience of the long-term resident who faced vandalism and was then asked to move by the management is particularly disturbing and suggests a fundamental lack of support and security for homeowners within Weatherly Estates.
Given these serious concerns, local users should strongly consider alternative housing options in the Lebanon area. If Weatherly Estates remains a consideration, a comprehensive investigation is absolutely necessary, including:
- Multiple visits to the property at different times of day to observe the actual environment, cleanliness, parking situation, and presence of stray animals.
- Attempting to speak with multiple current residents (beyond those who have posted online reviews) to get a broader understanding of the living conditions and management responsiveness.
- Directly and thoroughly questioning the management about their policies regarding garbage disposal, animal control, parking enforcement, security measures, and how they address resident complaints, particularly those involving vandalism or property damage.
- Checking with local law enforcement about any reported issues or high crime rates associated with Weatherly Estates.
Without significant evidence to the contrary obtained through personal investigation, the available reviews strongly suggest that Weatherly Estates may not provide a safe, clean, or well-managed living environment for its residents.
Conclusion Based on Severely Negative Feedback
Based on the overwhelmingly negative and concerning reviews from residents, Weatherly Estates in Lebanon, TN, appears to be a mobile home park with significant and unaddressed issues related to property upkeep, environmental cleanliness, stray animal control, parking management, resident safety, and management responsiveness. The direct warnings from residents advising others to avoid the community should be taken very seriously by local users exploring housing options under the "rv parks near me" category.
Potential residents are strongly urged to conduct thorough in-person due diligence and seek comprehensive information from multiple sources before even considering Weatherly Estates as a place to live. The current online feedback paints a picture of a community facing severe challenges that could negatively impact the quality of life and investment of its residents.

Feb 13, 2025 · Paloma LunaLot rent goes up every year to home owners and you have to pay for water which is not billed through city water services, Weatherly Estates installed their own water meters and pretty much charges an outrageous amount (whatever they want in order to pay for the trash "dumpsters" that everyone in Lebanon uses as a dump site) i live alone and my water was $90 for 1 month which is absurd!! You also have to pay city and county taxes on a property that you don't even own plus taxes every year on you actual home weather you own or have a mortgage on. There is no benefits such as lawn care, trash pickup, or maintenance for people that own their home. There is not adequate parking for each resident. They are no longer renting, only selling when anything becomes available from previous renters. There's always vandalism from the bad kids with nothing better to do and nothing is done about it even if you report it.
Jan 16, 2023 · Yvonne KempGuess it depends on what side you live on....The first time I never had an issue and loved it but strays run wild tearing up property and if you aren't renting you are left to pay to fix it. The roads are so clogged with so many people parking in the road and not in driveways or partially up on the curb. Noise, yeah we know trailers, paper thin walls, but come on many nights even during the middle if the week you can hear people and/ their music houses away... Complaints are constantly filed but it still happens.
Mar 17, 2022 · Amanda HolderWe (my 3 children, my husband and I) lived there for 7.5 years since June 2008 to January 2016. We loved it. It was so hard for us to move from there but we had to move to Texas (if not, we still would live there!!!). We miss the pace, the neighborhood and the staff. The staff were always great!!! They are excellent persons!!!
