Quivira Hills Estates Introduce
Welcome to Quivira Hills Estates, a mobile home park located at 7527 Forest Dr, Kansas City, KS 66106, USA. For individuals and families in the Kansas City area, and those exploring 'RV parks near me' with an interest in a mobile home community, Quivira Hills Estates presents a living option with a range of experiences reported by its residents.
Quivira Hills Estates can be contacted at (913) 389-9828 or via mobile phone at +1 913-389-9828 for inquiries about leasing, availability, and community information. Based on the online reviews, it is important for prospective residents to consider both the positive and negative feedback to gain a comprehensive understanding of what living in this community might entail.
One recent resident, who signed their lease on March 13th, reports a "great experience" thus far. They express excitement about starting anew in their home and note that the park "appears very well maintained and clean." This reviewer specifically praises Melissa and Sarah for their "amazing" and "super easy and painless" assistance during the leasing process. They also highlight the prompt attention to needed repairs, indicating "excellent customer service" from these individuals.
In contrast, another, more critical review presents a different perspective, advising potential residents to "Only live here if you REALLY have to" and to "READ THE LEASE VERY VERY CAREFULLY." This reviewer describes an environment with an "insane amount of rules," likening it to a "fancy rich place with an HOA." Specific examples of these rules include mandatory lawn mowing for grass exceeding four inches, with the threat of "force mow" charges. The reviewer also cites a four-month delay in pet application approval due to office inaction and alleges that management frequently drives around on a golf cart looking for violations to issue write-ups, including strict parking enforcement.
Further concerns raised in the negative review include a tendency for management to allegedly find reasons to make residents pay for repairs, regular police towing of cars with expired tags, and inconsistent trash collection with only one provided trashcan. The reviewer also describes feeling constantly monitored and targeted by management for various reasons. Issues with the rent payment app being frequently broken and poorly made trailers with unresolved maintenance problems (non-working outlets, unstable closet, clogged bathtub, and initial gas hook-up delay) are also mentioned. Despite these numerous complaints, the reviewer notes that the location is an upside, as is the lack of a dog weight limit, and acknowledges that "Sarah is nice at least."
Considering these contrasting experiences, prospective residents should weigh the reported positive aspects, such as the initial positive leasing experience and perceived cleanliness, against the significant concerns raised about the management's strict rules enforcement, alleged financial burdens related to repairs and fines, poor communication, and unresolved maintenance issues.
For those searching within the 'RV parks near me' category who might be considering a mobile home park for longer-term living, understanding the community's rules and regulations, management style, and the condition of the homes and infrastructure is crucial. Quivira Hills Estates appears to have a structured environment with specific expectations for residents, which may appeal to some while being restrictive for others.
Key aspects to consider based on the reviews include:
- Rules and Regulations: The emphasis on numerous and strictly enforced rules, akin to an HOA, suggests a need for prospective residents to thoroughly review and understand the lease agreement and community guidelines.
- Pet Policy: The lack of a dog weight limit is a notable positive for dog owners. However, the reported delay in pet application processing indicates potential administrative hurdles.
- Maintenance: The contrasting experiences with maintenance (prompt for the new resident vs. unresolved issues for the longer-term resident) suggest potential inconsistencies in service.
- Management Style: The positive feedback about Melissa and Sarah during the leasing process contrasts sharply with the negative portrayal of overall management as overly strict, unresponsive, and prone to blaming residents for repairs.
- Community Environment: While one reviewer found the park well-maintained, another described rude neighbors alongside some friendly ones, indicating a potentially mixed social environment.
- Infrastructure and Services: Concerns about trash collection, the rent payment app, and the condition of the trailers themselves (poor construction, unresolved utility and repair issues) are important factors to consider.
- Location: The location is cited as a positive aspect, suggesting potential convenience in terms of access to amenities and transportation in Kansas City, KS.
Prospective residents considering Quivira Hills Estates, especially those looking at 'RV parks near me' for a more permanent setting, should undertake a thorough investigation. This could include:
- Requesting a Detailed Copy of the Lease and Community Rules: Carefully reviewing all terms and regulations before signing is essential, given the emphasis on strict enforcement.
- Visiting the Park: A visit can provide a firsthand impression of the park's cleanliness and maintenance, as well as the general atmosphere. Observing the enforcement of parking and lawn care rules might also be insightful.
- Inquiring About Maintenance Procedures: Understanding how maintenance requests are handled, the typical response times, and the allocation of repair costs is crucial.
- Asking About Fees and Charges: Clarifying all potential fees beyond the lot rent, including those for "force mowing," late payments, and any other community charges.
- Attempting to Speak with Current Residents: If possible, speaking with a range of current residents (beyond those who have posted online reviews) could provide a more balanced perspective on daily life in the community.
In conclusion, Quivira Hills Estates in Kansas City, KS, presents a mobile home living option with both positive and significant negative feedback from its residents. While some have experienced a smooth initial process and appreciate the park's appearance and pet policy, others report concerns about strict rules, management practices, maintenance issues, and the condition of the homes. For those exploring 'RV parks near me' with a view to settling into a mobile home community, a careful and comprehensive evaluation of Quivira Hills Estates, including a thorough review of the lease and direct engagement with the management and residents, is strongly recommended before making a decision.

Quivira Hills Estates Reviews
We signed our lease on 3/13 and so far have had nothing but a great experience! My little family is so excited to start new in our beautiful home. The park appears very well maintained and clean. Melissa and Sarah have been nothing short of amazing in this whole process and have made it super easy and painless. We had a few things needing fixed and they have been on top of it with no questions or complaints. Hands down excellent customer service.
Mar 19, 2025 · Regina GarciaOnly live here if you REALLY have to. READ THE LEASE VERY VERY CAREFULLY. They have an insane amount of rules. They wanna act like they're some fancy rich place with an HOA. If your grass is above 4 inches you have to mow it or they will "force mow" and make you pay for it. It took them four months to approve my pet application because the office never put it in, I had to constantly message them about it. They drive around on their little golf cart to try and find stuff to write you up for. If you don't park PERFECTLY they'll write you up. 99% of the time if anything breaks they'll find a reason to make you pay for it. They have the police come regularly to tow away any cars with expired tags. My neighbors are rude but some are very kind and friendly. The trash gets missed constantly and they only provide one trashcan. They're just constantly on your ass for whatever reason they can of. The app they use to pay rent is always broken. The trailers are very poorly made. My outlet in the bathroom has never worked, neither has one in my living room, the closet can't hold ANY weight, and the bathtub has always been clogged. I didn't have gas the first month I lived here because they never turned it on and wouldn't contact the gas company. The ONLY upside is the location and the fact that dogs don't have a weight limit. Sarah is nice at least.
Apr 30, 2025 · Bunnys BloodWARNING DO NOT MOVE HERE EVEN IF YOUR LIFE DEPENDS ON IT!!!!!(unless you want/like horrible management) . If i could give this park a negative 20 I would . I lived here in 2023 and was evicted due to there being NO MANAGEMENT to push my payments through! We went through god knows how many managers and office staff in the span of 1 year that i didn't know when i would be able to get any of my work orders done. I put many work orders in to have multiple things fixed in my unit. My bedroom door fell off the hinges, my master shower door needed a part that took over a month to get and weeks to fix after that part arrived, my floor was torn and taped up, the living room window would not stay open, my master shower was clogged up and leaking onto the floor for 4 months and there was BLACK MOLD in the master bathroom!!!!!! I called and got the run around for weeks on end to get things fixed and my emails went unanswered. The first month that they did not pull my payment i called for 4 weeks because the payment did not leave my account I was told that I was showing a ZERO balance and i was good to go didn't need to worry. Did that for 2 months and on the 3rd month i received an eviction notice and a date to appear in court. No call, no email nothing!!! The communication with this park is nonexistent. DO not move here at all find a better place!!!!
Aug 09, 2024 · Hope MasonMy experience before and after becoming a tenant has been great. Good communication and accessible management has been a plus. Property standards keep the community cleaned up and a safe place to reside. Definitely recommend Quivira Hills Estates for new comers.
Jul 24, 2024 · Mike TalleyEnjoy authoritarian hellscapes? Enjoy stricter rules than an HOA? Do you enjoy awful management who disregards humanity? Enjoy spaces overran by stray animals? Enjoy absolutely no positive aspects in a community? This is the place for you!
