River Bend Mobile Resort Introduce
For those searching for "RV parks near me" or considering a mobile home community in Reedsport, Oregon, River Bend Mobile Resort, located at 100 River Bend Rd SPC 2, Reedsport, OR 97467, USA, warrants careful consideration based on recent customer feedback. Inquiries can be directed to them at (541) 662-2515 or +1 541-662-2515. However, the information available online paints a concerning picture regarding the park's management and its impact on prospective and current residents.
The overwhelmingly negative feedback centers around the actions and policies attributed to the park's manager, identified as Patti. Multiple reviewers describe significant obstacles and frustrations encountered when attempting to move into River Bend. One reviewer goes so far as to advise anyone trying to move into the park that they "won’t," suggesting a systemic issue with the application or approval process. This individual claims that Patti frequently uses a "your bad credit" card as a reason for denial, even when applicants have good credit histories. They assert that this is not a reflection of the applicant's financial standing but rather a tactic employed by the manager.
This same reviewer expresses empathy for current homeowners within River Bend who are trying to sell their properties, stating that Patti is "blocking their sales" and causing them to continue paying rent month after month without the ability to finalize transactions with potential buyers. This accusation is severe, implying intentional interference with residents' ability to sell their homes and potentially leading to financial hardship for those trying to move out. The reviewer suggests that this behavior "should be a lawsuit" and that Patti "owes for our time and money for trying to live there" after an "almost" purchase of a home with cash, which was ultimately unsuccessful due to the manager's actions.
The language used by this reviewer is highly critical, describing Patti as "evil" and warning potential residents to "WATCH OUT!! DO not try to live there." They further speculate that the manager's alleged actions are part of a scheme where she prevents sales to eventually force homeowners to sell to her directly, labeling the situation a "Scam!!!"
Another reviewer recounts a similarly troubling experience while attempting to purchase a trailer in space 5 of the park. Despite having their loan approved and a credit score of 746 with no late payments, the manager, Patti, reportedly stated that the applicant would not be approved due to a debt-to-income ratio concern, even though the applicant's calculations did not support this. The reviewer felt that Patti's suggestion to "still try" despite this initial denial was akin to simply taking their money for an application fee with little chance of approval.
This second reviewer also raises concerns about the excessive personal information requested by the manager, specifically wanting to know the loan amount, contract length, and monthly payment. The reviewer astutely points out that this information is unnecessary for the park's legitimate concerns, which should primarily be the assurance of rent payment. They speculate that Patti's interest in this financial detail is potentially linked to a strategy to raise rent based on a resident's financial obligations and perceived length of stay, describing this as "personal information that she does not need to know."
Echoing the first reviewer's concerns about blocked sales, the second reviewer notes the number of unsold homes within the park and agrees with the sentiment that Patti might be intentionally undermining the community. They express a desire for the owner of the trailer court to be aware of these issues and to take action regarding the manager's behavior, suggesting that her actions could be detrimental to the park's overall health and reputation.
The second reviewer also uses strong language, describing Patti as "sly" and advising potential buyers to "beware." The repeated warnings and the consistency in the negative experiences reported strongly suggest significant issues with the management of River Bend Mobile Resort.
Considering the platform category "RV parks near me," the information gleaned from these reviews does not provide any positive insights into the environment, services, or features of River Bend Mobile Resort. Instead, the focus is entirely on the reported negative interactions with the manager and the difficulties in even gaining residency, let alone enjoying the community. The issues raised could potentially affect RV owners looking for a temporary or long-term spot as well, as they would likely be subject to the same application and approval processes overseen by the current manager.
Given the severity of the allegations, including potential obstruction of property sales and questionable application practices, it is impossible to provide a positive or neutral introduction to River Bend Mobile Resort based solely on this publicly available information. The reviews serve as strong warnings for anyone considering moving into this community, whether as a mobile home owner or an RV resident.
Due to the lack of any positive feedback or information regarding the park's amenities, environment, or typical services, it is impossible to fulfill the request to introduce these aspects in detail. The overwhelming focus of the reviews is on the negative experiences with the manager and the difficulties in establishing residency or selling property within the park.
Prospective residents searching for "RV parks near me" in Reedsport, OR, should be extremely cautious when considering River Bend Mobile Resort based on the information available. It would be highly advisable to seek alternative options and to thoroughly investigate any mobile home or RV park before attempting to move in, including speaking with current residents if possible (though the reviews suggest this might be difficult in this case due to the alleged management issues).
In conclusion, the available online reviews for River Bend Mobile Resort in Reedsport, Oregon, paint a concerning picture dominated by allegations of problematic management practices, including questionable application denials, potential obstruction of property sales, and requests for excessive personal financial information. Without any positive feedback or details about the park's environment or amenities, it is impossible to provide a balanced introduction. Local users searching for "RV parks near me" should proceed with extreme caution and consider these serious allegations before attempting to reside at River Bend Mobile Resort.

River Bend Mobile Resort Reviews
To anyone who tries to move into River Bend, you won’t. Patti has lawsuits on that place sinking. She will pull this “your bad credit” card. It’s not you, it’s her! Yes, your credit is good but Patti won’t let anyone in. I feel bad for the people trying to sell their homes paying rent month after month. She is blocking their sales. That should be a lawsuit. She owes for our time and money for trying to live there. We did “almost” purchased a home. We were paying cash. No payments. Didn’t matter. Patti is evil and if you own a home there she won’t let anyone live there so eventually the sellers will have to sell to her. Scam!!! WATCH OUT!! DO not try to live there.
Aug 10, 2024 · Kristen HallFound a trailer to buy in court space 5. My loan Was approved but the manager patty said I wouldn't get approved because of debt to income can't be over 30% debt to income don't figure but said you can still try its like give me your money. And she wants to know how much your loan is so much personal info. And my credit score is 746 with no late I think she is trying to make the park go under red other comments how true it is wish owner of the trailer court could see this and get rid of people like her. Here's what she is trying to do she wants to know if you are financing it how much you are financing it for how long your contract is for and your monthly payment on loan so she knows how long you will be ther and how much she can raise the rent on you. That is personal information that she does not need to know. All she needs to know is that rent is getting paid, and look at how many homes are in the park that haven't sold. People she is sly watch out byer beware.
Jul 18, 2024 · Karoly HatvaniWe made an offer on a unit and then put in application to live here. We were denied after they closed on a Friday. No reason given. Pulled up my credit report and found 2 old collections that weren’t mine and an address that wasn’t mine. Not on any other credit report that I monitor. Regardless should not have disqualified. Realtor said we are the 4th offer they have denied. Went back and read reviews and see there are problems in this place. I think we dodged a bullet. Will definitely look elsewhere. Be prepared. Head person in the office is not real pleasant.
Oct 17, 2021 · Pamela MyersWe looked at 3 homes here in the psrk. We were going to purchase sp#79. After inspection, we talked with neighbors. We now know why all 3 homes have bad crack inside the homes and alot of dry rot. The homes are sinking. They are full of water underneath. #79 has sunk down to far in the back the inspector was unable to crawl all the way under. The warer meter turn off is full of water. The front porch has sunk down moving the pavers. After talking to the manager Patty... Well she needs to be REPLACED. We decided this place will be nothing but closing down and having a major overhaul on the land the homes sit on and is slowlysinking. if all the tenants get together and take the owners to court , the judge should see how the manager owners are ripping off the seniors.
