Pleasant Oaks Introduce
Are you searching for "mobile home parks near me" in the Walker, Louisiana area? Pleasant Oaks, located at 11482 Florida Blvd, Walker, LA 70785, USA, is a mobile home community in Livingston Parish. For inquiries, they can be reached at (225) 955-1792 or +1 225-955-1792. However, it is crucial for local users seeking housing options to carefully consider recent feedback from residents before pursuing residency at Pleasant Oaks.
It's important to clarify that while the platform category is "rv parks near me," Pleasant Oaks is a mobile home community intended for longer-term or permanent living. Mobile home parks differ from RV parks in that they provide individual lots for manufactured homes, with residents typically leasing the land and either owning or renting their homes. The focus is on creating a residential community rather than providing temporary accommodation for recreational vehicles.
The available customer reviews for Pleasant Oaks paint a concerning picture of the community, particularly since a change in ownership. One resident describes it as the "Worst place I’ve ever lived," stating that the community "went down hill majorly when the former owner sold it." This sets a negative tone and suggests a significant decline in the quality of living conditions and management.
A particularly alarming piece of information is that "the landlord has been shot and you have nobody to contact about anything." This raises serious safety and management concerns for current and potential residents. The inability to contact anyone regarding issues is a significant failure in property management and can lead to unresolved problems and a lack of support for residents.
The reviewer also mentions "issues inside the trailer I am renting" and their intention to move out soon due to these unresolved problems and the lack of communication. This indicates potential maintenance neglect and a lack of responsiveness from the management. Furthermore, the reviewer states, "AGAIN, there is nobody to contact about it," reiterating the critical management void.
Beyond maintenance issues within individual homes, the reviews highlight significant problems with essential utilities. The water is reported to be "turned off more than once a month" and has been "shut off multiple days in a row." Such frequent and prolonged water outages can severely impact residents' daily lives and hygiene. Additionally, the water "turns colors more than it should," raising concerns about water quality and potential health risks, especially for families with children.
The first reviewer concludes by stating, "I have a small child to worry about, this place isn’t safe whatsoever." This is a grave assessment of the community's safety and overall living environment, directly impacting the well-being of residents, particularly vulnerable ones.
The second review corroborates the negative experiences following the change in ownership. This resident also notes that "Ever since the owner sold. This place has gone downhill." A specific complaint is the lack of repair to the community pool: "they have not fixed the pool. They have no intentions on fixing it. Yet expect that rent every month." This suggests a disregard for promised or expected amenities while still demanding full payment, which can be a source of frustration for residents.
The issue of lawn care is also raised, with the reviewer stating, "They low balled the lawn care man so he quit and are grass is high." Poorly maintained grounds can contribute to an unkempt and potentially unsafe environment. The attempt to address this with "a old man out there using a push mower paying him only 500 to cut this whole property" is described as inadequate, further highlighting the apparent cost-cutting measures at the expense of community maintenance.
The second reviewer also reports a utility issue, stating, "Now they turned the water off. Without notice. No nothing. They are clearly working on the line and could of have some notice for us." This lack of communication regarding essential utility disruptions adds to the residents' frustrations and inconveniences.
The final recommendation from the second reviewer is stark: "Do not recommend this place." This strong negative endorsement should be taken seriously by any local users considering Pleasant Oaks as a potential residence.
Based on these recent and direct accounts from residents, Pleasant Oaks appears to be facing significant challenges related to management, safety, utility reliability, and maintenance. The absence of positive feedback and the severity of the issues raised paint a concerning picture for potential residents.
Given the platform category "rv parks near me," it is important to reiterate that Pleasant Oaks is a mobile home community and the standards and expectations for such communities, which often involve longer-term residency and a greater reliance on stable infrastructure and management, are clearly not being met according to these reviews.
Due to the serious nature of the allegations in these reviews, including safety concerns, lack of management contact, unreliable and potentially unsafe water supply, and neglected maintenance, local users searching for "mobile home parks near me" in Walker, Louisiana, should exercise extreme caution when considering Pleasant Oaks. It is strongly recommended to:
- Avoid Residency: Based on the current negative feedback, seeking alternative mobile home communities in the area would likely be a safer and more stable option.
- Investigate Further (If Absolutely Necessary): If Pleasant Oaks remains a consideration despite these reviews, thorough independent investigation is crucial. This could involve visiting the property to assess the conditions firsthand (if safe to do so), attempting to contact any available management despite the reported issues, and seeking information from local authorities or tenant rights organizations regarding the situation at Pleasant Oaks.
- Prioritize Safety and Well-being: The reviews raise significant safety concerns, particularly for families with children. Ensuring a safe living environment should be the top priority when choosing a place to reside.
There is no promotional information available for Pleasant Oaks in the provided message. The recent customer reviews serve as stark warnings about the current state of the community. Local users are strongly advised to heed these warnings and seek alternative housing options that offer a safe, stable, and well-managed living environment.
In conclusion, while Pleasant Oaks is a mobile home community located in Walker, Louisiana, the recent feedback from residents is overwhelmingly negative and raises serious concerns about safety, management, utility reliability, and maintenance. Local users searching for "mobile home parks near me" should carefully consider these issues and are strongly advised to explore other housing options in the area that can provide a more secure and stable living environment. The information available does not support a recommendation for Pleasant Oaks at this time.

Jun 24, 2022 · Sam AdamsWould not recommend, lot note went from $350 to $700, it's like I'm renting 2 lots now. Lawn service was included when the price was $350 but for some reason they decided to make us do our own lawn care after they double the price, now how does that justify the lot increase. Shut down the nice inground pool that we used to enjoy in the summer time. When the wind blows from the south you could smell the waste management dump next door. We tested the water and it showed positive for ,"pesticides"!!!! The number they give you to contact the owners if you have a question is a dead number. The manager works full-time at Walgreens so you can't hardly get him if you need to, I warn you STAY AWAY FROM THIS PLACE
Mar 11, 2023 · Justin BourgeoisSince the new management came in, the park has significantly gone down hill. The pool hasn’t been opened since last year with the excuse of it “not being up to code”. Lawn maintenance is included in rent and the yards went almost all summer without being cut. Two of the eyes on my stove in my trailer went out back in March and they have never even bothered to try and fix. There’s many random dogs and cats that just roam the neighborhood. The park manager preaches that communication is key, but never communicates anything with the community.
Sep 03, 2022 · Savannah AdamsThe pool has been closed since the new owners bought Pleasant Oaks, the kids and adults didn’t get to use it all summer. In the lot rent includes lawn maintenance and it’s few and far between cuts. The only positive thing is we have gotten a new water system (or septic?)
