Owen Creek Mobile Home Park, LLC Introduce
For local users exploring housing options that might be listed under the category of "RV parks near me" on some platforms, Owen Creek Mobile Home Park, LLC, located at 9511 AR-5 in Alexander, Arkansas, offers a residential setting for individuals and families seeking mobile home living. While the primary focus of an "RV parks near me" category is typically short-term recreational stays, platforms may sometimes include listings for mobile home parks as a broader category of community-based living options.
Owen Creek Mobile Home Park, LLC, provides a community environment for residents who own or lease mobile homes within the park. The address in Alexander, Arkansas, indicates a fixed, long-term residential focus. Individuals seeking a more permanent housing solution in this area might consider mobile home parks as an alternative to traditional housing.
However, the information available from recent online reviews paints a concerning picture of the living experience at Owen Creek Mobile Home Park, LLC. One long-term resident, having lived there for over five years, states, "I truly hate it," and advises potential residents not to be misled by the park's initial well-maintained appearance compared to others in the area.
A significant point of contention raised by this long-term resident is the management of the park. They describe it as not locally owned, with rules originating from an office in Michigan and enforced by an "over - zealous and biased management team." The reviewer alleges that calls often go unanswered, answers are non-committal, and rules are applied inconsistently among residents. This suggests potential issues with communication and fairness in the park's administration.
Another significant concern is the issue of lot rent. The long-term resident claims that "everyone pays a different lot rent, based on when they moved in," but all residents are subjected to annual rent increases. A more recent resident, who had lived in the park for only nine months, corroborated this by stating they were paying over $50 more per month than the previous resident of their lot and that longer-term residents paid less. This newer resident also reported receiving a rent increase within their first year lease, questioning the fairness of this practice.
Security is another area of concern, as the long-term resident notes that "the security gate is open more than it is closed," potentially compromising the security of the community. Furthermore, they mention issues with parking, stating that many neighbors park on both sides of the street, causing blockages that are seemingly never addressed by management. This suggests a lack of enforcement of parking regulations.
The long-term resident also highlights inconsistencies in park rules, such as some homes having fences while others are not allowed, and varying rules regarding pets, with some having dogs in fenced yards while others are not permitted, and many leaving dogs leashed to front porches without any management intervention. These inconsistencies contribute to a perception of unfair and uneven rule enforcement.
Noise disturbances are also mentioned, with cars of both guests and "random tourists" (due to the frequently open gate) often playing loud music. This detracts from the peaceful enjoyment of the community for residents.
Despite the reportedly higher rent compared to locally owned parks in the area, the long-term resident states that Owen Creek Mobile Home Park, LLC offers "zero amenities," with no playground, clubhouse, or green space. This lack of communal facilities further diminishes the value proposition for residents paying a premium for lot rent.
Adding to the negative experiences, the long-term resident describes problems with both elderly residents (as the park was once a senior community) wandering onto their property and letting their dogs relieve themselves there, as well as older children tampering with their property. They also report instances of theft of personal items like bikes, lawnmowers, and chemicals due to a lack of affordable storage options, and vandalism of a lawnmower and grill.
The long-term resident expresses a desire to leave the park as soon as financially feasible, suggesting a deeply negative overall living experience. The more recent resident, while noting that the park is otherwise "quiet and has nice residents," is understandably concerned and questioning the fairness of the lot rent increases within their first year lease and the disparity in rent based on move-in date.
Given these overwhelmingly negative reviews highlighting issues with management, inconsistent rule enforcement, unfair rent practices, security concerns, lack of amenities, and disturbances from other residents, local users searching for "RV parks near me" who might encounter Owen Creek Mobile Home Park, LLC as a potential long-term living option should exercise extreme caution. The significant concerns raised by multiple residents suggest a potentially unsatisfactory living environment.
As there is no positive information or any indication of promotional offers in the provided reviews, it is impossible to highlight any positive aspects or incentives for potential residents. The objective assessment based on the available data strongly suggests that prospective residents should thoroughly investigate these concerns and seek alternative housing options if possible.
Therefore, for local users considering Owen Creek Mobile Home Park, LLC, it is strongly recommended to contact the park management at (501) 407-9000 or +1 501-407-9000 to seek clarification on the issues raised in the reviews and to conduct a thorough personal assessment of the property and its management practices before making any decisions about residing there. The consistent negative feedback regarding management, rent, and community issues should be a significant deterrent for potential residents.

Owen Creek Mobile Home Park, LLC Reviews
I have left a previous review, but it's time to update.I have lived here for just over 5 years now, and I truly hate it.Yes, upon first look, it seems so well maintained compared to other parks in the area. Don't fall for it.This park is not locally owned, all rules come from an office in Michigan and are enforced by an over - zealous and biased management team.Calls will go unanswered, answers will be non-committal, and rules will be unevenly enforced.Everyone pays a different lot rent, based on when they moved in, but everyone gets a rent increase, every year. The security gate is open more than it is closed. The park rules and fees are written and charged as if you also rent the house from them. Many neighbors park in the street, often both sides of the street causing a blockage... And this never seems to be addressed. Some homes have fences, others are not allowed. Some homes have dogs in the fenced yard, while others are not allowed. Many homes leave dogs leashed to the front porch and that is never addressed.Cars of both guests and random tourists (because of the open gate) often have blasting music. The rent is significantly higher than the locally owned parks in the area -Yet there is no playground, clubhouse, green space, nothing. Zero amenities. There is also the problem of both elderly residents (once upon a time this was a senior community) wandering around your property snooping and letting their dog potty freely there, and older kids tampering with your property. We don't have the money for the allowed storage options so we have had bikes, lawnmowers, and chemicals stolen from our property as well as a lawnmower and grill that were tampered with and rendered unusable. The bitter part of me thinks they want me out so they can charge a new resident more money for my lot, but to be honest, I don't want to stay here a day longer than my finances force me to.
Oct 01, 2021 · Tiphani AbbottI have lived here for only 9 months and when I signed my 1 year lease my lot rent was $350 a month, which is over $50 a month more than the previous resident. Also I have spoken with many others and they are paying less because they have been here longer. I today get a letter saying my lot rent is going to $360 a month in March, which is still within my 1st year lease. How is this fair? Other than that, the park is quiet and has nice residents.
Jan 29, 2020 · Id KnowCurrent resident for 3 years and lot payments have risen nearly $100 during that time. As a single income household, it’s very difficult to live here. My monthly payment for my mortgage and my lot rent are now $960 (mortgage is $650 and lot rent increased to $310 officially starting March 1, 2019)... a payment comparable to nicer traditional homes with land in the area. I don’t feel I’m getting any return on my investment for choosing to live here nor am I able to save any money because my smaller house payment really means nothing if my rent keeps going up. I still have to maintain my own yard, the outside of the home, etc. Seems like the only thing my lot rent gets me is trash pickup (which often is sporadic) and the benefit of living behind a gate.
Feb 10, 2019 · Jessica BergrenTwo year resident, lot rent has gone from $275 to $315 in that time. The rules keep getting stricter, and seem not apply to everyone. Yes, there is a gate, but it's often left open and we have ZERO aminneties.
Mar 29, 2019 · Tiphani AbbottOverall, one of the nicer trailer parks in the area. Very clean. Gated. Well kept.
