Update as if 10/24/2024. The HOA fees are well over $1K a month to live here and the guest parking situation is terrible!! You have get permission from the office and request a paper parking pass to have an overnight guest with a car. The guest’s car can only park overnight from 10:00PM to 8:00AM. We still have lots of water main breaks and they never replaced the fountain in the big pond. I don’t think they plan on replacing either. It’s a shame it was very pretty.Updating review as of 10/15/22. We have lived here 4.5 years and we keep having water main breaks in our backyard. The water is constantly being shut off. Hopefully we don’t have a sink hole.Lake Haven is a very nice place to live however, as with all community living there are many rules and a very small HOA group that runs the show. (There are 3 separate parks within the community and each have their own social clubs which are a lot of fun!) The main HOA at Lake Haven very rarely has meetings with all 3 parks to solicit the homeowners opinions and ideas. In addition, the HOA here does not accept electronic communications, there is no email address or website for the HOA. All items must be communicated in person or in writing leaving no audit trail or accountability. They are very old school as is the the office management. The office management has had lots of employee turnover in the one year that we have been living here. Things have been falling off their radar and there has been little to no park management at all. The park used to look a lot nicer when we first moved in and now the Palm trees at the main entrance or no longer lit up at night and quality of the landscaping has been deteriorating. The shuffleboard courts are a huge eyesore and we have even had some homeless squatters living in them! In my opinion they should be torn down and made into additional parking. Other things to be aware of here is that having 2 cars and guests that visit overnight can become a problem very quickly as parking is very limited. The rule is they will tow your car for $200. if you are parked it on the street after 10:00 p.m. You also have to plan ahead and get a hand written paper guest pass for your guests vehicles if you plan on overnight guests and then hope that there is parking near the pool available for your guests. If you buy a house here please make sure you can park all of your vehicles in your driveway or you will have issues. Also, there are 3 pools but only one is heated and not all of them are lit up at night. There are also a lot of water main breaks that happen, maybe once every 6-8 weeks and when that occurs we are without water for a few hours while they fix it. The HOA fees range from $740 to $850 depending on where in the park your house is located. Make sure you know your total HOA fees before buying here. Make sure you know what the HOA fee will be after they add in all fees such as water and taxes etc.. and ask how much the increase will be each year. If you can afford the very high HOA fees and don't mind close community living with mediocre amenities then it’s a great place to live and you certainly can’t beat the location to downtown Dunedin!!! - MaryLu Gaughan
