I wouldn’t recommend living here she is money hungry and after money . We lived there for a year and we had nothing but negative things to say about this place . We loved it at first but then she started acting different and asking for more money and after we payed off the washer and dryer we payed a extra $200 a month for she refused to give it to us even though we paid for it after we moved into a different trailer in the same park and also wanted a extra $500 pet deposit even though we were still in the same park just a different trailer and already paid the $500 pet deposit when we first moved in to the first trailer we lived in . Then we were told we had to pay extra a month to have 3 cars even though one of them was my husbands work truck and we were told by the manager we had to get rid of one of our personal vehicles. When we first moved in to the second trailer they stated they cleaned the carpet but it stank like cat pee and was really strong when you first walked in the trailer . We told them multiple times about it and was told “ we deep cleaned the carpet and we can clean it again but that’s all we can do” so I wouldn’t recommend living there to anyone management is god awful and disrespectful. My husband asked for the washer and dryer and we told them we were moving out and she slammed our glass door of the trailer in my husband’s face while my kids were home . Then after 5 months of us not living there she claimed we tried to burn her house down when we haven’t lived there in over 5 months and she’s had multiple people live there after us and she just texted us that 5 months after we moved out after we have pictures of the house cleaned and everything turned off . She is unprofessional and a money hungry person . - Chasssie Scott

The Oaks On Henderson Introduce

For local individuals and families exploring housing options within the category of "RV parks near me," it's important to differentiate between recreational vehicle parks and mobile home parks. While the platform category might include various types of residential communities, this introduction focuses on The Oaks On Henderson, a mobile home park located at 2023 E Henderson St, Cleburne, TX 76031, USA. It's crucial for prospective residents to understand that mobile home parks typically offer long-term or permanent housing solutions, often with different amenities and regulations compared to RV parks that cater more to temporary stays.

To get in touch with The Oaks On Henderson, you can call them at (817) 507-5583 or their mobile number +1 817-507-5583. These contact details can be used to inquire about lot availability, leasing terms, and any specific questions you might have about the community.

Based on the available reviews from former residents, it's essential to approach an evaluation of The Oaks On Henderson with caution, as the feedback presents significant concerns regarding management practices and living conditions. One detailed review expressed a highly negative experience, describing the management as "money hungry and after money." This former resident recounted multiple issues during their year of living at the park, including unexpected additional charges, disputes over payments for appliances, and an additional pet deposit request within the same park but for a different trailer.

Furthermore, this reviewer reported being told to get rid of one of their three vehicles, even though one was a work truck, and facing extra monthly charges for having three vehicles. The condition of a second trailer upon moving in was also criticized, with complaints about a persistent cat urine odor despite assurances of carpet cleaning. Communication issues were highlighted, with the management allegedly offering only to reclean the carpet without resolving the underlying smell.

The negative experience culminated in an alleged incident where the manager "slammed our glass door of the trailer in my husband’s face" while their children were present, following a discussion about moving out and the return of a washer and dryer. Shockingly, five months after moving out, the former resident claimed to have received a text message accusing them of trying to burn down the property, despite not having lived there and multiple other occupants having resided there in the interim. This paints a picture of highly unprofessional and potentially volatile management.

Another review corroborated some of these concerns, listing "no onsite maintenance" as a significant con, stating that residents are "normally charged for repairs." This lack of readily available maintenance could lead to additional costs and inconveniences for residents. The same reviewer also pointed out that the owner issues internet passwords with no option for residents to change them, raising potential privacy concerns. Additionally, the lease reportedly includes monthly unannounced "safety" inspections, and mailbox keys are issued by the owner through a private lock company, not the post office, which could also be a point of concern for some residents regarding mail security and access.

The practice of charging an extra $200 per month for six months for a washer/dryer installed in most units, with this amount not included in the initial rent, was also highlighted as a negative aspect. This could significantly increase the actual cost of living at The Oaks On Henderson. Finally, this reviewer expressed a strong belief that there is "about a 5% chance that you will get any part of your deposit back upon move out, under any circumstances," which is a serious financial consideration for prospective tenants.

In response to a prior version of their review, this former resident emphasized the accuracy of their statements and claimed to possess documentation to support their claims. They clarified that their concern about internet was regarding privacy due to the unchangeable passwords and reiterated the issue with mailbox keys being controlled by a private lock company. The lack of onsite maintenance, with residents and office staff allegedly being asked to perform repairs, was also restated, along with a disagreement with any assertion of widespread "happy residents."

The only "pro" mentioned in the reviews was that the "exterior of property is well maintained." While curb appeal is important, the significant concerns raised about management practices, potential hidden costs, lack of maintenance, and privacy issues appear to outweigh this single positive aspect.

Given the overwhelmingly negative feedback regarding management conduct, financial transparency, maintenance, and privacy, local users searching within the broader category of "RV parks near me" but considering a longer-term stay in a mobile home should exercise extreme caution when considering The Oaks On Henderson. The experiences reported by former residents suggest a potentially stressful and costly living situation.

Prospective residents are strongly advised to conduct thorough due diligence before making any commitments. This should include contacting the management directly using the provided phone numbers to ask detailed questions about all fees (including rent, utilities, appliance rentals, pet deposits, and any other potential charges), maintenance procedures, internet access, mail handling, lease terms, and the deposit return policy. It would also be highly beneficial to visit the property in person to assess the current conditions and, if possible, speak with current residents to gain a more comprehensive understanding of the community from their perspectives.

In conclusion, while The Oaks On Henderson is located in Cleburne, TX, and might appear as a housing option for those searching within a broad category like "RV parks near me," the overwhelmingly negative reviews concerning management, hidden costs, lack of maintenance, and privacy issues should be taken very seriously. Local users seeking a mobile home park are urged to proceed with extreme caution, conduct thorough personal investigation, and consider all available options before deciding to reside at The Oaks On Henderson.
