Rivers Bend Park Introduce
For those searching for "RV parks near me" in the Kansas City, Kansas area, Rivers Bend Park, located at 6040 Kansas Ave, Kansas City, KS 66111, presents itself as a small option for RV travelers. Based on recent customer reviews, it's essential to approach Rivers Bend Park with a clear understanding of its limitations and specific management policies. This introduction aims to provide an objective overview based on the available feedback, highlighting both potential positives and significant drawbacks for prospective visitors.
One long-term resident, who resided at Rivers Bend Park since June 2022, shared a deeply negative experience. This individual emphasized consistently paying rent on time and maintaining an attractive and well-kept RV site, including personal touches like rock gardens and holiday decorations visible from the road. Despite this, after being only four days late on rent for the first time in two years, the resident received a notice to vacate the premises within 13 days. The resident claims this eviction occurred without any prior warning or opportunity to rectify the late payment, contradicting the park's stated rule of a $35 late fee. Furthermore, this reviewer strongly advises against considering Rivers Bend Park for anything beyond a temporary stay, asserting that "you can't have anything outside of your RV... nothing is allowed, can't plant anything, can't paint, no amenities. None." This paints a picture of a park with very strict rules regarding personal belongings and modifications to the RV site, along with a complete lack of communal amenities. The reviewer also alleges unexpected and high utility costs and expresses disappointment with the current landlords, suggesting a significant change in management style compared to previous owners.
In stark contrast, another reviewer offers a more positive, albeit brief, perspective. This individual acknowledges that Rivers Bend Park is "a small rv park" and credits the owner, Mike, for putting "a lot of work into making a decent place to stay while your working in town or just visiting." This suggests that the park might be suitable for short-term stays, particularly for those needing temporary accommodation while working locally or passing through the area. This reviewer also notes that "the neighbors are quite and really no complaints about the park" in terms of fellow residents. However, they do mention the frequent passing of trains, indicating that noise from railway traffic could be a factor for some visitors to consider.
Considering both reviews, Rivers Bend Park appears to be a no-frills RV park primarily catering to temporary stays. The absence of amenities, as highlighted by one reviewer, means that visitors should expect a basic setup without common campground features like restrooms, showers, laundry facilities, or recreational areas. The strict rules regarding personal belongings outside the RV and the prohibition of planting or painting suggest a highly regulated environment with limited opportunities for personalizing the living space.
The conflicting experiences regarding management are also noteworthy. While one reviewer found the previous and current owners to be untrustworthy and rigid, the other credits the current owner, Mike, with creating a "decent place to stay." This discrepancy underscores the importance of direct communication with the current management to understand their policies and expectations clearly.
For local users searching for "RV parks near me" for a short-term stay in Kansas City, Kansas, Rivers Bend Park might be a consideration, particularly if a quiet community of fellow RVers is a priority and extensive amenities are not required. However, potential visitors must be prepared for a park with minimal to no amenities and strict regulations regarding their RV site. The issue of potential train noise should also be factored into the decision-making process.
Given the serious allegations of unfair eviction practices and unexpected utility costs from one long-term resident, it is strongly recommended that anyone considering Rivers Bend Park exercise extreme caution and seek comprehensive clarification on all park rules, rental agreements, and utility charges before committing to a stay, regardless of its intended duration. It would be prudent to inquire specifically about policies regarding late rent payments, personal belongings outside the RV, and any restrictions on site modifications. Additionally, understanding the utility billing process and obtaining an estimate of potential costs is crucial to avoid unexpected expenses.
In conclusion, Rivers Bend Park is presented as a small RV park in Kansas City, Kansas, that may be suitable for temporary stays due to its potentially quiet atmosphere and the owner's efforts to maintain a "decent place." However, the stark warning from a former long-term resident about strict rules, lack of amenities, potential for unexpected eviction, and high utility costs cannot be ignored. Prospective visitors should weigh these contrasting perspectives carefully and conduct thorough due diligence before choosing Rivers Bend Park as their temporary "RV park near me." Direct communication with the management to clarify all policies and expectations is highly advised.

Rivers Bend Park Reviews
Well after being here since June of 2022, never being late on rent, always keeping my yard up and looking nice for passer byers, putting in my own rock gardens, decorating for the holidays, I made sure it looked nice from the road. I had things sitting out back. ELawn mower , smoker, yarddecor is sz stepping stones and a small load of lumber for my deck, but waiting to put deck up thinking id wait till the owner was ready to put a new pad underneath me, then I wou put the deck on, well this month being the only month in 2 years mind you, I was 4 days late paying my rent but paying it today. I was handed a notice, stating that due to not paying my rent and the things out back, It stated that I now had 13 days to vacate the premise, no warning, no nothing, and now I have to move, no where to go, don't know just why exactly I have to go. But the owners are not who I met 2 years ago, Mike Lorenzo, and Fred something, are cons, this is an RV Park but only temporary to rent, you can't have anything outside of your RV.. nothing is allowed, can't plant anything, can't paint, no amenities. None. The park rules state that if your late on your rent there's a 35 dollar charge, not that your evicted. But they sure did evict me, for no reason, no warning. So don't even waste your time with this joker of a landlord. Won't even give you a chance to make it right. So I have nothing good to say about this RV Park. They offer nothing, and I'm disappointed in these landlords that pretended to be my friends. Don't inquire here it's a temp RV Park no long term stays. Offer nothing and rip you off on utilities.
Jul 10, 2024 · Pamela DodsonOk folks it's a small rv park and the owner Mike has put a lot of work into making a decent place to stay while your working in town or just visiting. The neighbors are quite and really no complaints about the park. The trains run quite a bit but you get the gesture.
