Oakwood Mobile Homes Introduce
For local users in Bryan, Ohio, who are exploring various housing solutions and considering options within the "RV parks near me" category, Oakwood Mobile Homes, located at 6695 OH-15, Bryan, OH 43506, USA, presents a community with mixed reviews regarding its environment, management, and services. While primarily a mobile home park catering to longer-term residents, understanding the experiences shared by current tenants can be valuable for anyone considering long-term accommodation in the area.
The environment at Oakwood Mobile Homes appears to have both positive and negative aspects. One resident who has lived there for a few months notes that the park is generally "very quiet." They mention some minor issues, such as children playing in the roads and an isolated incident of inappropriate behavior. However, their overall initial impression of the quiet atmosphere is positive. In contrast, another reviewer describes the community as having "lots of kids," which could be a positive for families but might contribute to noise levels at times. This suggests that the environment might vary depending on the specific location within the park and the time of day. The second reviewer also mentions issues with drainage, stating it is "terrible," and that water gets shut off at least once a week, often accompanied by boil advisories. These are significant environmental concerns that could impact the daily lives and well-being of residents.
The services and management of Oakwood Mobile Homes are significant points of contention in the provided reviews. One resident praises the "landlord and lady" as "very nice" and responsive to tenant issues. This suggests positive interactions with the on-site management. However, the second reviewer paints a starkly different picture, heavily criticizing the overall management company. They claim it is the "worst management company EVER," citing frequent turnover of on-site managers (three having been fired so far), inconsistent deposit dates leading to unwarranted late fees, and the arbitrary changing of park rules. A particularly concerning issue raised is the frequent water shut-offs (at least weekly) and the accompanying boil advisories, despite the water being "free." This indicates a potentially unreliable essential service. The reviewer also mentions the management's refusal to address the issue of feral cats within the park. These allegations paint a picture of mismanagement and a lack of attention to essential services and resident concerns.
Features of Oakwood Mobile Homes mentioned in the reviews include the presence of "lots of kids," which can contribute to a family-friendly atmosphere for some. The park is described as "mostly quiet" by one resident, suggesting a generally peaceful environment despite the presence of children. However, the second reviewer raises several negative features. They describe inadequate, uneven, and improperly spaced parking. They also point out inconsistencies in lot sizes, with some residents occupying significantly more land than others while paying the same lot rent, which they consider "unfair and biased." Furthermore, they highlight restrictive rules regarding the sale of homes within the park, including a buyer approval process and a "new" right of refusal that allegedly limits homeowners' ability to sell to whomever they choose, making it "almost impossible to sell a home there." These restrictions on property rights are significant features that potential residents should be aware of.
Promotional information for Oakwood Mobile Homes is not explicitly provided. However, the initial positive experience of one resident regarding the quiet atmosphere and the niceness and responsiveness of the on-site landlord and lady could be seen as a positive aspect. However, this is heavily countered by the numerous serious allegations made by the other reviewer regarding the management company, unreliable water service, poor drainage, inadequate parking, unfair lot sizes, and restrictive rules on selling homes. These negative points significantly outweigh any implicit promotional aspects and serve as strong warnings for potential residents. The second reviewer explicitly states they "would not recommend this place to anyone," particularly not for a dog or a family, given the issues they have experienced.
For local users exploring "RV parks near me," Oakwood Mobile Homes, as a mobile home park, primarily caters to long-term residents in manufactured homes. The issues raised in the reviews, particularly regarding the management, water service, and park rules, are crucial for anyone considering long-term residency. While the initial positive feedback on quietness and on-site management's demeanor exists, the overwhelming concerns about the overarching management company's practices and the reliability of essential services like water should give potential residents pause. The restrictive rules on selling homes could also be a significant deterrent for those who anticipate needing to move in the future.
The stark contrast between the two reviews highlights the importance of gathering comprehensive and up-to-date information before making a decision about living in Oakwood Mobile Homes. The serious allegations of mismanagement, unreliable water, poor drainage, and unfair practices warrant thorough investigation. Potential residents should contact the park management directly to address these concerns and seek clarification on the park's policies and the management structure. Visiting the property to assess the environment, parking situation, and overall condition, as well as speaking with current residents (if possible), would provide valuable insights into the lived experience at Oakwood Mobile Homes.
In conclusion, the available reviews for Oakwood Mobile Homes in Bryan, OH, present a mixed and concerning picture. While one resident initially found the park quiet and the on-site management nice, the other provides a detailed account of severe issues with the management company, unreliable water service, poor drainage, inadequate parking, unfair lot sizes, and restrictive rules on selling homes. These serious allegations should be carefully considered by any local users exploring housing options, including those who might be considering long-term stays in mobile home parks as an alternative found under the "RV parks near me" category. Thorough due diligence, including direct communication with the management and a site visit, is strongly recommended to ascertain the current conditions and policies at Oakwood Mobile Homes.

Oakwood Mobile Homes Reviews
Been Living here for a few months, and I am liking the place. Other then some kids playing in the roads and not moving and an older gentleman urinating on the trees outside. It is very quiet and the landlord and lady are very nice and respond well to any issues tenants are having.
Mar 16, 2016 · Jazi Hugheyworst management company EVER! the community itself is fine, lots of kids, mostly quiet though. all three managers so far have been very nice but somehow ..so far, always seem to get fired. the management company is run by a tyrannical person who seems to believe they are untouchable! charging late fees even when your rent is on time because they choose to deposit your payment after their said date, which also changes frequently. changing park rules to what suits them at the time. in my opinion the absolute worst management company i have ever dealt with in my entire life!!. and i have lived in three states. i would not recommend this place to anyone, they have made it almost impossible to sell a home there, the buyer must be approved and there is a"new" right to refusal" added last year that also determines whether or not you can sell your home to whom you choose. all in all, just a big ol' mess! property mangers say one thing , while the "official" who is another state, says something completely different over the phone. everyone in the area is aware of the place, and the management company that runs it, drainage is terrible, water gets shut off at least once a week and boil advisories are issued right along with them, the water is free there, but ya never know when you go to the faucet if its gonna work or not. feral cats that they also refuse to do anything about. parking is inadequate ,uneven and not spaced properly per home. some people take up half an acre of land, while others only have a few swipes with the mower while all paying the same amount in lot rent. just unfair and biased. i would not recommend it for a dog let alone a family.
Apr 26, 2019 · shawn wThe place is getting a lot better now cleaner and the owners are trying to do something about fixing the park in the manager I'm doing a real good job with the cards that she was delt in the management will work with you if you end up having family problems or medical issues as long as you make arrangements with them the real decent people to deal with and they will do anything to help you out as long as you ask and stick to what you agree to hope you have a good day
Jul 10, 2019 · Ben BriggsPaid for a background check and after a week and half of not getting the email that i was suppose to get I called and told them I wanted my money back because they didn't do the check and I had found another home else where. It was then when they decide to run it so they didn't have to refund my money.
Oct 12, 2019 · Charlotte SeipleIm one to think highly of trailer parks. I have been in numerous mobile home parks. But this piticular one has some fixing up it needs done. Yes its cheaper, but that dosnt mean it needs to look cheaper. Fix it up and it could be a very pretty place to live
