Lakeview Mobile Home Park Introduce
For local users in the Belton, Texas area exploring various residential options, and perhaps considering the broader category of "RV parks near me" as a starting point for investigating community living, Lakeview Mobile Home Park, located at 5505 FM439, Belton, TX 76513, USA, presents a manufactured home community with a complex and contrasting set of resident experiences. While one review highlights positive interactions with the park management, another details a multitude of severe and unresolved maintenance and safety issues. Understanding these differing perspectives is crucial for anyone considering this community as a potential long-term residence.
As a mobile home park, Lakeview is designed for longer-term or permanent residency, where individuals or families typically own their manufactured homes and lease the land within the community. This differs from RV parks, which usually accommodate temporary stays for recreational vehicles. Therefore, when evaluating Lakeview Mobile Home Park in the context of a search for "RV parks near me" as a proxy for residential options, it is essential to recognize this fundamental difference in the nature of the community.
One review offers a positive perspective on the park's management. The former resident, who was there for a short period due to unforeseen issues, specifically praised two park managers, Bill and Misty. Bill is described as "very pleasant" and someone who "did his best." Notably, Misty is commended for showing "the utmost professionalism, kindness, and care" during the resident's eviction, leaving a lasting positive impression. The reviewer expressed gratitude for Misty's support, indicating that positive management interactions can occur within the community.
However, a significantly more concerning review paints a drastically different picture of the living conditions at Lakeview Mobile Home Park. A resident who claims to have lived in the same trailer for four years and consistently paid rent on time details a litany of unresolved and severe maintenance problems. These issues include:
- **Lack of Hot Water:** No hot water in the kitchen sink for the entire four years of residency.
- **Accumulated Trash:** A substantial pile of trash at the back of the property described as enough to fill two dump trucks.
- **Overheating Electrical Box:** An electric box that gets dangerously hot to the touch.
- **Sewage Backups:** One unusable bathroom that backs up into the kitchen sink when flushed.
- **Faulty Electrical Outlets:** Approximately six plug sockets that require wiggling to function.
- **Roof Leak and Structural Damage:** A persistent hole in the closet roof, requiring multiple tarp repairs, leading to mold growth on the wall and a rotted floor.
- **Raw Sewage Leak:** Sewage flowing onto the ground outside the back of the house when the bathroom toilet is used.
- **Unusable Second Bathroom:** A second bathroom with a shower that cannot be used due to an unleveled tub that won't drain and a persistent sewage smell.
- **Makeshift Toilet Solution:** The resident had to move the toilet from the unusable bathroom to the functioning one themselves.
- **Unresolved Water Leak:** A water leak that had persisted for at least a month despite multiple calls for repair.
- **Severe Pest Infestation:** An overwhelming rat infestation, with rats even jumping on a sleeping teenager.
- **Snake Intrusion:** The presence of a baby chicken snake in the kitchen and a six-foot chicken snake in the closet due to holes in the walls and floors.
- **Management Negligence:** The resident claims that the management deemed it their responsibility to remove the snakes and generally does not send anyone to fix problems, only to look at them.
- **Safety Concerns:** The resident expresses fear for their children's safety due to the pest and structural issues.
This detailed and distressing account raises serious concerns about the living conditions, safety, and maintenance responsiveness at Lakeview Mobile Home Park. The stark contrast between this review and the positive comments about the management highlights a potentially inconsistent or selective approach to resident care or varying experiences within the community.
Given the severity of the issues described in the negative review, local users considering Lakeview Mobile Home Park should proceed with extreme caution and conduct thorough due diligence. While positive interactions with management are certainly valuable, the fundamental habitability and safety of the living environment are paramount.
Information regarding specific services and features at Lakeview Mobile Home Park is limited to the issues raised by the concerned resident. Typically, mobile home parks provide basic infrastructure such as utility hookups and roads. Amenities like laundry facilities, recreational areas, or on-site maintenance are not mentioned in the provided reviews, and their existence and quality at Lakeview remain unknown.
Local users who are still considering Lakeview Mobile Home Park despite the serious concerns should contact the management directly at (254) 939-5614 or +1 254-939-5614. When contacting them, it is crucial to inquire specifically about the park's policies and procedures regarding maintenance, pest control, and the overall upkeep of the properties. Potential residents should also ask about the age and condition of the available mobile homes or lots for privately-owned homes.
It would also be prudent to attempt to speak with current residents of Lakeview Mobile Home Park to gain a broader understanding of the typical living experience within the community. This could involve visiting the park and respectfully asking residents about their experiences with maintenance, safety, and management responsiveness.
In the context of searching for "RV parks near me," considering a mobile home park like Lakeview might be relevant for individuals seeking long-term, potentially more affordable housing options. However, the significant discrepancies in the resident reviews underscore the need for careful investigation and a realistic understanding of the potential challenges associated with this particular community.
The positive comments about the professionalism and kindness of the management, particularly Misty, are noteworthy. However, these positive interactions do not negate the serious allegations of neglect and unsafe living conditions described by another resident. A balanced perspective requires acknowledging both aspects of the available feedback.
Without additional information or a resolution to the severe issues reported, it is difficult to recommend Lakeview Mobile Home Park without significant reservations. Local users should prioritize their safety and well-being and ensure that any potential living environment meets basic standards of habitability and maintenance.
In conclusion, Lakeview Mobile Home Park in Belton, TX, presents a mixed picture based on the limited available reviews. While the management, particularly Misty and Bill, are praised for their professionalism and kindness by one former resident, another current resident details a multitude of severe and unresolved maintenance and safety issues, including lack of basic utilities, structural damage, pest infestation, and alleged management negligence. Local users searching for residential options, even when considering "RV parks near me" as a broad category, should exercise extreme caution and conduct thorough independent research before considering Lakeview Mobile Home Park as a potential home.

Aug 14, 2017 · stephanie reese.i have lived in the same trailer for 4 yrs never been late with the rent and have not had cold water in my kitchen since I moved in . There is a pile of trash that would fill two dump trucks at the back of the property . My electric box gets so hot it will almost burn you to touch it . I can't use one bathroom it backs up and backs the kitchen sink when I use it. You have to wiggle about six plug sockets to get them to work. I have a hole in my roof in my closet which I have had to tarp 3 different times and now the wall is molded and the floor is rotted. When I use my bathroom toilet the sewage flows right out on the ground on the backside of my house I can't use one bathroom because you can't get anyone out here so since the shower can't be used in it because the tub is so unlevel it won't drain the water out plus it smells like sewage in there I had to take the toilet from one bathroom we can't use and put it in another myself or we wouldn't even be able to use it .I've had a water leak for a month called at least 5 different times and nobody has been here to fix it either. But last straw is I'm over run with rats and have tried trap poisoning and everything.they have even jumped on my 16 yr old back while sleeping. Then within the last month since there are so many holes in the walls and floors I have found a baby chicken snake in my kitchen and then a 6 ft chicken snake in my closet . AND THEY TELL ME IT'S MY RESPONSIBILITY TO GET RID OF BOTH. I have a 7 year old and a 12 yr old they don't pay attention they are kids they could get bit or have something crawl in bed with them this company will not send people out to fix a problem just to look at it.
