Maybe it's because we're new or maybe it's because we're not Latino but when we get a notice every week for some minor violation it's suspiciously concerning and irritating but after pull it off the door you read the violation look around and see the same violation in multiple places ,but John (management) didn't tag them as I've seen many times on security camera drives down our street straight to us tags us drives straight out .its clear discrimination against us .Case in point no parking on front yard we have the hydrant - Jarrod Goodwin

Summerville Estates Introduce

If you are searching for "RV parks near me" in the Sumner, Washington area, you might also be exploring nearby mobile home parks as a potential long-term residence. While the platform category primarily focuses on RV parks, it's useful to consider other housing options in the vicinity. Summerville Estates, located at 15911 55th St E, Sumner, WA 98390, is one such mobile home park in the area. You can contact them at (253) 863-2562 or +1 253-863-2562 for inquiries about residency and park details. However, based on the limited information available from recent online reviews, there are significant concerns regarding management practices, increasing costs, and the overall condition of the property that potential residents should carefully consider.

One reviewer, who identifies as new residents and possibly not Latino, expresses serious concerns about discriminatory management practices. They describe receiving weekly notices for minor violations that they observe being ignored in other parts of the park. This reviewer specifically mentions seeing the manager, John, on security camera footage driving directly to their property to issue a tag and then leaving, without addressing similar violations elsewhere. They explicitly state their belief that this constitutes discrimination against them. This is a severe accusation that potential residents should be aware of, as fair and equitable treatment by management is crucial for a positive living experience.

As a specific example of what they perceive as unfair enforcement, this reviewer mentions receiving a notice for "no parking on front yard" despite having a fire hydrant on their property. This suggests a potential lack of clarity or inconsistent application of parking rules, further contributing to the reviewer's feeling of being unfairly targeted.

Another long-term resident, who has lived at Summerville Estates for approximately 10 years, raises significant concerns about the increasing cost of living in the park and the lack of corresponding improvements. When they initially moved in, the lot rent was $450. Over the years, this has steadily increased to $685, with a further increase to $715 scheduled for the following June. This represents a substantial increase in lot rent over a decade, which may not be sustainable for all residents, especially those on a fixed income.

Adding to the financial burden, this long-term resident points out that the park owner does not make improvements to the property. This suggests a potential lack of reinvestment in the community's infrastructure and amenities, despite the rising lot rents. Residents might therefore be paying more without seeing any tangible benefits in terms of enhanced facilities or services.

Furthermore, this reviewer mentions that residents are responsible for installing their own fencing. This can be an unexpected and potentially significant expense for new homeowners in the park. The lack of provided fencing can also impact the overall aesthetic consistency and potentially create disputes between neighbors regarding property lines and shared boundaries.

Another significant drawback highlighted by the long-term resident is the lack of visitor parking spaces. This can be a major inconvenience for residents who have guests, as it may lead to parking issues on the streets or require visitors to park outside the community altogether. Adequate visitor parking is often a valued amenity in residential communities.

Finally, this reviewer describes a persistent infrastructure problem: the road within the park constantly has standing water during the winter months. This indicates poor drainage and can create hazardous conditions for pedestrians and drivers, as well as potentially damaging the road surface over time. Neglecting such infrastructure issues can significantly detract from the quality of life within the community.

The long-term resident also notes the frequency of rent increases, stating that the lot rent increased by $50 in the previous year and was scheduled for another $30 increase in the current year. This pattern of consistent and substantial rent hikes without corresponding improvements raises concerns about the affordability and value proposition of living in Summerville Estates.

Environment: Based on the reviews, the environment of Summerville Estates appears to have issues with drainage, leading to standing water on the roads during winter. The lack of provided fencing might also contribute to a less cohesive aesthetic. The potential for discriminatory practices by management could also create a negative social environment for certain residents.

Services: The reviews suggest a lack of investment in property improvements despite increasing lot rents. Basic services like visitor parking appear to be inadequate. Maintenance issues, such as poor drainage, seem to be unaddressed. The management is described as potentially discriminatory and prone to frequent rent increases without demonstrable improvements.

Features: The provided reviews do not highlight any positive features or amenities of Summerville Estates. Instead, they focus on negative aspects such as rising lot rent, lack of improvements, responsibility for own fencing, no visitor parking, and poor road drainage.

Promotional Information: There is no promotional information available for Summerville Estates based on the provided data. The existing online feedback focuses on negative experiences and concerns rather than any advertised benefits or incentives for potential residents.

Conclusion:

For local users in the Sumner, WA area searching for "RV parks near me" who might also consider mobile home living, the limited information available for Summerville Estates raises significant concerns. The reviews point to potential issues with discriminatory management practices, consistent and substantial increases in lot rent without corresponding improvements to the property, the responsibility of residents to install their own fencing, a lack of visitor parking, and problems with road drainage. These are serious considerations that could significantly impact the quality of life and financial stability of potential residents.

Individuals considering Summerville Estates as a place to live should be aware of these reported issues and conduct thorough due diligence before making any decisions. It would be advisable to contact the management directly to address the concerns raised in the reviews and to inquire about current policies, fees, and any planned improvements to the property. Visiting the park in person to assess the overall condition, infrastructure, and atmosphere would also be a crucial step in the decision-making process. Given the negative feedback regarding management and the increasing cost of living without apparent reinvestment in the community, potential residents should carefully weigh these factors against their housing needs and preferences.
