New Oxford Mobile Homes Introduce
For local users in New Oxford, Pennsylvania, who may be exploring residential options through platforms listing "rv parks near me" (often encompassing mobile home parks), this introduction provides an objective overview of New Oxford Mobile Homes, located at 510 Dauberton Dr, New Oxford, PA 17350, USA. The park can be contacted at (717) 624-7475 or mobile at +1 717-624-7475. This overview aims to synthesize the limited publicly available feedback regarding the park's environment, services, features, and any notable mentions, both positive and negative.
Community and Management Interaction: Contrasting Experiences
The publicly available feedback on New Oxford Mobile Homes presents contrasting views regarding the living experience and management. One reviewer describes it as "A nice place to live" and highlights the friendliness of the neighbors. They also note that the community is primarily Latino and white, suggesting a diverse population. A significant positive aspect mentioned is that the management speaks both Spanish and English and is supportive and responsive to the needs of the residents. This bilingual and responsive management could be a significant advantage for residents who prefer or require communication in Spanish.
In stark contrast, another reviewer expresses extreme dissatisfaction, stating they would give the place a "0 star review" if possible. This review raises several serious concerns. Firstly, it mentions "horrible water pressure" and the practice of shutting off water at unpredictable times for leaks without prior notification to residents. This could be a significant inconvenience and disruption to daily life.
This negative review also describes the manager in a negative light ("a bit of a prude") and criticizes the park's upkeep relative to its perceived cost ("want to charge you for premium price!"). Specific issues mentioned include poor lighting ("barely lit"), speeding vehicles within the park ("people speeding through park waiting for an accident"), the absence of sidewalks, and infrequent maintenance despite sending notices to residents for various issues. The roads are described as "ripped up from water repairs" with "stone 'overflow' parking," suggesting infrastructure problems. The reviewer concludes that management is primarily concerned with rent collection rather than resident well-being and expresses relief at having moved out.
These conflicting reviews highlight the importance of considering individual experiences and the potential for variability in the quality of life within the park.
Environment and Infrastructure: Concerns about Safety and Upkeep
The negative review raises several concerns about the environment and infrastructure of New Oxford Mobile Homes. The lack of adequate lighting ("barely lit") could pose safety concerns for residents, especially during nighttime. The issue of vehicles speeding through the park without sidewalks creates a potentially dangerous environment for pedestrians, including children.
The description of the roads being "ripped up from water repairs" and the use of "stone 'overflow' parking" suggests that the infrastructure may be in poor condition and not well-maintained. This could lead to inconvenience for residents in terms of driving and parking within the park. The lack of general upkeep further detracts from the overall environment and aesthetic of the community.
In contrast, the positive review does not comment on the physical environment or infrastructure, focusing instead on the social aspects and management responsiveness.
Services and Amenities: Limited Information and Potential Deficiencies
The publicly available feedback provides limited information about the specific services and amenities offered at New Oxford Mobile Homes. Typically, mobile home parks offer basic utilities (water, electricity, sewer), trash removal, and possibly common areas or facilities. However, the reviews only explicitly mention water, and the negative review details significant problems with its pressure and reliability.
The lack of mention of other services or amenities, coupled with the criticism of infrequent upkeep, suggests that the park might offer only the most basic services without significant additional features or well-maintained common areas. Potential residents would need to inquire specifically about what services are included with residency.
Features and Community: Bilingual Management and Friendly Neighbors
One notable feature highlighted in the positive review is the bilingual management (Spanish and English), which is described as supportive and responsive. This could be a significant benefit for a diverse community and ensures effective communication for a wider range of residents.
The friendliness of the neighbors is also mentioned as a positive aspect, contributing to a potentially welcoming and supportive community atmosphere, at least according to one resident's experience. The demographic makeup of the community being primarily Latino and white suggests a degree of diversity within the park.
However, the negative review does not corroborate these positive social aspects and instead focuses on issues related to infrastructure and management practices.
Financial Considerations: Perceived High Cost for Poor Maintenance
The negative review expresses the opinion that the park charges a "premium price" despite the lack of maintenance and poor infrastructure. This suggests a potential mismatch between the cost of residency and the perceived value or quality of the living environment. Local users considering New Oxford Mobile Homes should inquire about the rental rates and compare them with the conditions of the park and the services offered to determine if it aligns with their expectations and budget.
Promotional Information and Recommendations: Seek Current and Comprehensive Information
Given the limited and conflicting nature of the publicly available feedback, it is challenging to identify clear promotional information for New Oxford Mobile Homes. The positive review highlights the friendly neighbors and bilingual, responsive management, which could be seen as positive aspects for attracting new residents. However, the serious concerns raised in the negative review regarding water issues, poor maintenance, safety concerns (lighting and speeding), and perceived high cost cannot be ignored.
For local users considering New Oxford Mobile Homes as a potential residential option found through the "rv parks near me" category, it is strongly recommended to:
- Contact the management directly: Use the provided phone numbers, (717) 624-7475 or +1 717-624-7475, to inquire about current rates, policies, services, and to address the concerns raised in the reviews, particularly regarding water pressure, maintenance, and safety.
- Visit the property in person: A thorough site visit is crucial to assess the current conditions of the park, the roads, lighting, and overall environment. Pay attention to any signs of disrepair or safety hazards.
- If possible, speak with current residents: Try to have informal conversations with a range of residents to get a more balanced perspective on the living experience in the park.
- Inquire about maintenance schedules and procedures: Understand how the management addresses maintenance requests and what regular upkeep is performed.
- Assess the water situation: Ask about the frequency and duration of water shutoffs and the typical water pressure experienced by residents.
- Consider the safety aspects: Evaluate the lighting conditions at night and observe traffic within the park.
- Compare with other options: Explore other mobile home parks or RV parks in the New Oxford area to make an informed decision based on a broader range of options and feedback.
Conclusion: A Need for Thorough Investigation and Consideration of Conflicting Feedback
New Oxford Mobile Homes in New Oxford, PA, presents a mixed picture based on the limited online feedback. While the potential for a friendly, diverse community with bilingual and responsive management exists, significant concerns have been raised regarding water pressure issues, inadequate maintenance, safety (lighting and speeding), and a perceived high cost relative to the conditions. Local users searching for "rv parks near me" and considering New Oxford Mobile Homes should carefully weigh these contrasting perspectives and conduct thorough due diligence, including direct communication with management and a visit to the property, before making any decisions. It is essential to gather current and comprehensive information to determine if this mobile home park meets their individual needs and expectations.

New Oxford Mobile Homes Reviews
If I could give this place a 0 star review I would, horrible water pressure!!!! They shut off water at anytime for leaks and dont let anybody know. Manager is a bit of a prude. They want to act like it's the best place to live in, but barely lit, people speeding through park waiting for an accident, no sidewalks, they rarely do upkeep on the park but want to charge you for premium price! Will send you notices for things. But park is not maintained roads ripped up from water repairs stone "overflow" parking. Management dont care about you they care about your rent! I moved out when I had the chance glad I did!
