Kings Estates Introduce
For those exploring housing options within the "RV Parks Near Me" category in Greenville, South Carolina, Kings Estates, located at 600 Hunts Bridge Rd, Greenville, SC 29617, USA, presents itself as a 55 plus mobile home community. You can reach them at (864) 246-4443 or their mobile number, +1 864-246-4443, for inquiries. While Kings Estates operates as a mobile home park catering to residents aged 55 and over, individuals searching for "RV Parks Near Me" for long-term living might find this community relevant, especially if they own a mobile home or are considering purchasing one within a senior-focused environment.
Based on recent customer reviews, it's important for prospective residents to be aware of significant changes and concerns regarding the management and associated costs at Kings Estates. Feedback indicates that the community was once considered a "nice 55 plus community" before being acquired by "BIG management." This change in ownership appears to have led to several issues that potential residents should carefully consider.
One of the primary concerns raised in the reviews involves the Homeowners Association (HOA) fees and additional charges. Residents reportedly pay rent for their lot, along with separate fees for trash pickup (stated as $17.00) and water/sewer, which is charged per person, with one recent instance cited as $99.00. Additionally, there is a reported outbuilding rent of $100.00. The reviewers emphasize that despite these various fees, there is a perceived lack of upkeep within the community. Specific examples include "terrible" roads, down trees remaining from October, and streetlights that are not functioning. This suggests a discrepancy between the costs incurred by residents and the maintenance and services provided by the management.
Furthermore, there is mention of rent increases, with a future increase reportedly scheduled for October. This, coupled with the existing fees and the lack of perceived upkeep, has led to concerns among residents, particularly long-term ones who own their homes. The feedback suggests that the new management is not adequately considering the financial strain on older residents, some of whom have lived in the community for 30 to 40 years and are struggling to afford the rising costs. The total estimated cost of rent per month, including these additional fees, is reported to be between $600 and $800.
Another reviewer echoed these sentiments, expressing disappointment with the way the new owners are managing the community. There is a sense that the initial appeal of Kings Estates as a "nice quiet place" for seniors who sought a low-maintenance lifestyle (having sold their previous homes to avoid yard work, etc.) is being eroded by the new management's practices. The reviewer anticipates that residents will have to deal with "a bunch of non sense" from the new owners, further underscoring the negative impact of the management change on the community's atmosphere and quality of life.
For individuals searching for "RV Parks Near Me" with a focus on a 55 plus community setting for long-term mobile home living, the information regarding Kings Estates presents a cautionary picture. While the community is age-restricted and located in Greenville, SC, the reported issues with high and increasing fees, lack of upkeep, and perceived disregard for long-term residents are significant drawbacks that prospective residents must weigh carefully.
Given these concerns, anyone considering Kings Estates as a potential residence should conduct thorough due diligence. This should include:
- Contacting the management directly at the provided phone numbers to inquire about the current lot rental fees and all other associated charges (HOA fees, trash pickup, water/sewer, outbuilding rent, etc.). It is crucial to get a clear and comprehensive breakdown of all monthly costs.
- Asking about the frequency and amount of any recent or planned rent increases.
- Inquiring specifically about the upkeep and maintenance of the community, including the roads, common areas, and street lighting. It might be beneficial to ask for a timeline for addressing the issues mentioned in the reviews, such as down trees and non-functional streetlights.
- Understanding the terms of the lease agreement and the policies regarding HOA fees and any other assessments.
- If possible, visiting the community in person to assess the condition of the roads, landscaping, and overall environment. Observing the functionality of amenities like streetlights would also be advisable.
- Attempting to speak with current residents (if feasible) to get firsthand accounts of their experiences with the new management and the living conditions in the community.
While Kings Estates is advertised as a 55 plus community, which can be an attractive feature for seniors seeking a peer group and potentially age-related amenities, the negative feedback regarding management practices and increasing costs suggests that the reality might not align with the initial appeal. For those in the "RV Parks Near Me" category who are specifically looking for a senior mobile home community, it would be wise to compare Kings Estates with other options in the Greenville area to ensure they are making an informed decision based on the most current and accurate information.
The fact that residents own their homes but rent the land underscores the importance of transparent and fair management practices. The reported lack of care for long-term residents and the increasing financial burden could lead to a challenging living situation, despite the initial attraction of a 55 plus community.
In conclusion, Kings Estates in Greenville, SC, is a 55 plus mobile home community that has reportedly undergone changes in management, leading to concerns about high and rising fees, inadequate upkeep, and a perceived lack of consideration for long-term residents. Individuals searching within the "RV Parks Near Me" category who are considering this community for long-term mobile home living should proceed with caution, conduct thorough inquiries, and ideally visit the property to assess whether it meets their needs and expectations, especially in light of the recent negative feedback.

Kings Estates Reviews
Kings Estates was a nice 55 plus community before BIG management bought the place. HOA fees are crazy, you pay rent, trash pickup(17.00), water/sewer (per person, last one was 99.00)and out building rent of $100.00. No up keep. The roads are terrible, down trees from October and street lights not working. Plus rent is going up again in October.. management does not cares about the older folks who have lived here 30 -40 years and can't afford the rent and extras... keep in mind the people own their homes. Total cost of rent per month between $600 - $800..
Feb 14, 2025 · Mary GriggsIt is a shame the way the new owners are doing there are folks that have sold their homes to live in a nice quite place. I know a couple he is 90 and she in her late 80s. They sold they home in a different county several years back so they would not to worry about the yard and excd. The people are going to have to deal with a bunch of non sense of the new owners
Jul 02, 2023 · Regina GreenThis Use to be a great park for the Seniors but now new owners and new policy you can t have any company because they can’t park anywhere there if you have 2 cars in your driveway… they are going up on Lot rent to 500.00 a month.. the new owners are telling the elderly that if u don’t like the rules you can move!! These people have bought their homes and they have lived there for years!!
Feb 08, 2023 · Patricia LawsonOne hell of a trailer park!? Actually it is the most quiet neighborhood near downtown. Just dropped off someone through the Uber app.
Dec 18, 2021 · Josh HillI don't live here, but I know people that do and this is seriously the coziest, most peaceful trailer park
