One reviewer expresses significant dissatisfaction with certain aspects of the park. They mention an "Imaginary committee of the lot police" holding meetings at an unusual hour, suggesting potential issues with informal rule enforcement or neighborly disputes. A major complaint is that "the trash is never dealt with, as they should be," leading to discomfort for other residents. This reviewer also alleges being lied to and having their rights violated under the covenant of peaceful enjoyment, hinting at potential legal action. They describe a situation where the park caters to one resident with disregard for others, implying unfair treatment or favoritism. This feedback raises serious concerns about the community environment and management practices at one point in time.
In stark contrast, a more recent review paints a much more positive picture of River Park Estates RV Park 55+. This reviewer praises the "great customer service" and notes that the park is undergoing "many improvements" and is currently "peaceful." They specifically commend the manager they met, KIM L., as being "super professional and ethical." This suggests a significant positive shift in the park's management and overall atmosphere.
This positive reviewer acknowledges that the park "may have been bad at some point in the PAST with past Management" but emphasizes that "CURRENTLY it's fantastic." This is an important distinction, indicating that previous negative experiences might not reflect the current state of the park. Their experience from application to move-in is described as "flawless," suggesting an efficient and well-organized process under the new management.
Further positive points include the cleanliness of the lots and the park's convenient location near Highway 410 and Highway 167, providing easy freeway access. The proximity to a Fred Meyer and a shopping center, including a Starbucks, is also highlighted as a significant convenience. The park was able to accommodate their 34 FT RV and offers "Full Hookups," which is a crucial amenity for RV travelers seeking long-term stays.
To provide a comprehensive understanding, we need to analyze the environment, services, and features based on these contrasting reviews.

However, the second review describes the park as currently "peaceful" and notes that the lots are "cleaned," indicating a positive change in the overall environment and maintenance.
Services: The first review implies inadequate waste management services and potentially unfair management practices. In contrast, the second review praises the "great customer service" provided by the current manager, Kim L., and highlights the park's ability to accommodate larger RVs with full hookups. The efficient application and move-in process also suggest improved administrative services under the new management.

The ongoing improvements suggest a commitment to enhancing the park's features and amenities over time.
The first review does not explicitly mention any positive features and instead focuses on negative aspects and perceived injustices.
Promotional Information: While not explicitly stated as promotional content, the second reviewer's positive experience and specific mentions of "great customer service," ongoing improvements, peaceful environment, clean lots, easy freeway access, proximity to shopping, and full hookups can be seen as positive attributes that the park could promote to attract new residents. The ability to accommodate a 34 FT RV is also a key piece of information for potential long-term RV residents.

River Park Estates RV Park 55+ Reviews
The Imaginary committee of the lot police held every Tuesday @ 4 am in the common area table. The trash is never dealt with, as they should be, leaving the rest of us to suffer. Amazing how blind some are to being completely lied to. Violating our rights and the law under the covenant of peaceful enjoyment. Which can end and will with a lawsuit bc it is lawfully my right. Catering to one, with absolute no regards to others who are forced to deal with it daily. So if this is up your alley then this is your park. Yes it is a real law and most states have it and yes you can sue over it. Will add pics soon.

Dec 03, 2021 · Cristina ParkerWe have a 40' 5th wheel we stayed at the "Annex" (outside storage) area this is where you are supposed to stay until something opens up in the main park it has 30 amps only. We were there for 3 weeks had to leave because it was unlivable the sewer backed up black water was everywhere, something was wrong with the electrical. We were damaging appliances and blowing GFI circuits. Manager was rude and blamed us for his faulty systems. We left and couldn't give 30 days notice, I prepaid the month ahead, and he refused to refund that money. I wouldn't give any stars but couldn't post without.
