Benbrook Village Introduce
Are you searching for "RV parks near me" in the Fort Worth, Texas area, and considering a mobile home park that might offer a unique long-term living experience, potentially accommodating RVs? Benbrook Village, located at 5136 Ben Day Murrin Rd LOT 926, Fort Worth, TX 76126, USA, presents a mixed picture based on recent customer reviews. While one review expresses significant dissatisfaction, another offers a more balanced perspective, highlighting the strong sense of community and positive aspects of the park. This introduction aims to provide local users with a detailed, objective overview of Benbrook Village, drawing from the available feedback to help you determine if it could be a suitable option for your residential or long-term RV living needs.
The environment of Benbrook Village appears to be characterized by a "quiet, small town feel," as described by one long-term resident. This suggests a peaceful atmosphere that can be particularly appealing to those seeking a more relaxed living environment. The reviewer also notes the presence of "largely hard working young families who are terrific Moms and Dads that raise good, respectful children," indicating a family-friendly community. The mention of a "well shaded community park centrally located at the end of the first 2 streets" further suggests the availability of green spaces and recreational areas within the park, fostering a sense of community and providing spaces for children to play. The "wide concrete smooth concrete streets" are also highlighted, potentially making it pleasant for leisurely strolls, bike riding, and other outdoor activities within the park. The 10 pm noise curfew is mentioned as "never an issue," reinforcing the quiet nature of the community.
Services and features at Benbrook Village receive mixed reviews. One negative review strongly criticizes the water quality, describing it as "absolute trash" with a sewer-like smell, and labels the office workers as "useless" with poor communication. This is a significant concern that potential residents would need to investigate thoroughly. However, the more positive review offers a contrasting perspective on the management, specifically mentioning the "office manager" as a "super good woman" who is "very understanding and agreeable," especially when residents communicate openly about financial difficulties. This reviewer shares personal experiences of the manager being helpful even outside of office hours, suggesting a level of care and commitment to the residents. The park is also noted to be "expanding," which could imply ongoing development and potential future improvements. While specific amenities are not listed comprehensively, the presence of a community park is a notable feature. The positive interactions with neighbors, such as the offer to mow a new resident's lawn without payment, highlight a strong sense of community and neighborly support.
Considering Benbrook Village in the context of "rv parks near me," potential users should be aware that it is primarily a mobile home park. However, as with some mobile home communities, there might be possibilities for long-term RV stays. If Benbrook Village does accommodate RVs, the environment characterized by a quiet, family-friendly atmosphere with a strong sense of community could be appealing. The presence of concrete streets and a community park might also be attractive features. However, the serious concerns raised about water quality are a critical factor that any potential resident, whether in a mobile home or an RV, would need to address with the management. The contrasting views on the office staff also suggest the importance of direct interaction to form personal opinions.

Benbrook Village Reviews
This park is actually the worst mobile home park I’ve ever lived at. Water is absolute trash and smells like sewer water, office workers are the most useless people ever. They never have an answer and just leave you with no communication. Fixing the water and having clean water would be one major step into becoming a better park but these mfs are cheap and won’t do it!!
Sep 18, 2024 · Jose MoralesThe positives outweigh the negatives, by far. A quiet, small town feel that is largely hard working young families who are terrific Moms and Dads that raise good, respectful children. The community is a good place to live and virtually crime free. The 10pm noise curfew is never an issue. I have been living here for over a year and when I first moved here, I didn't have a lawn mower. I asked if I could rent one the neighbors were using and they simply refused to accept any money and they promptly came over and mow Ed and edged my yard and told me if I needed anything, to just ask. I was amazed by the generosity that they displayed. The late afternoons are often retired folks taking a leisure stroll down the wide concrete smooth concrete streets with a small dog on a leash and neighborhood children riding bikes or bouncing a basketball or soccer ball to and from the well shaded community park centrally located at the end of the first 2 streets. Crime is practically non existent, I can't remember ever seeing or hearing police sirens. True the issues with water quality are ongoing. I do know that the management and owners are aware of it and they are looking at improving it. The office manager is a super good woman. I have had times that I have struggled with finances due to weather or other issues and as long as I communicate with her, she is very understanding and agreeable. Yes she has a very full agenda with her position, but she has helped me out even when I have called her after her shift was over and she was at home, accessible and texted me information I needed. She has helped me many times and I appreciate that. The park is expanding and the future is bright. Understandable you will have bad reviews. I am just trying to be honest about what I have experienced here.
May 09, 2024 · Joel WhiteHave lived here 8 years, it has been the worst experience possible. The water regularly stinks like rotten eggs, the neighbors are inconsiderate and the office is useless. They’re simply there to collect money. Recently had a car towed because I was parked on the grass, while trucks moving in mobile homes regularly ruin my yard by driving on it. Plus the streets are absolutely horrendous and have needed replacing for years! Make it make sense. Someone buy my home!
Nov 07, 2023 · Mathew WasleyI've been living here just a short time but have other family members that live here at the mobilehome park, it is a quite place, clean, affordable, I'm not sure how long this company has owned the park butI can clearly see that they are working to make this a nice place for the people who live here. The one thing that makes me rate this place low is the Water. I understand well water has a different smell but the water here smells like raw sewage they have been opening the fire hydrant trying to drain it to help the issue but that is only working for a couple of days then its back to the sewage smell, right now it has actually made me sick from the smell. Its bad when you start vomiting from the smell of the water. It makes it worse to vomit in a clean toilet that has the smell of the water making you sicker. Please somebody give them any new ideas they can do to help the smell of there water. I only write this so maybe someone can help them with other ideas that might help. Again I do feel this is a quite clean and affordable nice place to live hopefully they can figure this out.
Sep 26, 2023 · Karran AnsleyYOU DO NOT WANT TO LIVE HERE! The water randomly smells awful for several days & they try to tell you, that you are the only person with this problem when I know for a fact my neighbors are having the same issues. They do not force their noise rules. So there is loud music playing extremely loud all weekend throughout the night. So loud, from a whole street over, we can feel the bass shaking our place, you can hear the music & awful karaoke singing over our own TV, and the damn music keeping our baby & us up! As well every few months they raise the lot rent or the trash fee without notice.GIVING 2 DAYS NOTICE TO CUT LAWN WHEN PEOPLE WORK & WHEN IT HAS BEEN RAINING LIKE CRAZY & WHILE THERE IS STILL CHANCES OF RAIN & I JUST MOWED LAST WEEK.... JUST SO THEY CAN LOOK GOOD FOR THEIR INSPECTION OR THEY CHARGE YOU $75! THEN SHE PUT A SNARKY MESSAGE LIKE WHY DO I KEEP TELLING YALL, WELL WHY THE HELL DO WE HAVE TO KEEP TELLING YALL TO FIX OUR WATER??? IF YOU WANT OUR LAWN TO LOOK GOOD TO MAKE YOU LOOK GOOD THEN GIVE US GOOD WATER TO SHOWER IN, WHERE THE SMELL WON'T MAKE YOU SICK SO WE CAN GET CLEAN AFTER MOWING!
