Welcome Creek Mobile Home Park Introduce
For individuals searching for "RV Parks Near Me" in the Greenville, South Carolina area, Welcome Creek Mobile Home Park, situated at 220 Old Grove Rd, Greenville, SC 29605, is a mobile home park that has garnered significant negative feedback in recent customer reviews. While the primary purpose of Welcome Creek Mobile Home Park appears to be long-term mobile home rentals, those exploring "RV Parks Near Me" for extended RV stays might encounter this community. However, the strong concerns raised in the available reviews necessitate a very cautious approach and thorough consideration before making any decisions.
The provided customer reviews do not offer any insights into the physical environment of Welcome Creek Mobile Home Park. Information regarding the layout of the park, the spacing of lots, landscaping, common areas, or the overall aesthetic is absent. Therefore, it is impossible to provide an objective description of the park's environment based solely on the given data. Factors such as noise levels, cleanliness, and the presence of natural amenities remain unknown.
Similarly, the reviews do not detail the standard services and features one might expect from a mobile home park or an "RV Park Near Me." Typically, such services include utility hookups (water, electricity, sewer), waste management, and road maintenance. Features can vary but might include laundry facilities, community rooms, or recreational spaces. For RV users specifically, the availability and type of RV sites, the amperage of electrical hookups, and the size of the lots are critical considerations. These details are not addressed in the provided feedback.
The overwhelming focus of the available customer reviews is on highly negative experiences with the park's management and financial practices since "Welcome Creek has taken over." One reviewer states that the park "really sucks" due to "made up rules" implemented by a property manager named Won, who is described as being primarily focused on "taxing people on every thing they can to make money." This includes allegations of charging for items supposedly covered in lease agreements and a policy of quickly threatening eviction for minor infractions, allegedly exploiting the financial vulnerability of residents on fixed incomes who cannot afford to move their homes.
A particularly concerning accusation is that the management intends to take possession of these immobile homes after 90 days of eviction and then rent them out at significantly higher rates ($800-$1000 monthly). This suggests a potentially predatory business model that prospective residents, including those considering long-term RV stays, should be extremely wary of.
Another significant complaint concerns the water billing practices. The reviewer claims that the water bills are consistently inaccurate, alleging that the meters are not read properly. Furthermore, there is an accusation that the park-owned homes do not receive water bills, implying that these costs are unfairly passed on to the residents who own their homes on rented lots. This raises serious questions about the transparency and fairness of the utility charges at Welcome Creek Mobile Home Park.
Adding to the financial grievances is a complaint about a "$25 dollars a month" pet fee, even for pets that remain inside owner-occupied homes. The reviewer questions the justification for such a fee based on potential damage to the rented lot, suggesting it is an unreasonable additional charge imposed by the management.
The second review corroborates the negative portrayal of the current ownership, labeling them a "con." This reviewer echoes the concern that the owner is attempting to force out residents who own their mobile homes, knowing they are on fixed incomes and cannot afford to relocate their properties. The alleged goal is to seize these homes and rent them out at much higher monthly rates. This further reinforces the serious allegations of exploitative practices.
This second reviewer also mentions that the management is issuing frequent "citations" to homeowners for improvements to their own properties while neglecting the maintenance of the park-owned "DUMP TRAILERS." This perceived double standard and lack of investment in the park's overall condition, coupled with pressure on homeowners for upgrades, contributes to a negative living environment. The situation has reportedly escalated to the point where residents are considering legal action to protect their homes from the owner's alleged schemes.
Given the overwhelmingly negative and serious nature of the complaints in the available reviews, Welcome Creek Mobile Home Park cannot be recommended as a suitable option for those searching for "RV Parks Near Me" or long-term mobile home rentals without significant further investigation and a clear resolution of the issues raised. The allegations of unethical management practices, unfair fees, questionable utility billing, and potential eviction tactics paint a deeply concerning picture of the living conditions and management style at this park.
There is no promotional information provided for Welcome Creek Mobile Home Park in the given data. Individuals who might still consider this location, despite the severe warnings in the reviews, should contact the park directly using the provided phone numbers: (864) 360-4738 or +1 864-360-4738. When calling, it would be essential to inquire specifically about the current management policies, the handling of fees and utility billing, the enforcement of rules, and the terms of any lease or rental agreements. For those interested in bringing an RV, specific questions about RV site availability, hookups, and any regulations pertaining to RVs would be crucial in light of the reported issues affecting mobile homeowners.
In conclusion, the limited information available for Welcome Creek Mobile Home Park, located at 220 Old Grove Rd, Greenville, SC, consists entirely of highly negative customer reviews detailing serious allegations of unethical management practices, unfair financial dealings, and potential exploitation of residents. For individuals searching for "RV Parks Near Me" or considering long-term residency, these reviews serve as a critical warning. Extreme caution and thorough, independent investigation are strongly advised before considering Welcome Creek Mobile Home Park as a potential living option.

Welcome Creek Mobile Home Park Reviews
This place really sucks , ever sense welcome creek has taken over its been nothing but made up rules by property manager name won who is all about. Trying to tax people on every thing they can to make money and is quick to say u will be evicted for anything knowing most. Of the. People who stay here r on fixed income and can't afford to move there home so guess what they will take it and rent it out them selves . Water bill is never even close each month ,They don't read the meters !!! And the homes thar they own don't even get a water bill so guess who is paying for there bill...and who have ever heard of a pet. Fee of 25 dollars a month and u own your home and the pet stays inside of your home but they tax 25 extra dollars for there lot ...what is a pet going to mess up on a lot that would coast u that much money ... so my advise don't make that mistake of moving here
Jul 02, 2019 · Bo BoiterThis used to be a good place to live but the current owner is a con! Their trying to make all the people that own their mobile homes move because they know everyone that owns their homes are on fixed income & can't afford to move their home so the owner will take possession after 90 days & charge another family $800-$1000 monthly rent. Keeps handing out citations to everyone that owns their homes to do improvements to THEIR home but doesn't do anything to the DUMP TRAILERS he owns, it's so sad but we are having to resort to legal actions to have anything done before the owner screws everyone out of their homes!
Aug 01, 2019 · Team Toxic MinisThis is not a family friendly mobile home park. They tell you that the kids can’t have swing sets, trampolines, basketball goals etc. And the kids can’t ride their bikes in the road. These people are a rip off. You pay your own water bill but can’t wash your car. You also have to pay a pet fee for a pet that’s in your own home that you own. And no the lot rent isn’t $210 they went up to $245 plus water and $25 if you have a pet. Then they came around and gave out citations telling you that you have to paint and pressure wash and do other things to your trailer in 3wks. This is the worst place to live. I WOULD NOT RECOMMEND MOVING HERE!!!
Aug 02, 2019 · Katrina MendezIt’s terrible! They are full of it! They keep raising the price, now make you pay for your own water, which they regulate, cut your own grass.. nothing has been done to up keep the mobile home park! Every month it’s a new charge.. extra car 35$ ,,, and I only have 1 car! They have purchased an area that lives in poverty, and keep upping the price! It’s unfortunate they get rich off the poor!
