Lake Park Estates Mobile Home Introduce
If you are looking for "RV parks near me" that also include mobile home living options in the Niles, Ohio area, Lake Park Estates Mobile Home, located at 70 Valencia Dr, Niles, OH 44446, USA, is a residential community to consider. However, it is essential to carefully evaluate the feedback from former and current residents to gain a comprehensive understanding of the living experience offered.
One former resident who lived at Lake Park Estates in 2021 shares a somewhat bittersweet recollection, noting that it "holds a special place" in their heart as their first independent home with family. This personal connection indicates that the community may have some positive aspects or a sense of initial belonging for some residents. The reviewer mentions keeping their trailer "very clean, well kept & decorated," suggesting a personal investment in their living space and a desire to maintain a pleasant environment.
Despite this initial positive sentiment, the same former resident details significant issues encountered during their tenancy. These problems included pre-existing structural damage to their trailer, such as "water damage, holes in walls, broken windows in my daughters room" that were not discovered until four months into their stay. The presence of a "wasp nest behind the blinds" further indicates potential neglect in property maintenance or inspection prior to occupancy. These structural and maintenance issues detract significantly from the quality of living.
Beyond the condition of their own trailer, this former resident also reports negative experiences with the surrounding environment and management. They describe "loud" neighbors who "left trash all over our property," suggesting a lack of community standards or enforcement regarding cleanliness and neighborly conduct. The reviewer recounts a concerning interaction with the manager, who allegedly came to their house "screaming and threatening to kick us out" because their boyfriend had asked the neighbors to refrain from littering their property. This behavior from management is unprofessional and indicates a potentially hostile environment for residents who attempt to address issues within the community.
The negative experiences continued during the move-out process, with the former resident claiming the manager "tried to charge me extra money too, that I know for a fact was for her own pockets." This serious accusation of financial impropriety and a demand to vacate two weeks earlier than the lease required further underscores a problematic relationship with the management. The fact that the extra charge was never pursued after the resident refused to pay suggests its illegitimate nature.
The former resident concludes by stating they "Would consider moving back under new management," indicating that the issues were primarily attributed to the management at the time. However, they also note a concerning observation: "but it seems like people are still having issues with new management," suggesting that the problems may be systemic or that changes in management have not resolved the underlying issues.
This concern is echoed by a current resident who states, "I currently live here, moving though. The management is no good." This concise yet powerful statement reinforces the ongoing issues with the park's administration. The current resident describes an alarming incident where the manager allegedly "Showed up to my house with half her family trying to fight us over some hear/say." This behavior is highly unprofessional, intimidating, and creates an unsafe and hostile living environment for residents.
Furthermore, the current resident claims that "They fix NOTHING but complain if your grass isn't cut weekly." This highlights a potential imbalance in management priorities, focusing on superficial aesthetics while neglecting essential maintenance and repairs. The stark warning, "Don't move here if your not related to management because you will not enjoy your time here," suggests a biased and potentially unfair treatment of residents based on their connections to the management, fostering a divisive and unpleasant community atmosphere.
Considering these reviews, Lake Park Estates Mobile Home appears to be a community with significant and ongoing challenges related to management conduct, property maintenance, and neighborly relations. While one former resident holds a nostalgic connection to their initial experience there, the detailed accounts of mismanagement, intimidation, and unresolved maintenance issues paint a concerning picture for prospective residents.
To provide a balanced overview based on the available information:
- Past Positive Initial Experience (Tempered by Issues): One former resident had a positive initial experience but encountered significant problems with property condition, neighbors, and management.
- Serious Management Concerns (Past and Present): Both former and current residents report issues with management, including unprofessional behavior, intimidation, potential financial impropriety, and neglect of maintenance requests.
- Poor Property Maintenance: Reports of pre-existing damage, unresolved maintenance issues, and pest problems (wasp nest).
- Negative Neighborly Conduct: Complaints about loud neighbors and littering.
- Potential Bias in Treatment: A current resident suggests that those not related to management may face unfavorable treatment.
For individuals searching for "RV parks near me" or mobile home communities in the Niles, OH, area, Lake Park Estates Mobile Home presents a situation with considerable risks. The consistent negative feedback regarding management behavior and the lack of adequate maintenance should be a significant deterrent. Prospective residents are strongly advised to exercise extreme caution and thoroughly investigate the current conditions and management practices before considering this community. Visiting the park, speaking with multiple current residents (if possible), and carefully assessing the visible state of the properties and common areas are crucial steps in due diligence.
Given the serious nature of the allegations and the consistent negative experiences reported, it is impossible to recommend Lake Park Estates Mobile Home at this time. The available information does not suggest a positive or well-managed community. Therefore, no promotional information or positive features can be objectively presented. Instead, the focus must remain on the significant concerns raised by those who have lived or are currently living in the park. Prospective residents should prioritize their safety, comfort, and financial well-being by thoroughly researching alternative options in the Niles, OH, area.

Lake Park Estates Mobile Home Reviews
I lived here in 2021, it’s holds a special place in my heart because it was my first place on my own with my family. I had my trailer very clean, well kept & decorated but couldn’t get past the water damage, holes in walls, broken windows in my daughters room that we didn’t know about until 4 months in. There was a wasp nest behind the blinds. The neighbors were loud and left trash all over our property. The manager came to my house screaming and threatening to kick us out because my boyfriend asked our neighbors not to do that. While moving out she tried to charge me extra money too, that I know for a fact was for her own pockets. She told me I have to be out of the trailer 2 weeks earlier than when I would actually have to leave based on my month to month lease. I never paid her the money to stay one extra day & never heard about it afterwards so I know that it was for her own personal gain. Would consider moving back under new management, but it seems like people are still having issues with new management.
Apr 28, 2023 · Taylor PachellI currently live here, moving though. The management is no good. Showed up to my house with half her family trying to fight us over some hear/say. They fix NOTHING but complain if your grass isn't cut weekly. Don't move here if your not related to management because you will not enjoy your time here.
Aug 28, 2021 · Travis HopperI lived here months ago and was ripped off by the old manager, she gave us eviction notices that never existed and charged us for bills that weren't even real for her own profit, new management talked to me and my bf and said after we moved we'd get our deposits back, and now they ignore our phone calls and haven't sent us a dime. Place is ghetto and a joke, I will be speaking to people about the ordeal
Nov 17, 2022 · AutumnImo:Stunningly Condemned trailers with a salvage titles, beautifully pothole filled roads, and a general "thats not my problem" attitude from management. Expected to rebuild update and maintain whats yours but the park doesn't properly or timely do the same to what they are responsible for. Poorly maintained utility systems with breaking water mains and water outtages every winter for 15 years +. Poor management, poor facilities, poor utilities, poor condition of residences. Tennant's are sometimes extremely trashy. Forced to subscribe to ATT for internet and no chance of cable tv but sat is optional. Historically aweful cell service in the park. One should explor all other options first. Had a better time living homeless in a tent!
May 08, 2022 · Jordan SwartzI live here and think it a great place to live. I've lived here since 2009. As long as you pay your rent, keep your property up and obey the park rules you have no problems.
