Riverview RV Park Introduce
Are you searching for "RV parks near me" in the Puyallup, Washington area? Riverview RV Park, located at 1033 E Main Ave, Puyallup, WA 98372, is one option that may appear in your search results. You can reach them at (253) 445-2697 or +1 253-445-2697 for inquiries. However, based on recent customer reviews, the park presents a mixed and concerning picture, with positive aspects like location being overshadowed by significant negative feedback regarding safety, management, and overall conditions.
One reviewer who stayed at Riverview RV Park for nine months described it as "excellent" for a temporary stay. They highlighted the park's convenient location, being very close to downtown Puyallup and its amenities, including a Fred Meyer, Safeway, fast food options, and various restaurants. This proximity to essential and convenient services is a notable advantage for those staying at the park, whether for a short or extended period. The reviewer also found the rent to be "reasonable" and noted that the management kept the place tidy. Additionally, they mentioned that the RVers in the park, many of whom were long-term tenants, were nice, suggesting a potentially friendly community atmosphere among the residents.
Riverview RV Park offers on-site amenities such as a shower and a laundromat, although the reviewer chose to use a larger nearby laundromat instead. The availability of an on-site shower and laundry facility can be convenient for RVers, especially for shorter stays or when access to external facilities is limited. Another mentioned feature was having one's own mailbox, which can be beneficial for long-term residents needing to receive mail and packages securely.
This reviewer gave Riverview RV Park a rating of 4.5 stars, with the only cited drawback being that the RV spaces were "a bit tight," resulting in close proximity to neighboring RVs on both sides. While this might be a minor inconvenience for some, it's a factor to consider for those who prefer more space and privacy between RV sites.
However, a starkly contrasting review paints a much more alarming picture of Riverview RV Park. This reviewer describes the place as "rat infested" and "full of drama." These are serious accusations that raise significant concerns about the health and safety of the environment within the park and the potential for interpersonal conflicts among residents or with management.
The negative reviewer goes on to describe the owner and property managers as "garbage," indicating extreme dissatisfaction with the management's competence and behavior. This aligns with the potential for drama within the park, suggesting that management issues might be contributing to a negative social atmosphere.
A particularly troubling aspect highlighted in this review is the alleged presence of "homeless people constantly roaming in and out all hours of the night and using the rv parks so-called ‘amenities.’" This raises serious safety and security concerns for residents. The presence of non-residents using park facilities can lead to potential theft, vandalism, and a general feeling of insecurity within the community. It also suggests a lack of adequate security measures or enforcement by the management.
The reviewer also claims that the management "pick and choose who the rules apply to based on how well they like the tenant," indicating inconsistent and unfair enforcement of park regulations. Such behavior can breed resentment and create a sense of injustice among residents who feel unfairly targeted or see others violating rules without consequence.
Finally, this negative reviewer addresses the park's alleged policy on older RVs, stating that while the management claims they don't allow older RVs, "almost %80 percent of them are run down and older than dirt, not to mention filthy." This accusation of hypocrisy and lack of consistent enforcement regarding the age and condition of RVs further undermines trust in the management and suggests a disregard for the park's aesthetic appeal and potentially safety standards.
Considering these two very different perspectives is crucial for an objective understanding of Riverview RV Park.
Environment: One reviewer found the location convenient and the park tidy. However, the other describes a "rat infested" environment with "filthy" older RVs and homeless individuals roaming the property, indicating significant safety and cleanliness concerns.
Services: The park offers on-site showers and a laundromat, as well as individual mailboxes. However, the negative review strongly criticizes the owner and property managers, suggesting poor management services and a lack of consistent rule enforcement. The alleged presence of non-residents using amenities also points to a lack of security services.
Features: The proximity to downtown Puyallup, Fred Meyer, Safeway, fast food, and restaurants is a significant locational advantage. The availability of on-site laundry and showers, as well as mailboxes, are standard RV park features. However, the tight RV spaces mentioned by the positive reviewer could be seen as a negative feature for some.
There is no promotional information available, and the starkly contrasting reviews make it difficult to identify any consistently positive features being promoted.
Conclusion:
Riverview RV Park in Puyallup, WA, presents a complex and potentially risky option for those seeking an RV park in the area. While its convenient location near downtown Puyallup and its amenities is a definite advantage, the serious allegations of rat infestation, poor management, inconsistent rule enforcement, and the presence of homeless individuals on the property cannot be ignored. The positive review highlighting the tidiness and friendly residents offers a contrasting perspective, but the severity of the issues raised in the negative review warrants significant caution.
For local users searching for "RV parks near me," Riverview RV Park should be approached with extreme scrutiny. Potential residents must weigh the convenience of its location against the significant safety and management concerns raised in the negative feedback. It would be essential to conduct a thorough personal inspection of the property, if possible, and to seek additional, unbiased information from other sources before making any decision. Asking specific questions about pest control, security measures, management policies, and rule enforcement would be crucial.
Given the alarming nature of the negative review, which includes accusations of a rat infestation and a lack of safety due to homeless individuals using the park's amenities, prospective residents should prioritize their health and security. The alleged inconsistencies in rule enforcement and the negative characterization of the management further suggest a potentially unstable and unpleasant living environment. While the positive review offers some reassurance, the serious concerns raised by another resident should not be dismissed lightly. A careful and informed decision-making process is paramount when considering Riverview RV Park as a temporary or long-term living option.

Riverview RV Park Reviews
We stayed at Riverview for 9 mos. and for a temporary stay, this place is excellent. It's a convenient location, very close to downtown Puyallup (Fred Meyer, Safeway, fast food, restaurants, etc.) The rent, in my opinion, was reasonable. The management kept the place tidy. The RVers there (many were long-term tenants) were nice. They do have an on-site shower and laundromat but I went to a larger nearby laundromat. You also have your own mailbox. I give it 4.5 stars only because the RV spaces were a bit tight (we were very close to other RVs on both sides). We enjoyed our stay there.

Nov 02, 2022 · Kaylee ZanotelliThis is more of a mobile home park. It's crowded and old school. The train goes by all hours of the day and through the night, and it starts back up at 5:30 a.m. Given that it's in town, the train has to really lay on the horn. There is no office onsite and it's a cash only business.
Mar 26, 2024 · ValerieRiverview is a well-kept RV park located next to Puyallups River and its historical downtown.Theirs a trail running alongside the river, and the location itself has close access to a plethora of different amenities. The park itself has showers & a laundry facility. The property management does an amazing job maintaining the park and are extremely personable and quick to resolve any issue you may have.
May 07, 2023 · Aaron RVery difficult to get the manager to return calls or any messages. After being approved, months later was asked how old the motorhome was we don't want old ones in here. There was such run-down dirty filthy RVs in there and I keep my RV maintained and clean. Because there was a tiny water leak they wanted to raise the rent to which I automatically and quickly had the leak fixed which was a minor thing and reading reviews about high rent, I don't think the rent was high. You cannot get into laundry when you want to because someone has to lock and unlock it and is rarely available.
