Pine Lake MHP Introduce
For local users searching for "RV parks near me" that might accommodate long-term stays or those considering a mobile home community in Belmont, Ohio, Pine Lake MHP, located at 42600 National Rd Lot #115, Belmont, OH 43718, USA, warrants careful consideration. It's important to approach this community with a thorough understanding based on the available, albeit limited and strongly negative, customer reviews. These reviews paint a concerning picture regarding management practices, infrastructure, and the overall living environment.
Critical Perspectives on Management and Eviction Practices:
One of the most significant concerns raised in the reviews pertains to the management of Pine Lake MHP. A former resident alleges that "If they don’t like you they wrongfully evict you." This is a serious accusation, suggesting a potentially arbitrary and unfair eviction process. The reviewer further claims a lack of communication or attempts to resolve issues, stating, "They don’t even bother trying to communicate or work with you. Simply hand ya your rent back or refuse to take it and take you to court. It’s happened in numerous instances." Such behavior, if accurate, would create a hostile and unstable living environment for residents, fostering fear and distrust.
The same review also suggests a potential financial burden on long-term tenants due to recent changes under new ownership. It is claimed that "it’s almost like all the tenants who have been there for years are paying for their so called ‘updates’." This implies that rent increases might be disproportionately affecting existing residents to finance improvements within the park. The review further details a significant change in pricing and included services, noting that "Previously before they were under new ownership rent was affordable and included water. Now it’s over $400 just for a lot trailer not included and you have to pay water." This represents a substantial increase in the cost of living for residents, with a previously included utility now being an additional expense.
The reviewer concludes with a highly negative assessment of the current management, describing the place as having "turned into an even bigger joke and is ran by inconsiderate, stuck up clowns." This strong language underscores a deep level of dissatisfaction and a perceived decline in the quality of management and overall community environment.
Concerns Regarding Infrastructure and Safety:
Another former resident who lived at Pine Lake MHP before moving away also raises serious concerns about the infrastructure and safety within the community. They explicitly state, "The roads are horrible and the drugs are just as bad." The issue of deteriorating road conditions can significantly impact residents' vehicles and overall quality of life within the park, making navigation difficult and potentially causing damage. The alarming mention of prevalent drug issues within the community raises significant safety and security concerns for all residents.
This reviewer further criticizes the responsiveness of the landowner to maintenance needs, alleging that the owner "likes to pick an choose what he fixes." Such selective maintenance can lead to neglect of essential repairs and a decline in the overall condition of the park. The reviewer specifically advises against living there for those who want to maintain their vehicles, stating, "if you wanna keep your car clean and unbroken I don't recommend this place." This reinforces the concern about the poor road conditions.
The issue of winter maintenance is also highlighted as a significant problem: "He even refuses to plow the roads in the winter and the ice build up is just horrible." Lack of snow and ice removal can create hazardous conditions for residents, potentially leading to accidents and restricting mobility during winter months in Ohio.
Lack of Positive Feedback and Absence of Promotional Information:
It is crucial to note the complete absence of any positive reviews or promotional information in the provided data. This lack of positive feedback, coupled with the strongly negative experiences shared by former residents, paints a concerning picture of Pine Lake MHP. Typically, even communities with some challenges will have a mix of reviews, or the management might provide information highlighting positive aspects, amenities, or recent improvements. The absence of such information here is notable.
Potential Environment and Features (Based on the Negative Reviews):
While a comprehensive description of the environment and features is unavailable, the negative reviews offer some insights, albeit concerning ones:
- Deteriorating Infrastructure: The "horrible roads" suggest a lack of investment in and maintenance of the park's infrastructure.
- Potential Safety Issues: The mention of "bad" drug issues raises concerns about the safety and security of the community.
- Questionable Maintenance: The allegation that the landowner "likes to pick an choose what he fixes" indicates inconsistent and potentially inadequate maintenance of the park's common areas and possibly utilities.
- Poor Winter Conditions: The refusal to plow roads in winter suggests a lack of consideration for residents' safety and accessibility during inclement weather.
- Increased Costs and Reduced Services: The significant rent increase coupled with the elimination of included water service indicates a potential decline in value for residents.
Services (Based on the Negative Reviews):
The reviews also shed light on potential service issues:
- Poor Management Communication: Allegations of a lack of communication and unwillingness to work with residents on issues are significant concerns regarding the management's responsiveness and tenant relations.
- Inconsistent Maintenance: The selective approach to repairs suggests that essential maintenance might be neglected.
- Lack of Winter Road Maintenance: The failure to plow roads in winter indicates a lack of attention to residents' safety and accessibility during that season.
Important Considerations for Local Users:
For local users in Belmont, Ohio, who are considering Pine Lake MHP as one of their options for "RV parks near me" or mobile home living, it is strongly recommended to proceed with extreme caution. The available reviews raise serious red flags regarding management practices, infrastructure, safety, and the overall living environment. Potential residents should consider the following:

Oct 27, 2022 · Britney CampoloI used to live here before moving to Savannah Georgia. The roads are horrible and the drugs are just as bad the land owner likes to pick an choose what he fixes if you wanna keep your car clean and unbroken I don't recommend this place. He even refuses to plow the roads in the winter and the ice build up is just horrible.
Jan 25, 2018 · Robert KinseyThis place has gone steadily down hill the last 5-8 years. Managers and maintenance people don't stay long. Roads are barely passable. No snow plow.Rent is high, quality low. Lots of room for improvement.
Jan 14, 2018 · Lisa HartlineThis place is horrible!!!!! It use to be a nice place to live, now it’s like watching a junk yard being formed or dump. The roads are horrible throughout the park not just in the “heavily traveled” parts. You can see the pictures of what the roads are like when it snows. A lot of the trailers are empty now and falling apart (which only really started after the original owner passed away). Many trailers have junk/trash pilled around them or have junk cars park ( which again started after no one was making their weekly/biweekly ride through the park). It seems like only certain people have to follow their “rules and regulations”. Where is the lot rent going??? I guess you would lose money when you let the place go to hell.....
Sep 20, 2018 · L WThis place is a joke..owner is a slum Lord..pay outrageous price for lot rent ..drainage system is God awful..I own my trailer and have so much water damage done to it underneath on their property..they won't fix it don't want me to fix it and then throw you out if you threaten to sue for damages caused by them not maintaining the property..no communication they throw people out for ridiculous reasons..all she wants is money but don't want to fix the real issues..don't ever believe these people they will rip u off..let u stay long enough to make a profit from u then throw u out..very rude ignorant make over 40,000 off people a month..
