Resident reviews offer contrasting perspectives on the amenities at Pheasant Ridge. One review expresses excitement about upcoming homeownership and the anticipation of using amenities and meeting new people, highlighting a positive initial impression, particularly praising the assistance received from someone named Lynda. This suggests that Pheasant Ridge may have been marketed with certain amenities and a welcoming community atmosphere.
However, another review presents a more critical viewpoint, stating disappointment regarding the availability and condition of promised amenities. This resident mentioned looking forward to using a community center and a "state of the art fitness center" upon moving in during the previous August. The review claims that the community center has been closed for an extended period predating their move-in, and the fitness center was described as not being "state of the art," dirty, and also frequently closed. The reviewer also expressed dissatisfaction with receiving "non honest answers" regarding the potential reopening of these facilities and noted a lot rent increase after their first year, leading to a feeling of paying more for fewer services. This feedback suggests potential discrepancies between advertised amenities and the actual resident experience.
Given this conflicting information from resident reviews, it is strongly recommended that prospective residents directly inquire with the management of Pheasant Ridge about the current status and availability of any advertised amenities, such as a community center and fitness center. It would also be prudent to ask about any planned maintenance or reopening schedules for these facilities and to clarify the terms and frequency of lot rent adjustments.

In conclusion, Pheasant Ridge in Lancaster, PA, offers a mobile home community and potentially limited accommodations for those searching for "RV parks near me." Pheasant Ridge Reviews
I'm closing on my home tomorrow! I can't wait to take advantage of all of the amenities and meet new people! Lynda has been nothing short of AMAZING!
Mar 30, 2025 · Rebecca HeebnerWhen we moved in last August I looked forward to using the Community center to make new friends and enjoy all of the activities they told me about. My husband was excited to use the "state of the art fitness center". Turns out that the community center has been closed since long before we moved in and the state of the art fitness center is not so state of the art, dirty and has also been closed for most of the time we have lived here. We have gotten non honest answers as to when this might change and now to top it off we got our first year lot rent increase of $49.00 a month. Now we pay more for less. We are retired and it looks like we picked the wrong place to live out those golden years.
Jul 20, 2023 · Rose Marie SaundersUsed to be a wonderful retirement community with much to do. Now rent keeps going up for people on fixed incomes and they get absolutely nothing in return. Residents maintain their own properties and pay taxes on theirproperty. No community center, no bus trips, nothing but greedy owners wanting to take senior citizens incomes and price them out of affordable housing. Why are Residents paying equal to a mortgage payment on homes they own without getting anything in return. My parents moved here years ago, being careful with their budget. Rent used to be $560 now its almost $800. Now I'm trying to figure out if my dad can afford to stay in a home he owns because of corporate greed. There is no way that costs have gone up that much when the community doesn't even offer anything to their residents.
Nov 28, 2023 · Lisa GodfreyThis started out to be a 5 star residential development; however there have been gaps of management over the past 10 years. There is a long list of community rules that have not been consistently enforced, leaving a shabby vibe. Residents from 20 years ago took pride in home ownership and didn’t need to be prodded to keep their property maintained. The pandemic took a toll on everything everywhere, but it’s time to stop blaming the pandemic and take responsibility. Management went into hiding during that period: residents were left with no communication and no personal contact, no way to get through to talk to someone. Gone are the days when we were invited to stop in to say hello to the new manager. Now phones are not answered , calls are not returned, rent must be paid by computer, there is confusion over when our leases are due, and rents are being raised double amounts. Many properties are being neglected and looking shabby. The road work has stopped completely and there are orange nettings around improperly repaired drains that have been there so long the color has faded to pale orange. Weeds are 5 feet tall on some properties, parking bays are cracked and crumbling, and some residents are concerned about non- residents using our facilities. There is a large feral cat population as well as indoor/outdoor cats and residents who do not clean up after their dogs. It’s all against the community rules, but management is still in hiding from the pandemic. If things improve with the latest new manager, I will be happy to upgrade this post.
Aug 14, 2023 · Sally LedererWe have been here for 13 years & when we first moved here there was so much to do. Now you have nothing no bus trips, no meeting rooms, no entertainment for residents everything was taken away. 2 or 3 years ago we had our driveway redone reported to them afterwards it needed to be sealed caused they failed to do it. We were told we would be put on a waiting list & here we are 2 to 3 years later nothing. We also reported our sidewalk was cracking & someone was to come out to look at it & that was when we reported the driveway nothing still. Love my place Love my Neighbors just wish management would start doing there part on there end. As far as rent increase of 49.00 that is out of control. When we first moved here we were paying 460.00 & now we are over 800.00 with water & sewer. Come on Corporate lets start getting a grip on things.
