Open Valley RV Park Introduce
For local users searching for "RV parks near me" in the Cresson, Texas area, Open Valley RV Park, located at 12400 Cleburne Hwy, Cresson, TX 76035, USA, presents itself as an option. However, recent customer reviews contain serious allegations regarding the park's management and business practices, which potential guests should carefully consider alongside any positive aspects mentioned. This introduction aims to provide an objective overview based on the available feedback, allowing local users to make an informed decision.
The environment at Open Valley RV Park is described in one review as "quite," which could be appealing to those seeking a peaceful setting. However, this is the extent of the positive environmental description provided. The reviews do not offer details about the landscaping, layout, or overall ambiance of the park. Potential guests should be aware that a quiet environment, while desirable for many, might be overshadowed by concerns regarding the park's management and operational procedures, as highlighted in the negative feedback.
Regarding services, one positive aspect mentioned in a review is the availability of "free laundry," which can be a significant convenience and cost-saving feature for RV travelers, especially those on extended stays. However, this positive note is contrasted by a significant issue raised by the same reviewer concerning billing practices. The reviewer alleges that their bank card was charged for the next month's rent without prior notification via call or text, and that they were overcharged by fifteen dollars, with the rent not being due for two more days. This indicates potential problems with transparency and accuracy in billing. Another critical service-related issue raised is the handling of security deposits. The same reviewer claims that their $100.00 deposit was held for over three months after their departure, despite their site being clean. They reported having to make multiple calls and texts before finally receiving a check for the deposit. This suggests potential inefficiency or a lack of promptness in returning security deposits.
The features of Open Valley RV Park are not extensively detailed in the provided reviews. The mention of free laundry stands out as a notable amenity. Beyond this, we can only infer that the park offers standard RV sites with necessary hookups, although these are not explicitly confirmed in the feedback. The negative experiences reported by customers, particularly concerning billing and deposit returns, could significantly outweigh any standard features the park might offer. The serious allegations against the park manager, as detailed in one review, also raise concerns about the overall management and operation of the facility. This review describes the manager as "extremely rude, scarily aggressive, loud, and quite immature," and further accuses him of being a liar. The specific context of this accusation involves a claimed restraining order that the reviewer asserts has no public record and was never served. These are severe allegations that potential guests should be aware of and consider when evaluating this RV park.
The customer reviews for Open Valley RV Park present a starkly negative picture, despite the one positive mention of free laundry and a quiet environment. The allegations of unauthorized and incorrect billing, the delayed return of a security deposit requiring multiple follow-ups, and the extremely negative characterization of the park manager are serious red flags. The reviewer who experienced these issues explicitly states that they had to call and text several times to get their deposit back, indicating a lack of proactive communication from the park management. The second review focuses solely on the negative perception of the manager, using strong and accusatory language. The severity of these allegations suggests potential systemic issues with the management and operational practices at Open Valley RV Park.
Given the gravity of the accusations against the park manager, it is imperative for potential local users to exercise extreme caution and seek further information before considering a stay at Open Valley RV Park. While one reviewer found the park quiet and appreciated the free laundry, these positives are overshadowed by the significant concerns raised about financial transactions and management behavior. It would be prudent to look for additional, more recent reviews from other sources to see if these issues are isolated incidents or indicative of ongoing problems. Visiting the park in person to assess the environment and potentially interact with the management (if deemed safe and appropriate) might also provide further insights.
No specific promotional information is available in the provided text. Local users interested in Open Valley RV Park should contact them directly at (972) 914-8503 or +1 972-914-8503 to inquire about current rates, availability, and any policies regarding billing, security deposits, and park rules. When contacting the park, it would be wise to address the concerns raised in the online reviews directly and ask for clarification or explanations regarding their procedures. This will allow potential guests to gauge the management's responsiveness and commitment to addressing past issues.
For local users searching for "RV parks near me" in Cresson, TX, Open Valley RV Park offers the potential benefits of a quiet location and free laundry. However, these are significantly countered by serious allegations of improper billing practices, delayed deposit returns, and highly negative feedback regarding the park manager's behavior and integrity. The strong and accusatory language used in one review should not be dismissed lightly. Potential guests must weigh these negative reports heavily against the limited positive feedback and conduct thorough due diligence before making a reservation. This might include seeking alternative RV parks in the Cresson or surrounding areas to ensure a more positive and reliable experience.
In conclusion, while Open Valley RV Park in Cresson, Texas, may offer a quiet setting and the advantage of free laundry, the significant negative feedback concerning billing irregularities, deposit handling, and serious allegations against the park manager present substantial risks for potential guests. Local users are strongly advised to proceed with extreme caution, seek additional information from multiple sources, and consider alternative RV parks in the area that may offer more reliable and positive experiences. Direct communication with the park management to address the serious concerns raised in the reviews is essential if one is still considering a stay at Open Valley RV Park.

Open Valley RV Park Reviews
Park was quite, free laundry was great. What I didn't like was that they charged my bank card without calling or texting me for the next month rent, which they actually over charged me fifteen dollars an our rent wasn't due for two more days. They also held up my 100.00 deposit for over 3 month's after we left an they had already seen that our site was clean. I had to call an text several times before I finally got a check for the deposit.
Nov 20, 2018 · Sam W.The manager of this location is extremely rude, scarily aggressive, loud, and quite immature. And that's Without mentioning the fact that he is also a liar.A restraining order is firstly, something that has to be 'served' to offending party, explaing to them by the Law they are no longer welcome, but secondly it is also public record... There is NO record of this fictitious restraining order. Because there is never been one place nor one served.Mr lively is simply a bully with nothing more than lies to spew.
