Shady Meadows Mobile Home Park Introduce
For local users in the Belton, Texas area who might be considering various housing options, including those that fall under the search category of "RV parks near me" (as some mobile home parks may accommodate RVs for long-term stays), it is important to objectively assess potential locations. Shady Meadows Mobile Home Park, situated at 2502 Lake Rd in Belton, TX 76513, USA, has received recent feedback that provides a glimpse into the current environment and conditions of the property. This introduction aims to synthesize the information available from online reviews to offer a balanced perspective for prospective residents or visitors.
One reviewer notes that the park's name, "Shady Meadows," suggests a once tree-filled and potentially beautiful environment. However, they indicate that this past state is no longer the current reality, implying a decline in the park's aesthetic appeal over time. This suggests that while the location might have had natural beauty in the past, the present environment may not fully align with the positive connotations of its name.
The same reviewer raises several significant concerns regarding the park's current condition. They mention the presence of "a few old falling down mobil homes occupied mainly by illegals," which introduces potential issues related to property maintenance and the overall appearance of the park. It is important to note that the term "illegals" is not an objective descriptor and can be considered offensive and discriminatory. However, the underlying point about dilapidated mobile homes contributing to a less desirable environment is a valid aspect of the review to consider.
Infrastructure is another area of concern highlighted in the review. The description of an "extremely rough pot hole road that is only wide enough for one vehicle most of the park" suggests significant challenges for navigation, particularly for larger vehicles such as RVs. Single-lane roads with potholes can lead to difficulties in maneuvering, potential damage to vehicles, and overall inconvenience for residents and visitors. This is a critical factor for those searching for "RV parks near me" as accessibility and road conditions are paramount for RVs.
The initial impression upon entering the park is also described negatively. The reviewer mentions "an old model home frame trash scattered about" at the entrance, which creates an unfavorable first impression and suggests a lack of attention to overall cleanliness and maintenance at the park's entry point. This can be indicative of the general upkeep of the entire property.
Further observations from the same reviewer include the presence of "chickens running around" and weekend gatherings characterized by "parties on the weekends with loud Mexican music and large fires in the yard." While some might find a more informal atmosphere appealing, others may be concerned about potential noise levels, safety related to open fires, and the presence of roaming animals. These aspects can significantly impact the peace and quiet of the living environment, which is often a key consideration for those seeking residence in mobile home or RV parks.
In contrast to the predominantly negative feedback regarding the park's physical condition and environment, another reviewer offers a positive comment about the landlord, identified as "Sherman," stating that he is "pretty cool and a really good guy." This suggests that while the property itself may have issues, the management might be approachable and well-intentioned. However, this positive personal assessment is juxtaposed with a critical evaluation of the landlord's properties, described as "more suitable for firewood," implying that the housing or rental units offered by the landlord are in poor condition and potentially uninhabitable.
Considering these reviews in the context of "RV parks near me," several key points emerge for local users to consider:
- **Deteriorated Environment:** The park's initial beauty with trees is reportedly diminished, and there are concerns about the upkeep and appearance of the property, including dilapidated mobile homes and scattered trash.
- **Poor Infrastructure:** The extremely rough, single-lane roads with potholes pose a significant challenge for vehicle access and could be particularly problematic for RVs.
- **Potential for Noise and Disturbances:** Weekend parties with loud music and large fires may disrupt the peace and quiet for some residents.
- **Presence of Roaming Animals:** Chickens running around the park might be a concern for hygiene and order.
- **Friendly Landlord:** The landlord, Sherman, is described as "pretty cool and a really good guy," which could be a positive aspect in terms of management responsiveness and personal interactions.
- **Poor Condition of Landlord's Houses:** If the park offers rental units managed by the landlord, they are described as being in very poor condition.
Based on the limited information, it is difficult to ascertain the specific services and features offered at Shady Meadows Mobile Home Park. Typically, mobile home parks that might also accommodate RVs for long-term stays would offer basic utilities such as water, electricity, and sewer hookups at individual sites. However, given the reported disrepair and overall condition of the park, the reliability and quality of these services might be questionable. It is also unclear whether the park offers amenities such as restrooms, showers, laundry facilities, or common areas.
There is no promotional information available in the provided reviews. Local users interested in the cost of residency, lease terms, or any special offers would need to contact the park directly at (254) 933-2401 or +1 254-933-2401.
For local users in Belton, TX, searching for "RV parks near me" or considering mobile home living options, Shady Meadows Mobile Home Park presents a complex scenario. While the landlord is reportedly friendly, the significant concerns raised about the park's physical condition, infrastructure (particularly the roads), and environment (including potential noise and upkeep issues) should be carefully considered. The discrepancy between the park's name and its current state, as described by a reviewer, is also noteworthy.
Given the serious nature of the negative feedback, especially regarding the road conditions and the presence of dilapidated structures and trash, prospective residents or RVers should exercise caution. A personal visit to the property would be highly recommended to assess the current conditions firsthand and to speak directly with the landlord about the concerns raised in the reviews. It would also be prudent to inquire about the availability and reliability of essential utilities and any park rules or regulations.
In conclusion, while Shady Meadows Mobile Home Park in Belton, TX, might have a landlord who is considered friendly, the available reviews paint a concerning picture of the park's overall environment, infrastructure, and maintenance. Local users searching for "RV parks near me" or mobile home living options in the area should carefully weigh these reported issues and consider a thorough personal inspection before making any decisions. The park's current state appears to fall significantly short of the positive image its name might suggest.

Shady Meadows Mobile Home Park Reviews
Name speaks for it's self. At one time this park was probably beautiful with all the trees, now not so much. Has a few old falling down mobil homes occupied mainly by illegals, a extremely rough pot hole road that is only wide enough for one vehicle most of the park, first thing as you enter there is a old model home frame trash scattered about, chickens running around, parties on the weekends with loud Mexican music and large fires in the yard.
