Oak Haven RV (formerly BCS Village 21 RV Park) Introduce
For those searching for "RV parks near me" in the Bryan, Texas area, Oak Haven RV, formerly known as BCS Village 21 RV Park, located at 2405 E State Hwy 21, Bryan, TX 77803, USA, presents a location currently undergoing renovations. With contact numbers (979) 778-2733 and mobile +1 979-778-2733, the park has received mixed recent reviews from residents, highlighting both positive aspects related to a new manager and ongoing concerns regarding management transitions and pest issues.
One recent review paints a positive picture of Oak Haven RV, describing it as "a quiet and friendly neighborhood." The reviewer also notes the convenience of its location, being "close to grocery store, taco truck and gas station across the street," which can be a significant advantage for daily necessities and quick meals. This suggests that the park benefits from a relatively accessible location within Bryan, providing ease of access to essential services. The reviewer also mentions that the park "is under renovation at the moment but will be even better when it is all done with the new amenities," indicating ongoing efforts to improve the park's facilities and offerings, which could be a promising sign for future residents.
This positive review specifically commends the "new manager Ashly," highlighting her exceptional dedication and care for the residents. According to the reviewer, Ashly "goes above and beyond to help with anything you need," genuinely cares about the residents and the park, and is "very approachable." Her "wild and fun attitude" is also mentioned as a positive aspect, contributing to a pleasant and lively atmosphere within the community. This strong endorsement of the new manager suggests a potential turning point for the park's management and resident relations.
However, another, more critical review offers a contrasting perspective on the park, particularly concerning the transition in ownership and management. This former resident, who resided at the park for a significant period, states that the park "served well up until new owner ship AND Manager." While acknowledging that the manager was initially "polite and professional" during the transition, the reviewer claims that "with time and changes came along with the RV Park, her attitude and care for residents has changed for an unpleasant ending with Oak Haven." This suggests potential inconsistencies in management or a decline in service quality over time under the new management.
The critical review further alleges issues with the manager's workload, stating that "Manager has to much going on and her not handling 2 parks at a time does not suit her." This raises concerns about the manager's ability to effectively address the needs of the residents at Oak Haven RV. The reviewer also mentions difficulties in receiving responses from the owners regarding billing discrepancies, indicating potential issues with communication and administrative processes at the park. Based on these experiences, the former resident explicitly states, "I DO NOT RECOMMEND DOING BUSINESS WITH OAK HAVEN," advising potential residents to consider other RV parks in the Bryan-College Station (BCS) area.
Adding to the concerns, the negative review also raises a significant issue regarding pest control, claiming that "This park is infested with insects" and that residents "do Bomb there Rv/ Trailer and roaches spread!" This suggests a potentially unhygienic environment and a lack of effective pest management within the park, which would be a serious concern for any prospective resident. The spread of roaches due to individual pest control efforts could indicate a systemic problem affecting the entire park.
Considering these mixed reviews, the environment at Oak Haven RV (formerly BCS Village 21 RV Park) appears to be in a state of flux due to the ongoing renovations and the transition in ownership and management. While one reviewer describes a "quiet and friendly neighborhood" with convenient access to local amenities and anticipates improvements with the new facilities, another former resident paints a picture of declining management quality and a significant pest problem. The presence of a "beautiful view" or other specific environmental features is not mentioned in either review.
Information regarding specific services and features at Oak Haven RV is also limited. The positive review mentions ongoing renovations that will lead to "new amenities," but these are not specified. The presence of essential RV hookups (water, sewer, electricity) can be inferred, but details such as the amperage of the electrical service are not provided. The mention of a laundry area or other common RV park amenities is absent from both reviews. The fact that the park is undergoing renovations suggests that these services and features may be in the process of being upgraded or added.
Promotional information is not explicitly provided in the given data. However, based on the positive review, Oak Haven RV could potentially promote its convenient location near amenities, the ongoing renovations and future new amenities, and the exceptional service provided by the new manager, Ashly. Highlighting the quiet and friendly atmosphere, once the renovations are complete and any management or pest issues are addressed, could also be part of their promotional strategy. However, the serious concerns raised in the negative review would need to be acknowledged and effectively resolved to build trust with potential residents.
For individuals searching for "RV parks near me" in Bryan, TX, Oak Haven RV (formerly BCS Village 21 RV Park) presents a situation with both potential and significant concerns. The ongoing renovations and the positive feedback regarding the new manager are encouraging signs. However, the serious allegations of declining management quality, billing issues, and pest infestation from a former long-term resident cannot be ignored. Prospective guests should carefully weigh these contrasting perspectives and conduct thorough due diligence before making a decision.
To gain a more comprehensive understanding of the current state of Oak Haven RV, it is strongly recommended that potential residents contact the park management directly using the provided phone numbers. Inquire specifically about the progress of the renovations, the new amenities that will be available, the park's pest control measures, and the current management policies and procedures. It may also be beneficial to visit the park in person to assess the environment and speak with current residents (if possible) to get a more balanced view of the living conditions and management responsiveness. Given the conflicting recent experiences, a thorough investigation is crucial to determine if Oak Haven RV is a suitable option for your needs in the Bryan, TX area.

A quiet and friendly neighborhood. Close to grocery store, taco truck and gas station across the street . A great place to stay. It is under renovation at the moment but will be even better when it is all done with the new amenities. Shout out to the new manager Ashly. She goes above and beyond to help with anything you need. She genuinely cares and is very approachable. She wants nothing more but the best for her residents and the park. Her wild and fun attitude will keep you laughing and just make your day!
Nov 15, 2024 · Maria Salgado0/0The park served well up until new owner ship AND Manager. I resided there for 1yr and 7 months.Manager WAS polite and professional for the beginning of the transition but with time and changes came along with the RV Park, her attitude and care for residents has changed for an unpleasant ending with Oak Haven. Manager has to much going on and her not handling 2 parks at a time does not suit her. I have yet waited for some time to hear back from owners, per managers response and I would continuously and make countless efforts of getting a direct answer.( Billing Activity Ive been overcharged and I’ve always made my monthly payments)I DO NOT RECOMMEND DOING BUSINESS WITH OAK HAVEN. There are many other and professional Rv Parks to do business with in BCS. SIDE NOTThis park is infested with insects, residents do Bomb there Rv/ Trailer and roaches spread!Best of luck.
Oct 17, 2024 · Stephanie MartinezVery disappointed how this park is turning out. It was a lot better when it was the village 21 RV park now it's going down hill. They took away our basic cable, they quit selling propane, they took away the hot water in the laundry room and shower areas, and they closed the office that was in the camp ground and moved it off the property so if you had a issue with your lot or anyone there was no one there to help. and the people that live there are unemployed, addicts, trouble makers, and wolf's in sheep's clothing. I wouldn't recommend this place to anyone.

Apr 18, 2025 · Leonard WhitleyMy husband stayed here for 5 months while working in Bryan,TX and I cannot make one complaint. The grounds are kept very clean, the residents were polite and the amenities such as propane and garbage pick up was very helpful. There is a fenced in area to allow your dog to run around which we used a lot when I visited. I would definitely recommend this park if you are looking for a quiet, clean and convenient park.
