Are you searching for "RV parks near me" in the Puyallup, Washington area? Majestic Mobile Manor & RV Park, located at 6906 52nd St Ct E, Puyallup, WA 98371, offers a long-term stay option for RV enthusiasts and those seeking mobile home living. You can reach them at (253) 845-3144 or +1 253-845-3144 for inquiries.
Based on available information, Majestic Mobile Manor & RV Park presents a mixed experience for its residents. While some aspects might appeal to certain individuals, it's crucial to consider all factors before making a decision. Let's delve into the details gathered from online reviews to provide an objective overview.
Environment and Setting:
One reviewer described the physical space as primarily a gravel parking lot for RVs, with close proximity between neighbors. This might be a consideration for those seeking more spacious or scenic surroundings. On a positive note, another resident mentioned that the park is generally dark and quiet at night, which could be appealing for those prioritizing a peaceful environment during sleeping hours.
Services and Amenities:
The monthly rent of $995 reportedly includes water, sewer, trash disposal, basic cable, and Wi-Fi. However, customer feedback indicates potential limitations with some of these services. One reviewer experienced a significant delay in receiving a cable box and found the Wi-Fi to be nearly non-existent, ultimately requiring them to obtain their own separate internet and cable subscriptions.
Water pressure is another area of concern, with one resident describing it as the lowest they had ever experienced. Additionally, they noted the water's yellow appearance, leading them to purchase drinking and cooking water separately. These are important factors to consider regarding basic utility services.
The park offers a swimming pool, but its availability appears limited. It's reportedly open only for 3-4 months per year and frequently closed for repairs during that period. Furthermore, access is restricted to office hours and closed every Sunday. For those who value regular access to a swimming pool, these limitations are significant.
The restroom and shower facilities are described as outdated, with only two stalls each for men and women. One reviewer explicitly mentioned the absence of shower heads. Given a reported resident population of over 150 people, the limited number and condition of these facilities could lead to inconvenience.
A laundry facility is available with four washers and four dryers, which were reportedly new six months prior to one review. However, some machines apparently do not function properly, and payment is managed through a "prepaid" app. A concerning issue was raised about one dryer charging the user's account excessively for small amounts of money, and this problem reportedly remained unresolved despite being reported to management and app support.
For pet owners, a dog park is mentioned as an amenity. However, it is described as small and often muddy or swampy, making it less desirable for both pets and owners. Suggestions for improvement included adding wood chips, gravel, or sand. Additionally, one reviewer noted a lack of enforcement regarding pet waste cleanup and leash rules, including the presence of an off-leash pit bull despite reported breed restrictions.
Features and Rules:
The park reportedly has rules regarding the age of RVs, stating they should be no older than 10 years. However, one customer observed RVs with algae growth, suggesting a potential inconsistency in enforcing this rule.
Package delivery is restricted to the office, which might be inconvenient for some residents, as highlighted by one reviewer's experience with delayed access to essential medication due to the office manager's unavailability.
One particularly concerning review detailed issues with the sewer system, including foul odors, backups, and unprofessional handling of a sewer sludge issue. The reviewer claimed that the cleaning method involved spraying bleach and allowing diluted sludge to soak back into the water tables. They also reported a leak in their water connection that allowed sewer water to contaminate their drinking water hose, and initial resistance from management to replace the hose until this issue was pointed out.
Another point of contention was the return of the security deposit, which reportedly took several days for one departing resident to receive.
Promotional Information:
Based on the provided information, there is no specific promotional content available. The focus has been on presenting an objective overview based on the services, features, and customer experiences detailed in the reviews.
Conclusion:
Majestic Mobile Manor & RV Park offers a long-term stay option in Puyallup, WA, with rent including basic utilities and amenities like a pool, laundry, and dog park. However, potential residents should be aware of the concerns raised in customer reviews regarding the reliability and condition of some services, including Wi-Fi, water quality and pressure, pool availability, restroom facilities, and laundry machines. Issues related to sewer maintenance, rule enforcement (regarding pets and RV age), package handling, and deposit returns have also been reported. While the quiet nights are a noted positive, prospective residents are strongly encouraged to weigh these factors carefully and consider visiting the property to assess its suitability for their needs before committing to a stay.

Majestic Mobile Manor & RV Park Reviews
I stayed here for several months when I first came to Washington in 2022. This place was awful. Office manager was the rudest and meanest person I think I’ve ever met. You are only allowed to have a package sent to the office. I had medication that I needed sent there and she wouldn’t allow me to get them until she was out of a the all day phone meeting g she was on. Sorry I needed them. The place itself was just a gravel parking lot of rvs. I was so close to the neighbors that awning was about 6 inches from their trailer. The sewer was broken and smelled so bad I would gag at times. There was a back up of the sewer at my site due to filters not going cleaned. I was right next to the septic tank opening. Their way of cleaning was to spray bleach. The actual sludge was watered down and allowed to soak back into the water tables. I was disgusted. I insisted my hoses be replaced for it was under water in the sewer sludge. They first refused until I pointed out that their water connections leaked allowing sewer water in my drinking water hose. This was unprofessionally handled. Upon finally leaving my deposit took several days for them to return it. The dog park was disgusting and no one cleaned up after their dogs either. The say they have breed restrictions yet there was an off leash pitbull running around. And someone on my row would let their tippy little dog out unleashed to come poop by my door every morning and night. They also say RVs must be newer that 10 years yet done of the RVs there had algae growing on them. Neighbors weren’t that nice either. Everyone living there was just miserable. Sadly there aren’t many places to park your rv around this area.
Feb 02, 2025 · Beth SmithI've been here for a year now...I really like the staff here very much although I think they may be limited in what they can do to upgrade anything being controlled by a large corporation owner. That said, the monthly rent ($995) includes: water, sewer, trash, basic cable & wifi. BUT..., there aren't enough cable boxes to go around (it was 7 months before one was available), wifi is very nearly non existent (very lucky if you get one bar). So I had to get my own wifi & cable subscription.Water pressure here is the lowest I've ever experienced and the water is yellow, so I only drink and cook with water I purchase.Amenities include:swimming pool ---It's only open 3-4 months per year, and during that time closed for repairs 50% of the time in addition its only open during the office hours and closed every Sunday.Showers & restrooms ---2 stalls of each for men & 2 for women.Very outdated, no shower heads.Laundry facility ---4 washers & 4 dryers (brand new 6 months ago)Some work properly & some do not. When they dont work, you're just out of luck. Can only be paid for through a "prepaid" app. One dryer charges your account $2 each time you add 25 cents!, and again you're out of luck! This was reported to management and the app customer support one day after they were installed and still hasn't been fixed. Also, these few are shared among all residents here (150+ people?).Dog park---Very small, and it's a muddy, swampy mess no one likes to use because your dog brings home the mud each time, this could be remedied with wood chips, gravel or sand maybe?.On an upside it's really dark and quiet here at night, I like that a lot.
Apr 20, 2025 · Robin WillemsCLEAN, AFFORDABLE, SECURE. ALL AMENITIES, NEAR EVERYTHING BUT FAR ENOUGH AWAY YOU CAN HEAR THE EAGLES FIGHTING OVER LUNCH and other birds including some local chickens that started visiting us when they were chick's a year ago. Cute. Hatched nearby I gather... here last summer. They too keep coming back. 🐔The park offers so much....full hook ups and great water pressure. AND nice folks around here that make the place comfy and welcoming. One example of a steller staff is: ROSA! She IS MY HERO. We had electrical issues and tney werent resolved by closing time. Electrical company no showed. Ugh. It was cold out...freezing. We had no power. Rosa knew it'd be a miserable night with no electric or heat. The day came to a close still no Electrical company. Rosa took it upon herself on her own time after work and went to get 100 feet of cord to connect us to the piwerr grid. It worked. As ours site electric was dead- i was grateful. She had to drive 3 to 5 miles to get one. Thats caring and good service and considering the temps....its even nicer when you note it was gonna be a cold cold night at 22 degrees...no heater? Well thanks to Rosa we had heat. Thank you wonderful lady. She cared enough for our welfare and comfort... I'm grateful and that's some service I live! Thanks fir going the extra mile Rosa. The neighbors and staff never bother or intrude. BOTTIM LINE: ITS A GREAT VALUE but getting better as they complete improvements. From propane, and on-site laundry to mail service if you stay longer like us.... bath/shower house with CLEAN BRIGHT showers... its worth a stay i say. Competitive prices with those things too... located near everything you could want.Close by include GOOD MEDICAL CARE, DENTAL, CHURCHES, WEED, PUBS, RESTAURANTS to USPS... EVEN THE STATE FSIR GROUNDS IN PUYALLUP. AND I CANT FORGET THE MSNY NEWER CASINOS...AND CLUBS AND PERFORMING ARTS AnD CONCERTS AT THE CASINOS TOO.hospitals, etc.* NOT wilderness-like... but lots of birds because of proximity to wet lands...and a view from the road of Mt. Rainier volcano! Surrounded by wet lands area and farming.Highly recommend.
Apr 20, 2024 · Clint StickleAlthough the majority of the folks here are very welcoming, along with the office person managing the park, sites packed together with not much more than 2' between RVs. Water volume is very low leaving it difficult to flush toilet adequately or use an on demand water heater during peak times and marginal other times. FIRE, with RVs this packed in, a fire would take all! Glad I will be out of here this weekend..
Jun 23, 2022 · Kelly SteberUpdated May 22 2024. Great RV Park! Can accommodate all RV lengths. $770 per month includes space, water, and sewer. 50 and 30 amp hookups at 11 cents/KW.
