Pelican Bay Introduce
Are you searching for "RV parks near me" that offer a unique waterfront living experience in the Micco, Florida area? Pelican Bay, located at 8600 US-1, Micco, FL 32976, USA, presents itself as a mobile home park with a significant advantage: its location along the Intracoastal Waterway, specifically the Indian River. This prime setting offers residents potentially stunning views and direct access to the water via a community pier.
One long-term resident, who lived in Pelican Bay for 15 years and is now selling their home nearby, describes their time there as "paradise on the Intracoastal Waterway." This personal testament speaks volumes about the potential for a desirable lifestyle offered by the park's location. The allure of waterfront living, with opportunities for boating, fishing, and simply enjoying the scenic beauty of the Indian River, is a significant draw for many seeking "RV parks near me" with a difference.
Adding to the positive aspects, another reviewer notes that "the views" are a major plus, stating, "It is where everyone comes for a vacation." This reinforces the idea of Pelican Bay's attractive location and the potential for a resort-like atmosphere. Furthermore, this reviewer mentions that "the property is well maintained and includes a pier at the Indian River." This suggests that the management takes care of the common areas and provides valuable amenities for residents to enjoy the waterfront.
However, it is crucial to consider the concerns raised by other residents to gain a comprehensive and objective understanding of Pelican Bay. One reviewer expresses significant dissatisfaction with the "absolutely sub-standard domestic water" and claims that the management has consistently failed to rectify the issue, despite attempts over five years. This is a serious concern for potential long-term residents, as access to clean and reliable water is fundamental. The reviewer points out the availability of "fresh county water" across the street on a commercial property, suggesting a potential solution that has not been implemented. This issue should be a primary point of inquiry for anyone considering residing at Pelican Bay.
Another long-term resident, who moved to Pelican Bay in 2018, voices concerns about the increasing cost of living in the park. While initial rent increases were around $25 per year, the reviewer states that recent increases have been "$100 or better for a postage-stamp sized lot." This significant jump in rent, coupled with the issue of sub-standard water, raises questions about the value proposition for long-term residents. The reviewer also notes that smaller lots on the North side are priced the same as larger lots on the South side, suggesting potential inconsistencies in pricing based on lot size and location within the park.
The reviewer's statement, "Hoping for a place that gives some benefit to long term residents? Keep looking," further underscores the dissatisfaction with the increasing costs and the perceived lack of consideration for those who have resided in the park for an extended period. While the waterfront views and the pier are attractive features, potential residents need to weigh these against the reported issues with water quality and escalating rent.
As a mobile home park, Pelican Bay likely offers a range of services and features, although specific details are not extensively provided in the reviews. Based on common offerings in similar communities, these might include:
- Individual lot rentals: Residents typically rent or lease individual lots for their mobile homes. The size and location of these lots can vary, as indicated by the review mentioning different sized lots with potentially inconsistent pricing.
- Utility hookups: Access to essential utilities such as electricity, water (despite the reported quality issues), and sewer are standard in mobile home parks.
- Common area maintenance: The positive comment about the property being "well maintained" suggests that the management attends to the upkeep of roadways, landscaping, and other shared spaces.
- Waterfront access and pier: The pier on the Indian River is a significant amenity, providing opportunities for fishing, strolling, and enjoying the waterfront environment.
- Potential for other amenities: Depending on the park, there might be additional amenities such as laundry facilities, community rooms, or recreational areas, although these are not specifically mentioned in the provided reviews.
- On-site management: A management office is typically present to handle resident inquiries and park operations.
Given that the platform category is "RV parks near me," it is possible that Pelican Bay also accommodates RVs, particularly for long-term stays, although this is not explicitly stated in the reviews. Individuals with RVs interested in the waterfront location should contact the park directly to inquire about the availability of RV sites, the types of hookups offered, and any specific regulations for RVs within the community.
Regarding promotional information, none is evident in the provided reviews. Potential residents should contact Pelican Bay directly at (772) 664-3138 or +1 772-664-3138 to inquire about current rates, lot availability, and any special offers that might be available. It would also be crucial to directly address the concerns raised about water quality and rent increases with the management to understand their perspective and any potential plans to address these issues.
Micco, Florida, offers a more relaxed and natural environment compared to larger coastal cities. Its location along US-1 provides access to local amenities and services, while the proximity to the Indian River offers a unique lifestyle centered around water activities and scenic beauty. Pelican Bay's location in Micco could be appealing to those seeking a quieter, more nature-oriented setting.
In conclusion, Pelican Bay in Micco, FL, offers a compelling draw with its waterfront location on the Indian River, well-maintained property, and community pier. The potential for a "paradise" lifestyle is evident in one long-term resident's experience. However, potential residents must carefully consider the serious concerns raised by other reviewers regarding sub-standard water quality and significant rent increases for long-term residents. Direct communication with the management is essential to gain clarity on these issues and to determine if the benefits of the location outweigh the potential drawbacks for your individual needs and circumstances when searching for "RV parks near me" or a long-term mobile home community.

Pelican Bay Reviews
PLEASE NOTE: The response from the owner is practically canned. Over the past 5 years I DID attempt to work this out with complaints. I was shut down every time. The commercial property right across the street connected to the county water system.Hoping for a place that gives some benefit to long term residents? Keep looking. Absolutely sub-standard domestic water, and they will never correct it. They had the opportunity to hook us up to fresh county water... and failed or refused. Moved here in 2018, and the rent increases were around $25 per year. Lately? They are $100 or better for a postage-stamp sized lot. Same price for smaller lots on the North side as well-sized lots on the South side. I know that this review might decrease my property value, but unlike Corporate Florida, I will not lie for a better price. The plus side is the views. It is where everyone comes for a vacation. Also, the property is well maintained and includes a pier at the Indian River.
Feb 05, 2025 · David BruleI live here ! My home is for sale on Hopetown Rd. after 15 years of paradise on the Intracoastal Waterway.
Feb 13, 2024 · Janice RockwellNice clean park with good amenities HOWEVER you never know if you'll have water or not and it's a real inconvenience to every resident here. The lot rent continues to go up yearly as they continue to patch the problem instead of replacing the old water lines. Just a warning!!

Jun 18, 2018 · Lisa BurtonWell I know a guy that lives there he's happy the place is quiet they don't allow for all kinds of noise late night so rest assured you can get some sleep without some raunchy neighbors waking you up they got a nice looking dock private water access over on the river they also have a clubhouse for entertainment and whatnot imagine you could get the place if you had a party to do plenty of parking and they're across the street from the marina and restaurant it's a big metal box on the side of US1 Riverside area but that's directly across the street so there's a great restaurant right there too that's all I got🤙🏻💈💈💈
