Situated near Portland, Indiana, this community primarily serves as a long-term residential area for manufactured homes. The available customer reviews for Oakwood Manufactured Home Community present a somewhat mixed picture, highlighting both positive aspects of the management and maintenance, as well as concerns regarding the cost, numerous rules, and enforcement of aesthetic standards. One reviewer mentions a "nice property manager & maintenance crew," which suggests that residents generally have positive interactions with the on-site staff responsible for the upkeep of the community and addressing resident needs. This can be a significant advantage, as responsive and helpful management contributes to a more positive living experience.
However, this same reviewer also expresses concerns about the cost, stating that the "lot rent" is "a bit expensive" considering the numerous rules imposed on residents regarding what they can have on their rented lots. The reviewer points out that there are "lots of rules to follow regarding aesthetics for the outside," and the management is described as "very choosey on what is or isn’t allowed." This level of regulation might be a point of consideration for those seeking a more relaxed or private living environment, whether in a mobile home or an RV.
Further concerns are raised by the observation that "a lot of trailers have broken down cars and horrible skirting," which contrasts with the strict aesthetic rules seemingly applied to other residents. The reviewer, who lives in a "brand new trailer," mentions frequently receiving notices for minor issues like "leaves on our porch and trash cans," while more significant aesthetic problems on other lots appear to be overlooked. This inconsistency in enforcement can lead to frustration among residents who strive to maintain their properties according to the community standards.
The reviewer also details issues with noise related to landscaping, stating that it "starts at 9 am all the way until 8 pm." This prolonged noise can be disruptive, particularly for individuals who work from home or have schedules that require quiet during the day. The reviewer mentions having to cancel work meetings due to the noise, indicating a significant impact on their daily life. While acknowledging that "all in all things have been great," the concerns about cost, excessive rules, and noise are significant drawbacks highlighted in this detailed review.
Another reviewer offers a more positive perspective, stating that "the manager is very gracious and kind" and expressing their intention to stay in the community while working towards purchasing their trailer. This positive feedback regarding the manager aligns with the other review mentioning a "nice property manager" and suggests that the leadership of the community has positive qualities.
In stark contrast, a third review labels Oakwood Manufactured Home Community as an "absolute garbage place to leave" and a "joke." This reviewer claims that the "lot rent is at least twice trailer" value and alleges frequent and seemingly unwarranted notices for minor infractions, even after they are addressed. The reviewer also mentions receiving "a 10 day notice whenever they feel like it," which raises serious concerns about the stability and fairness of tenancy within the community. This highly negative review presents a significantly different perspective that should be carefully considered by potential residents.
For individuals searching within the "RV parks near me" category and considering Oakwood Manufactured Home Community for a long-term stay, it is crucial to weigh these contrasting opinions and seek clarification from the management regarding their policies on RVs. Key questions to ask include:
- Are there designated RV lots available? What are the sizes and amenities of these lots (e.g., utility hook-ups)?
- What are the lease terms and monthly rates for RV spaces? How do these compare to the lot rent for mobile homes?
- What are the community rules and regulations that would apply to RV residents, particularly regarding aesthetics, parking, and storage?
- What are the noise regulations within the community, especially concerning landscaping and other maintenance activities?
- What procedures are in place for addressing resident concerns and enforcing community rules?
- What are the terms and conditions of the lease agreement, including eviction policies and notice periods?
- What are the general upkeep and maintenance standards of the community as a whole?
Portland, Indiana, is a smaller town, and living at Oakwood Manufactured Home Community would likely offer a quieter, more rural setting compared to larger urban areas. However, the concerns raised in the reviews about cost, numerous and strictly enforced rules, potential inconsistencies in rule enforcement, and noise levels are important factors to consider alongside the potential benefits of a smaller community and a seemingly approachable management team.
When comparing Oakwood Manufactured Home Community with other options in the "RV parks near me" category, it is essential to balance the reported positive aspects of management and maintenance with the significant concerns about cost, restrictive rules, noise, and the highly negative experience described by one former resident. The level of tolerance for community regulations and the importance of factors like cost and noise levels will vary among individuals seeking long-term RV or mobile home living.
In conclusion, Oakwood Manufactured Home Community near Portland, IN, presents a mobile home park with a mix of reported experiences. While some residents appreciate the management and maintenance, significant concerns have been raised regarding the cost of lot rent relative to the rules, the strict and potentially inconsistently enforced aesthetic regulations, and noise from landscaping. One review paints a particularly negative picture of the community. For those searching within the "RV parks near me" category, it is crucial to contact the management at (260) 726-7705 or +1 260-726-7705 to inquire specifically about RV accommodations, lease terms, community rules, and to seek clarification on the issues raised in the available reviews before making a decision about long-term residency.

Oakwood Manufactured Home Community Reviews
nice property manager & maintenance crew, a bit expensive for lot rent considering how many rules there are against having things on the lot that you are paying for, lots of rules to follow reguarding aesthetics for the outside, very choosey on what is or isn’t allowed, a lot of trailers have broken down cars and horrible skirting, we have a brand new trailer and often get marked for thing like leaves on our porch and trash cans when other residents have much worse yards…. I am chronically ill and own a business so I work from home and frequently get marked for outside issues that I unfortunately can’t take care of without my fiancé who works very hard to pay our rent. lots and lots of noise reguarding landscaping, which is usually fine but it starts at 9am all the way until 8pm, I have lost my mind a few times because of this, I have had to cancel meetings via zoom due to the noise, but all in all things have been great, I just wish it wasn’t so expensive and didn’t have so so many rules! Wish it was considered private reguarding everything we have to keep up on just to stay here, we have been given warnings about very very petty things and it keeps us on our toes when we have to worry about getting evicted due to leaves and etc….the manager is very gracious and kind. we plan on staying here as long as we can and are working on buying our trailer!
Mar 19, 2024 · The Baked WitchAbsolute garbage place to leave. A joke, lot rent is at least twice trailer and give you a notice for every little thing even after you fix it. They give you a 10 day notice whenever they feel like it. Do not ever move here
Jul 08, 2024 · Overlord ElderIt's a beautiful and peaceful place to raise a family! We love our little piece of paradise we get to call home! Also the manager of the community is always going above and beyond for our community! We all love and appreciate her!!
Mar 05, 2024 · Desiree BlankenshipThis place is a joke. “Affordable” with a base rent payment of $431.71 that doesn’t include what your water and sewage cost on top of that. Or whatever your electric costs. They don’t properly update or redo their trailers. They put lipstick on a pig.
Feb 22, 2024 · abby boolmanI've lived here for 6 months now and I love living here. The neighbors are so nice and management is wonderful to work with. Also I'm really enjoying the peace and quiet her, because where I am coming from was loud and was getting dangerous.
