Plantation Oaks Introduce
Are you a local user in the Seffner, Florida area searching for "RV parks near me" and considering the option of mobile home living? While the platform category is "RV parks near me," it can serve as an entry point to discover various residential park communities, including mobile home parks. One such community in Seffner is Plantation Oaks, located at 604 N Kingsway Rd, Seffner, FL 33584, USA. You can contact them by phone at (813) 689-9279 or via mobile at +1 813-689-9279.
Mobile home parks, also known as manufactured home communities, offer a residential setting where individuals typically own their homes but lease the underlying land or lot. These communities often aim to provide an affordable housing option coupled with a sense of community through shared amenities and services tailored for long-term residents.
The provided information for Plantation Oaks includes its name, address, phone numbers, and two concerning customer reviews. The first review expresses disappointment with the value for the lot rent paid, citing issues with the swimming pool being frequently closed or dirty. This resident also reports inconsistent enforcement of park rules regarding trailers and other items on lots, noting that while they were cited for a clean 5x10 trailer, other residents have had similar or larger items on their lots for years without issue. Additionally, this reviewer, a five-year resident, mentions frequent water shut-offs (at least once every other month for a day or so) without prior notice, which inconveniences working residents.
The second review echoes a sense of neglect within the park, stating that "a lot doesn't seem like anyone cares anymore about nothing while they collect all the money for Rent." This reviewer also complains about the poor condition of the pool and restrooms, the recurring water shut-offs, and a "disgusting" smell in the place. They express dissatisfaction with the new management in the office, contrasting it negatively with the previous manager of the past three years, and describe feeling like a nuisance when interacting with the current office staff.
These customer reviews paint a concerning picture of Plantation Oaks, highlighting issues with amenity maintenance (pool and restrooms), inconsistent rule enforcement, frequent and unannounced utility disruptions (water), and a perceived decline in overall care and management responsiveness. These are significant factors that would likely deter prospective residents.
Given this negative recent feedback, a standard introduction covering the environment, services, features, and promotional information based on the provided internet data is severely limited and overshadowed by these critical concerns. However, for the sake of providing a comprehensive response within the requested framework, we can discuss general aspects of mobile home parks while acknowledging the serious allegations made in the reviews.
Environment: Typically, the environment of a mobile home park includes the physical layout, landscaping, and overall maintenance of the grounds. Positive aspects might include well-kept green spaces, clean roadways, and a pleasant aesthetic. However, the reviews for Plantation Oaks suggest potential issues with the environment, specifically mentioning a dirty and often closed swimming pool and a "disgusting smell," indicating possible maintenance or sanitation problems within the community.
Services: Mobile home parks usually offer a range of services to their residents, such as:
- Utility Connections: Provision of connections for water, sewer, and electricity. Residents typically pay for their individual usage. However, the reviews highlight a significant issue with the reliability of water service, with frequent shut-offs reported.
- Waste Management: Regular trash and recycling collection. The reviews do not comment on the effectiveness of this service.
- Maintenance of Common Areas: Upkeep of roadways, landscaping, and any shared facilities like the pool and restrooms. The reviews strongly suggest inadequate maintenance of the pool and restrooms.
- Management: An on-site management team responsible for park operations and addressing resident concerns. The reviews express dissatisfaction with the new management's responsiveness and demeanor, contrasting it unfavorably with previous management. The alleged inconsistent rule enforcement also points to potential management issues.
- Security: Measures to ensure resident safety. The reviews do not provide any information about security at Plantation Oaks.
Features: Mobile home parks often offer amenities to enhance the residents' quality of life, such as:
- Recreational Facilities: The reviews mention a swimming pool, but its frequent closure and dirty condition detract significantly from its value as an amenity. Other recreational facilities are not mentioned.
- Community Spaces: Clubhouses or common rooms are not mentioned in the reviews.
- Laundry Facilities: On-site laundry rooms are not mentioned in the reviews.
- Pet-Friendly Policies: Information on whether pets are allowed is not provided in the reviews.
- Storage Options: While one review mentions issues with a small trailer, general storage options are not discussed.
Promotional Information: The provided reviews do not contain any specific promotional information for Plantation Oaks. Given the serious negative feedback regarding the park's condition and management, it is possible that the park is not actively promoting itself or that any promotions should be viewed with extreme caution.
For local users in Seffner, Florida, who come across Plantation Oaks while searching for "RV parks near me" and are considering mobile home living, the provided customer reviews contain serious allegations that should be a primary focus. The reported issues of a poorly maintained swimming pool and restrooms, frequent water shut-offs without notice, inconsistent rule enforcement, and dissatisfaction with the new management are critical factors to consider.
Prospective residents are strongly advised to exercise extreme caution and conduct thorough due diligence before considering Plantation Oaks. This due diligence should include, but not be limited to:
- Attempting to contact current residents independently to verify the issues raised in the online reviews.
- Contacting local authorities and code enforcement agencies to inquire about any complaints or violations filed against Plantation Oaks.
- Visiting the property in person to carefully inspect the condition of the amenities and common areas, and to assess the overall environment of the park.
- Thoroughly investigating the management practices by asking detailed questions about maintenance schedules, utility reliability, and rule enforcement policies.
- Seeking legal advice to understand tenant rights and potential risks associated with living in a property with reported significant issues.
Given the severity of the concerns raised in the customer reviews, it would be prudent for local users to explore other mobile home park options in the Seffner or surrounding areas and prioritize communities with more positive and less concerning feedback.
In conclusion, while Plantation Oaks is located in Seffner, FL, the recent customer feedback raises very serious concerns about the living conditions and management. Local users searching for "RV parks near me" who might consider mobile home living should approach Plantation Oaks with extreme caution and conduct thorough independent investigation before making any decisions. The reported issues of poorly maintained amenities, unreliable water service, inconsistent rule enforcement, and unsatisfactory management warrant significant scrutiny and should be carefully considered alongside any potential benefits of the location or price.

Plantation Oaks Reviews
Plantation Oaks would be a nice place to live.. but for the money you pay for a lot there is not much you can do. There is a swimming pool but either it's closed or dirty most of the time. I have a nice clean 5x10 trailer that if I bring home I get a letter stating have 3 days to move or will be towed but then I see other lots that have had 5x10 trailers sitting in the yard, utility trailers in the yard, jet skies on trailer, boat on a trailer for several years and seems nothing has been said to them, but then I'm not allowed been here 5 yrs and atleast once every other month water gets turned off for a day or so without any notice. Some residents work for a living and can't even come home a take shower.
Oct 29, 2024 · Paul SandovalIn my opinion this place seems unrecognized a lot doesn't seem like anyone cares anymore about nothing while they collect all the money for Rent, why is the pool and restrooms always a big mess? Water is always getting turned off and the smell of the place is disgusting. You feel like you're a nuisance to the new manager in the office if she is even there, the last lady in office was a pleasant person in the last 3 years she was here. I guess this is the World we live in now. I wish people cared
Jun 18, 2024 · TabbyCan't enjoy the outside area in this community because people have music so loud that I hear it inside my home. Ssshhh. It's everyone's outside, not just one person. Lower the volume, please. Thank you
Nov 15, 2024 · Paula GardnerNice and quiet but all the restrictions you pay good money for lot rent. You can have pet just not allowed to secure them outside no dog kennels allowed that should be told before signing I have 2 out door dogs that have to live inside now and I think it's wrong you can't set up a dog kennel as long as you make it look nice
Mar 17, 2022 · Marie MillsThey protect those that make up truth in lending contracts and bully elderly out of real property as they bully any visitor that may try and help. Very in your face in the most unprofessional manner. The big lady with dark brown hair in the sales office needs to change her hands on her hips unfriendly combat boot approach. These people make the condo camando, clipboard waving retirees look pleasant. Beware of thus place lots of creepy people sleeping in the park on the south end near the library.
