The park can be contacted at phone number (817) 476-0718 or mobile phone +1 817-476-0718.
However, it is important for prospective residents to carefully review the recent feedback from individuals who have experience living at Joshua Ranchettes Estates. The available reviews raise concerns regarding management practices, rule enforcement, noise levels, pet policies, and a perceived negative shift in the community atmosphere over time.
One reviewer expresses frustration with the management's handling of property damage caused by children. They state, "If u don't mind your property getting tore up by kids and because of a language barrier Officer Bright would not even look into it. So it continues." This suggests a lack of effective management intervention in addressing issues of property damage and raises concerns about communication and responsiveness to residents' complaints.
The same reviewer further criticizes the management's approach, noting, "This place is a joke. They run it like it's a home owners association. It's a trailer park, nobody is bragging about living here." This indicates a potential disconnect between the management's expectations or enforcement style and the nature of a mobile home park community. The refusal to provide park rules and regulations ("They refuse to give out the trailer park rules and regulations") is also a significant concern, as it leaves residents unaware of the community's guidelines and potentially subject to inconsistent enforcement.
The reviewer also reflects on a perceived decline in the quality of living at Joshua Ranchettes Estates, stating, "This place wasn't always such a bad place to live. I think these kind of people are in the wrong profession. They like to have power over people and tell them what to do, maybe you should have been in city government." This suggests dissatisfaction with the current management's attitude and approach to residents.
Another long-term resident, who has lived in the community for ten years, echoes this sentiment of decline. They recall a time when Joshua Ranchettes Estates "used to be a wonderful community. A nice quiet place where people could retire and enjoy country living." This paints a picture of a previously peaceful and desirable environment.
However, this long-term resident notes a change in the community's atmosphere, attributing it to new residents: "Now, I guess the city folk decide to move on in and they bring their loud booming car stereos blasting late at night, cats running all over the place and people speeding through the neighborhood." This indicates emerging issues with noise disturbances, uncontrolled pet populations, and unsafe driving within the community, which are negatively impacting the quality of life for some residents.
The long-term resident concludes with a sense of disappointment, stating, "Breaks my heart." This underscores the significant negative impact these changes have had on the established community and the residents who valued its previous peaceful nature.
Based on the available customer reviews, local users searching for ‘RV parks near me’ in Joshua, TX, should be aware of the following potential concerns regarding Joshua Ranchettes Estates:
- Management Issues: Allegations of ineffective handling of property damage, a perceived overreach in management style resembling a homeowners association, and a refusal to provide park rules.
- Rule Enforcement: Concerns about inconsistent or unfair application of rules, particularly regarding property damage caused by children.
- Noise Disturbances: Complaints about loud car stereos late at night disrupting the peace.
- Pet Concerns: Issues with cats running freely throughout the neighborhood, potentially indicating a lack of enforcement of pet policies.
- Safety Concerns: Reports of speeding within the neighborhood.
- Changing Community Atmosphere: A perception among long-term residents that the community has become less quiet and less desirable over time.
- Communication Barriers: A mention of a language barrier affecting the handling of a property damage issue.
For prospective residents considering Joshua Ranchettes Estates, it is crucial to weigh these concerns carefully. The reviews suggest a community that may be facing challenges related to management effectiveness, rule enforcement, and maintaining a peaceful living environment. The contrast between the experiences of long-term residents and the issues raised in more recent feedback indicates a potential decline in the overall quality of life within the park.

Apr 16, 2024 · HaileyI have been out here 10 years and this used to be a wonderful community. A nice quiet place where people could retire and enjoy country living. Now, I guess the city folk decide to move on in and they bring their loud booming car stereos blasting late at night, cats running all over the place and people speeding through the neighborhood. Breaks my heart.
May 17, 2024 · Cynthia HallI don't ever want to move! The community is great, it's peaceful and safe. The neighbors are great and social. My landlord is always there quickly if I have an issue. I plan to try to buy one of the homes here in the future!
Mar 04, 2020 · Amber SMassive drug issue. The fix it man is selling drugs and using. Two other tenants are selling drugs. Police do not care and the owner does not care. I consider living there at one point. After seeing my friends experience it became clear that this is not a place to be. The owner sold a trailer to a tenant with out repairing it ( not my friends). They agreed to repair it and the repairs have not been completed in a timely manner (tenant told me it has been 7 months) . I spoke with the tenant before writing this review. My friends trailer had an attempted robbery twice and nothing was done to assist in fixing the issue. I also heard second hand that another ternate was given a gun by the owner to defend her self instead of actual help. I have spoken with three other people who have noted the drug problem with the fix it man. This has potential to be a really nice area, but the drugs have been a major issue. With out cleaning that up this place will just rot in it's own time. There are other location to rent that are close in price. It really is a shame because there is so much potential here. My experience interacting with the management of this park has been overwhelming negative. The land and the country feel is nice. That is about the only positive. A lot of the comments feel safe, but that is likely the police drive by the owner has going on. It has done nothing. As a response to the owner response: I have the right place; the park is owned by Larry Taylor. Your team and park have a massive drug problem and you have had 3 brake-ins. I have had two people in the park offer me drugs. I have contacted the authorities and nothing is productive. As much as you may wish to damage control the situation. I will not stand for it until you and your staff do the right thing. Clean your selves up and get off drugs. I hate dishonesty and that is what you have just shown me. This is not a professional response to a honest review. It is someone hiding a problem that is entirely solvable.... I am sorry you have chosen such a poor path to follow. May god help you and your staff kick the habit.
Mar 03, 2021 · James ThomsonWe're currently looking to move here and it looks absolutely beautiful, definetly a great place for a family! Although does anybody by chance know a way to contact Larry directly?
