Saddlebrook Mobile Home Park Introduce
Are you exploring long-term living options in the Conway, South Carolina area? Saddlebrook Mobile Home Park, located at 4982 US-701 Hwy, Conway, SC 29526, USA, presents itself as a residential community with a range of experiences reported by its residents. You can contact the park management at (843) 365-4624 or +1 843-365-4624 for inquiries. While listed under the platform category "RV Parks Near Me," it's important to note that Saddlebrook Mobile Home Park primarily functions as a long-term residential mobile home community rather than a transient RV park.
Based on the available customer reviews, living at Saddlebrook Mobile Home Park appears to offer a mixed experience, with some residents reporting positive community aspects while others express significant concerns regarding management and safety. One recent review strongly advises against recommending the park, stating that the reviewer was evicted after only two months for "no valid reason." This individual also claims to have seen similar experiences shared by others on Facebook and describes the landlord as "one of the rudest person i've ever met." Furthermore, this reviewer alleges that while management is focused on evictions, they "could care less when people shoot in the neighborhood," raising serious safety concerns.
In contrast, a long-term resident of over six years offers a more positive perspective. This reviewer describes the manager, Jeff, as "kind and attentive." They acknowledge that the "trailers are old" and that their own home has required "a lot of work" over their residency. However, they praise the timely manner in which repairs have been conducted and the flexibility of the management in working with their schedule. The handyman is described as "respectful and knowledgeable." This long-term resident also highlights a sense of community, stating, "Everyone minds their own business out here but, if you need anything we got each others backs." While acknowledging that "you can find nicer places," they conclude that Saddlebrook "makes a nice home for renting."
This positive review also emphasizes the presence of families and children in the community, noting that "many of the kids spend the afternoons outside playing😃." This suggests a family-friendly environment where children have the opportunity for outdoor recreation. The reviewer also expresses a sense of security, stating, "I never really feel the need to worry about my babies when theyre playing outside." This contrasts sharply with the safety concerns raised in the negative review.
Considering these divergent experiences, the environment of Saddlebrook Mobile Home Park seems to be a point of contention. While one long-term resident depicts a community where neighbors support each other and children play safely outdoors, another recent resident paints a picture of a problematic management style and potential safety issues within the neighborhood, including alleged shootings. The age and condition of the mobile homes themselves also appear to vary, with at least some requiring significant maintenance over time.
Services at Saddlebrook Mobile Home Park, based on the reviews, include property management that is described as both rude and attentive depending on the resident's experience. Maintenance services are mentioned as being timely and accommodating to resident schedules. However, there is no information provided about other potential services such as trash removal, community amenities (like clubhouses or recreational areas), or security measures beyond the contrasting safety perceptions shared by residents.
Features of Saddlebrook Mobile Home Park appear to include a long-standing community with a mix of residents, including families with children. The presence of an on-site handyman is a potential benefit for residents requiring home repairs. However, the age of the trailers and the potential for needing ongoing maintenance are also features to consider. The conflicting reports regarding the responsiveness and demeanor of the landlord/manager are significant factors that prospective residents would need to weigh carefully.
Promotional information is not explicitly provided in the reviews. However, the positive long-term resident's account promotes the park as a place that "makes a nice home for renting" with a supportive community and a family-friendly atmosphere. The fact that some residents have lived there for many years suggests a degree of stability and affordability that may be appealing to certain individuals and families seeking long-term housing in the Conway area. The mention of children playing outside could be seen as a subtle promotion of a welcoming environment for families.
Conversely, the negative review serves as a strong deterrent, highlighting potential issues with unfair evictions, a rude landlord, and serious safety concerns within the neighborhood. This conflicting information underscores the importance of conducting thorough due diligence before considering residency at Saddlebrook Mobile Home Park.
For individuals considering Saddlebrook Mobile Home Park as a long-term residence, it is strongly recommended to contact the property management directly at the provided phone numbers to inquire about current availability, rental costs, lease terms, and community rules. It would also be prudent to visit the park in person to assess the environment and the condition of available homes. Speaking with current residents, if possible, could provide additional insights into the day-to-day living experience and the accuracy of the contrasting reviews. Given the serious allegations in one of the reviews, prospective residents should also consider inquiring about safety protocols and any measures in place to ensure the well-being of the community.
In conclusion, Saddlebrook Mobile Home Park in Conway, SC, presents a complex picture based on the limited available reviews. While one long-term resident describes a supportive, family-friendly community with attentive management and timely maintenance, a recent resident reports serious issues with unfair eviction practices, a rude landlord, and safety concerns. The age of the trailers and the potential for needing repairs are also factors to consider. Prospective residents should carefully weigh these contrasting experiences and conduct thorough research to determine if Saddlebrook Mobile Home Park aligns with their long-term housing needs and expectations.

Saddlebrook Mobile Home Park Reviews
Would not recommend it. Got a house here maybe two months ago and got evicted for no valid reason. I've seen a lot of people on facebook saying the same thing. Not only that the landlord is one of the rudest person i've ever met. They worry about evicting people, but could care less when people shoot in the neighborhood.
Nov 26, 2024 · nope thoughtI have lived here for over 6 years. The manager Jeff is kind and attentive. The trailers are old and mine has had to have a lot of work done over the time I've lived here. It has always been done in a timely manner and they worked with my schedule as well. The handyman is respectful and knowledgeable. Everyone minds their own business out here but, if you need anything we got each others backs. Yes, you can find nicer places but, this place makes a nice home for renting. There are also a lot of families, many of the kids spend the afternoons outside playing😃. I never really feel the need to worry about my babies when theyre playing outside.
Sep 22, 2023 · Katelyn HarrisJust another trailer park. Needs some trees, maybe a splash of paint. Can't complain about the rent thouth, very affordable, and Jeff, the mgr is terrific. But just we werry, the trailers aren't exactly new so there's bound to be some issues. We only rented here for 3mths(no jobs) and had the AC go out twice, one time to 3 days to fix, during summer time, HOT! And the had the freezer freeze up. So just letting the renter know..
