Quail Run of Imperial Manufactured Home Community Introduce
If you are currently searching for "RV parks near me" and exploring various residential options in the Imperial, Missouri area, it's important to consider all types of communities that might suit your needs, including manufactured home communities. While not strictly RV parks, these communities sometimes offer insights into long-term residential living that could be relevant to those considering extended stays in the area. This overview will provide an introduction to Quail Run of Imperial Manufactured Home Community, located at 3400 Tiger Lilly Dr, Imperial, MO 63052, USA. You can reach them at (636) 674-5110 or their mobile number +1 636-674-5110 for further inquiries. However, it's crucial to note that the information presented here is based on publicly available reviews and may not reflect the complete picture.
Based on the limited reviews available online, Quail Run of Imperial Manufactured Home Community appears to be a residential area for manufactured homes. It's important to understand that a manufactured home community typically differs significantly from an RV park. RV parks are generally designed for temporary stays, offering amenities and services tailored to recreational vehicles and short-term visitors. Manufactured home communities, on the other hand, are designed for longer-term or permanent residency, where individuals or families own or rent the manufactured homes and lease the land (pad) underneath.
Environment and Location (Based on Limited Information):
The physical environment of Quail Run of Imperial Manufactured Home Community, based on the provided reviews, seems to present some challenges. One reviewer mentions "pot holes everywhere" on the property, suggesting potential issues with road maintenance within the community. Another review describes the roads as "crumbling," reinforcing concerns about the infrastructure. These observations could be important for anyone considering moving a vehicle, including an RV, within the community or assessing the overall upkeep of the grounds.
One reviewer also notes the presence of "giant trees" and mentions that residents are expected to have them trimmed but not cut down. This suggests a mature landscape with potentially significant tree coverage, which could be appealing to some but also pose maintenance responsibilities for residents. The same review also mentions "sewer's are full of the roots that clog and backup in the yard," raising concerns about the functionality and maintenance of the community's essential services.
It's important to note that the reviews do not provide specific details about green spaces, recreational areas, or overall aesthetics beyond the road conditions and tree situation. Therefore, a comprehensive understanding of the community's environment would require direct inquiry and a visit to the property.
Services and Amenities (Based on Limited Information):
The available reviews provide limited positive information regarding services and amenities. One significant concern raised is the lack of adequate snow plowing during winter storms, with a reviewer stating, "Winter storms they do not plow!" This could be a major inconvenience and safety issue for residents during the winter months.
Another critical point raised by a reviewer is the perceived disparity between the community's investment in bringing in new mobile homes versus maintaining the existing infrastructure. The reviewer states, "They seem to have lots of Money to move new mobile home in but yet fix absolutely nothing on the property," and specifically mentions their "pad has been falling apart for 2 yrs now yet they keep raising pad rent." This suggests potential issues with responsiveness to maintenance requests and a focus on expansion over upkeep.
The reviews also highlight concerns about financial aspects, with multiple mentions of increasing "pad rent" and the imposition of fines for having "anything outside." This suggests a potentially restrictive environment regarding personal property and additional costs beyond the base rent. The frequent changes in ownership, as mentioned by one reviewer ("it's always changing ownership so they can't be held accountable for anything"), could also lead to instability and difficulties in resolving long-term issues or obtaining necessary documentation like a title.
It's important to note the absence of mentions of typical RV park amenities such as hookups for water, electricity, and sewage at individual sites, communal restrooms or showers, recreational facilities (other than potentially walking space implied by the tree discussion), or organized activities. This further underscores the distinction between a manufactured home community and an RV park.
Features (Based on Limited Information):
Based on the limited and largely negative feedback, specific positive features of Quail Run of Imperial Manufactured Home Community are difficult to ascertain. The presence of mature trees could be considered a feature by some, providing shade and a more established landscape. However, the associated maintenance responsibilities and potential for root damage to infrastructure, as mentioned in the reviews, might outweigh this benefit for others.
The fact that it is a manufactured home community implies a certain level of established residential living, with homes intended for longer-term occupancy compared to RVs. However, the concerns raised about maintenance, infrastructure, and management practices could detract significantly from this potential feature.
The repeated mention of rising pad rent and fines suggests a potentially unstable and costly environment for residents. The frequent changes in ownership could also be seen as a negative feature, potentially leading to inconsistent management and a lack of accountability.
Promotional Information and Why Consider (or Exercise Caution):
Given the overwhelmingly negative feedback in the available reviews, it is challenging to identify any positive promotional aspects of Quail Run of Imperial Manufactured Home Community based solely on this information. The reviews paint a picture of neglected infrastructure, unresponsive management, increasing costs, and a restrictive environment.
For local users searching for "RV parks near me," Quail Run of Imperial Manufactured Home Community, based on this information, does not appear to be a suitable option. RV parks typically offer specific amenities and services tailored to recreational vehicles and shorter-term stays, which are not indicated in the descriptions of this manufactured home community. Furthermore, the concerns raised about the living conditions and management practices should warrant significant caution for anyone considering residing there, whether in a manufactured home or potentially an RV (if permitted).
It is crucial for anyone considering this community to conduct thorough due diligence, including visiting the property in person, speaking with current residents (if possible), and seeking additional information beyond the limited online reviews. The contact information provided, (636) 674-5110 or +1 636-674-5110, can be used to inquire directly about the community's policies, amenities, and current conditions. However, the publicly available feedback suggests potential significant drawbacks that should be carefully considered.
In conclusion, while Quail Run of Imperial Manufactured Home Community is a residential option in the Imperial, MO area, the available reviews raise serious concerns about its maintenance, management, and overall living environment. For those specifically looking for "RV parks near me," this manufactured home community, based on the current information, does not seem to align with the typical offerings and expectations of an RV park and warrants careful consideration and thorough investigation before any commitment.

Feb 19, 2025 · Debbie AlexanderThey fine you if you have anything outside, the roads are crumbling, the sewer's are full of the roots that clog and backup in the yard, they expect you to have the giant trees trimmed but not cut down and it's always changing ownership so they can't be held accountable for anything so good luck getting a title, and the pad rent goes up all the time and they find every reason possible to fine you.
Oct 06, 2024 · Adam sYou think your pretty slick don't you Kim, Kenny Holman said there was an 800.00 outstanding Amerin bill, we told Kenny, can't get the electric turned on because of outstanding bill, Kenny says to Jim,oh Kim can fix that! And sure enough, that you did in 5 min. Either you have a pretty good magic wand or your petty cash drawer has a lot mislead reciepts. Oh and another thing. How are you supposed to see all of the damage when the whole place had about a 4 bdr. House worth of furniture up against every wall in the place. See you in court!!
Apr 12, 2018 · Connie LopezI’m having issues getting the title to our mobile home. I have emailed Amy 3 times now with no response . Our home will be paid off In January. We were never given a title when we signed our lease. Or a breakdown of the loan agreement. We have NO way to get in contact with people ( business). who own this home currently.
Oct 24, 2023 · Mommaof3How do the people who lease to own get a copy of the lease to own document, the office do not give anyone that contact. I believe the DA needs to be involved, this could be a financial crime and fraud. I'm going to look into this and get authority involved.
