I live in this 55+ mobile home community and find it to be very pleasant. Friendly neighbors, gated, well maintained, lots of activities, pool, etc. The lot rent has recently increased for the second time in the last year since I purchased my home. Not happy about that. Otherwise a nice park to live in.

While I agree that the HMO monthly fees are high, that generally has a positive outcome on the community as a whole. So far, we are finding Park Place and the Community of Sebastian to be a great place to live. Having been a Real Estate agent for 20 year, I have found that it is impossible to make everyone happy.

The location is ideal. Grocery store and pharmacy very close and best of all the beach is a 6 minute drive. I've been in many manufactured home communities in Florida and this is the nicest one I've been in. The only reason I didn't give it a 5 is the lot rent is expensive and will go up. For those who can afford it, it truly is a top notch community.

Sun Communities put $8700 against my credit after they gave me a nasty trailer that had all sorts of stuff underneath of it gray water and mold. It was horrible to breathe. When I left, they charged me $8700 to remove the trailer and put it against my credit. They agreed to settle for 6000 then they turned around and still put the remaining balance against my credit don't live in any of their properties.

The land leases are quite high with some lots being near $1000. per month and being that close to the working railroad honking it's horns is not for us. They claim the high lease covers it being a gated community but every time I pass by the gates are wide open, their fees go up every year around 4% and they also claim your yearly taxes are built into the fees but you don't pay taxes on leased land, only on the structure at purchase. I don't mean to put down the community it is beautiful and the residents are very friendly, but as a possible buyer it's not for us.
