Manor Hill Manufactured Home Community Introduce
For individuals and families exploring "RV Parks Near Me" with a specific interest in long-term residency or the placement of manufactured homes, Manor Hill Manufactured Home Community in Eden, WI, presents itself as a community option. Located at 63 Manor Hill Dr, Eden, WI 53019, USA, and contactable via phone at (920) 477-4663, this community primarily caters to those seeking a permanent or semi-permanent living solution rather than transient RV camping. It is crucial to understand that a manufactured home community operates distinctly from a traditional RV park, focusing on established residency and community living, where residents typically own their homes but lease the land.
The environment of Manor Hill Manufactured Home Community is situated in Eden, Wisconsin, a location that offers a small-town atmosphere. The community is likely characterized by a layout of individual lots, each designed to accommodate a manufactured home, creating a residential neighborhood feel. The general expectation for such communities is a managed environment, where common areas are maintained. While specific details on the natural elements of Manor Hill are not extensively detailed, manufactured home communities often feature some degree of landscaping, individual yard spaces, and internal roads. The overall ambiance would lean towards a residential setting rather than a recreational one, with the sounds and sights of a neighborhood. However, public reviews provide some subjective insights into the perceived environment, with one mentioning "Every little thing our family does is wrong" and strict rules regarding external appearances, like not being able to "use blankets for the windows even when you cant afford curtains." This suggests an environment where aesthetic standards and community rules regarding individual lot appearance are rigorously enforced. Another review points to a manager's vehicle with a "locally hated" sticker, which, while anecdotal, could contribute to perceptions of the community's overall atmosphere. The requirement for lawns to be mowed "once a week" also points to a clear emphasis on maintaining a tidy and uniform appearance across the community. This indicates an environment that prioritizes order and adherence to specific guidelines, which might appeal to some while being perceived as overly restrictive by others.
Manor Hill Manufactured Home Community provides core services typical of a residential manufactured home park. For residents, the park facilitates access to essential utilities, which are typically managed through individual connections at each home site. This includes services such as water, sewer, and electricity. While the specific arrangements for these utilities (e.g., whether they are sub-metered, included in lot rent, or billed separately) would need to be confirmed directly with park management, providing utility connections is a fundamental service for long-term residency. A central service offered by such communities is the provision of a leased lot, allowing individuals to place their manufactured homes on the property. Residents pay a periodic (usually monthly) lot rent for the use of this land. Management of the community is also a key service, involving the enforcement of park rules and guidelines, communication with residents, and addressing community-wide issues. However, reviews indicate concerns regarding the professionalism and consistency of management. While the expectation is for management to act as a fair and impartial authority, a review states, "Unprofessional management. They say one thing, then do another. Property manager's family does not abide by rules/guidelines. Manager gossips about tenants to other tenants." These comments suggest a perceived inconsistency in rule enforcement and professional conduct. Furthermore, the emphasis on rules, such as mandatory weekly lawn mowing, implies that maintenance of common areas and adherence to aesthetic standards are important services that the park expects from its residents, with potential for notices or enforcement actions for non-compliance. Waste management services would typically be coordinated for the community, either through a park-provided service or arrangement with local municipal collection, but specific details would need to be verified. The primary service is providing a regulated and managed environment for stable, long-term manufactured home living.
The features of Manor Hill Manufactured Home Community are centered on providing a framework for stable, affordable, and regulated manufactured home living. Its primary feature is the availability of leased lots for manufactured homes, offering a residential alternative to traditional housing in Eden, WI. The community aims to provide a structured living environment, as evidenced by its rules and guidelines, which are a defining feature. As noted in reviews, these rules can be quite specific, covering aspects such as exterior appearances (e.g., window coverings), and items permitted on porches. The enforcement of these rules, such as the threat of "5 day notices," indicates a feature of strict adherence to community standards. The requirement for "Yard must be mowed once a week" highlights an emphasis on maintaining uniform property appearance, which some residents may appreciate for community aesthetics, while others may find it burdensome. The fact that residents "own the trailer" while the park "feel they own everything" points to the common dynamic in manufactured home communities where residents own their homes but lease the land, and the park management holds significant control over the community environment and resident conduct. Location in Eden, WI, provides the feature of small-town living, with access to local services, schools, and community events that a small town offers. Unlike recreational "RV Parks Near Me," Manor Hill does not appear to advertise extensive recreational amenities such like swimming pools or clubhouses; its features are fundamentally about providing a residential setting with specific community regulations. While features like paved roads and utility hookups to each lot are standard for such a community, the human element, particularly concerning management and rule enforcement, becomes a prominent feature, as reflected in the provided reviews. The community provides a distinct residential option for those seeking permanent placement for their manufactured homes rather than a transient RV parking spot.
Prospective residents considering Manor Hill Manufactured Home Community should pay close attention to the operational details and be aware of potential challenges highlighted in public reviews. It is crucial for anyone interested in tenancy to thoroughly understand the lease agreement and all community rules and guidelines before signing. As with any manufactured home park in Wisconsin, tenant rights and landlord obligations are governed by specific state statutes, primarily Chapter 704 and ATCP 125, which should be reviewed by prospective tenants. The contact phone numbers, (920) 477-4663, are the primary means to inquire about lot availability, current rental rates, application procedures, and a full set of community rules. While specific "promotional offers" are not publicly detailed, manufactured home communities generally aim to provide a more affordable long-term housing solution compared to traditional homeownership or continuous RV park stays. However, the qualitative aspects of community living, particularly concerning management, are a significant factor. Reviews explicitly mention "Unprofessional management," inconsistent application of rules (manager's family reportedly not abiding by rules), and "gossips about tenants to other tenants." Additionally, the strict enforcement of rules, such as limitations on items on porches and mandatory weekly lawn mowing, is a recurring theme, with one resident feeling that the management "feel they own everything!!" and issuing "5 day notices" for minor infractions. These subjective experiences indicate that while the park provides necessary living features, the management style is a critical consideration. Potential residents are strongly advised to visit the community in person, ask detailed questions about all rules and fees, and if possible, speak with current residents to gain a more comprehensive understanding of the living experience before committing. Understanding pet policies, guest policies, and any additional fees beyond monthly lot rent is also vital. The search for "RV Parks Near Me" leads to Manor Hill for those seeking a long-term manufactured home community, where a thorough understanding of the community's operational nuances, including management approach and specific rules, is paramount for a satisfactory residency.

Jan 08, 2025 · kara bastianWe thought o cute place to take care of our family. Oops we were wrong!! Every little thing our family does is wrong. Can't use blankets for the windows even when you cant afford curtains, other then chairs and a table on the porch that's it, or they threaten 5 day notices. Yard must be mowed once a week. I wonder what they will do in the winter?? This place is not ok. We own the trailer, and they feel they own everything!! Please be careful if you think of renting here!!
Sep 14, 2024 · princesspatty1983Very expensive for a small piece of property that you have no rights to and everything needs approval when putting anything in the yard or taking out. This was years ago I suppose its cheaper now that Fond du Lac rental prices increased significantly, but if you can buy your own home on it's own land is better.
Dec 21, 2024 · Eric DielsTerrible management. Do not come here. Extremely biased, terms of your lease are null and void until you do something management doesn't like and then all the sudden you get 10 notices on your door even though your neighbors are doing the exact same thing as you but they don't get in trouble. And when you complain to higher up management they just shrug their shoulders and do nothing about it.
